El Altos - An Irvie Home with Summer Pool

Summary:

El Altos is a stylish four-bedroom, 2.5-bath Albuquerque townhome with room for families, groups, and extended stays. Enjoy a seasonal heated community pool, private shaded courtyard, two-car garage, large Smart TVs, fireplace, full kitchen, air conditioning, Wi-Fi, and convenient access to restaurants, shopping, outdoor recreation, and major attractions.



The Space:

El Altos is a two-level home designed for comfort, privacy, and a relaxed New Mexico stay. The main floor features a spacious living and dining area, fireplace, large Smart TV, air conditioning, and seating for gathering, dining, or working.



The Smart TVs support popular streaming apps such as Netflix, Amazon Prime Video, Disney+, and HBO when available. Guests must use their own accounts and log out before departure. Local channels may also be available. Amazon Alexa devices are provided for guest convenience and may control certain home features.



KITCHEN AND DINING



The galley kitchen includes generous counter and storage space, a full-size oven, electric cooktop, refrigerator, dishwasher, microwave, Keurig coffee maker, toaster, cookware, serving dishes, utensils, plates, glasses, coffee cups, and dining essentials.



A breakfast nook seats 4, and the main dining table seats up to 10.



PRIMARY BEDROOM



King bed, reading chair, 50-inch TV, pool view, and walk-in closet. The en suite bathroom includes towels, hair dryer, iron, curling iron, soap, shampoo, and conditioner.



SECOND BEDROOM

King memory-foam bed, Smart TV, walk-in closet, dresser, nightstands, and convenient access to the guest bathroom.



THIRD BEDROOM

Queen bed, Smart TV, and luggage rack. This bedroom does not have a closet.



FOURTH BEDROOM

Trundle bed providing two sleeping spaces, Smart TV, dresser, and closet.



The home has 2.5 bathrooms.



OUTDOOR AREA AND POOL

The private fenced courtyard includes patio furniture and mature shade trees. The heated community pool is a short walk from the home and generally operates seasonally from mid-May through mid-September. Pool availability, operating dates, temperature, and closures depend on weather and community or HOA decisions and cannot be guaranteed.



Guest Access:

Guests may access the home, private courtyard, two-car garage, designated parking spaces, and community pool when open.



Two garage storage closets are reserved for cleaning and property supplies and are not available to guests. Do not access locked or marked storage areas.



Parking is available in the garage and designated spaces at the end of the street. Do not block the street, traffic lanes, neighboring access, or fire routes. HOA fines or towing costs caused by guest vehicles may be charged to the reservation.



A maximum of 2 approved dogs, each weighing 40 pounds or less, is permitted. The pet fee is $250 per dog. Cats and other animal types are not allowed, except as required by applicable law.



The Neighborhood:

El Altos is in a quiet Albuquerque townhome community near grocery stores, restaurants, shopping, and outdoor recreation. Nearby destinations include Sandia Peak Tramway, Elena Gallegos Open Space, Balloon Fiesta Park and Museum, Downtown Albuquerque, the ABQ BioPark Zoo, the National Hispanic Cultural Center, the Indian Pueblo Cultural Center, the University of New Mexico, Isleta Resort and Casino, and the Rio Grande Bosque.



Getting Around:

A vehicle is recommended for maximum flexibility. Uber, Lyft, and ABQ RIDE may also be available.

BOOKING REQUIREMENTS

The Irvie Homes Terms and Conditions agreement and guest verification must be completed within 24 hours after reservation confirmation or before check-in, whichever occurs first.

The primary guest must be at least 25 years old, reside more than 50 miles from the property unless approved in writing, and provide a government-issued photo ID when requested.



ACCIDENTAL DAMAGE PROTECTION

Each stay includes up to $3,000 in accidental damage protection, subject to program terms and claim approval.

Covered items may include accidental damage to furniture, fixtures, and appliances.

Coverage does not include smoking damage, intentional damage, pet damage, landscaping damage, house-rule violations, losses above the limit, gross negligence, criminal acts, motor vehicles, aircraft, watercraft, guest belongings, credit cards, money, firearms, precious metals, business property, or electronic data.

Guests remain responsible for damage that is excluded, denied, or exceeds the protection limit.



PETS

PARKING AND HOA RULES

The home includes a two-car garage. Additional designated parking is available at the end of the street. Do not park in a way that blocks traffic, neighboring access, community roads, or emergency routes. Guests are responsible for fines, towing, or other costs caused by their vehicles or visitors.



ENTERTAINMENT AND VOICE ASSISTANTS

Smart TVs provide access to streaming apps when available. Guests must use their own accounts. Amazon Alexa devices may be present throughout the home. Do not connect sensitive personal accounts, make purchases, or change permanent device settings.



HOUSE RULES

Maximum occupancy must not be exceeded.

Quiet hours are 9:00 p.m. to 8:00 a.m.

No smoking, vaping, cannabis use, illegal drugs, or unlawful activity anywhere on the property.

Smoking inside may result in a $250 additional cleaning charge.

No parties, events, or unauthorized gatherings.

Do not move furniture or appliances.

Lock all doors and windows whenever leaving the home.

Report damage, leaks, safety concerns, or equipment problems immediately.

Reservations longer than 30 days may require a security deposit, background screening, credit review, and recurring cleaning service.

Lost or unreturned keys may result in a $100 replacement fee.

Guests must follow HOA requirements, parking restrictions, occupancy limits, and all posted instructions.

Police involvement, serious disturbances, or material rule violations may result in termination without refund, subject to the booking terms and applicable law.



POOL RULES

Use of the community pool is subject to HOA rules and is at the guest's own risk. No lifeguard is provided unless the community states otherwise.

Children must be directly supervised by an adult at all times.

No alcohol, tobacco, cannabis, illegal drugs, glass, food, or drinks in the pool area or water.

No diving, running, rough play, or unsafe behavior.

Do not add chemicals, soaps, oils, or foreign substances.

No confetti is allowed anywhere on the property.

Report low water levels, contamination, damage, or unsafe conditions immediately.

Contamination or misuse requiring cleaning, chemical correction, repair, or service may result in additional charges.

Follow all posted community and pool instructions.



SECURITY DEVICES

For safety and property protection, exterior cameras, a garage camera, a Ring doorbell, and a NoiseAware device or similar noise-monitoring equipment may be present. There are no cameras inside the living areas. Noise-monitoring devices do not record conversations.



Please respect the home, courtyard, community amenities, neighboring residents, restricted storage areas, and all HOA rules throughout your stay.
