Great Location, not so great property for the money.

This property could not be in a better location to be in the middle of 30A and directly on the beach. That amenity alone made the choice for us. However, the house needs a lot of TLC. The beds especially were very outdated with worn out mattresses making it difficult to get good sleep for all of the 4 couples that visited with us. The kitchen is sparsely supplied with outdated and mostly unusable pots and pans due to overuse. So, eating in was almost not possible. Was surprised that the kitchen was not equipped with a vent hood. Set the fire alarm off trying to make a meal. The amount of wear home has for the price point was surprising. Lastly, as an architect, the exterior stair is non-compliant and a bit dangerous with uneven risers and treads. In the end, its hard to not a have great time at that location but just wanted to make you aware of these issues. Thank you, Jay

Beautiful location, sub par house

The location of this house is perfect, the house itself is extremely dated. The main floor is livable, but dated. The rest of the house is in a terrible condition for us at least. For a multimillion $$ house on the beach, it was frankly a bit shocking.

Great Ocean Front Property

This was our first trip to 30A and the house was perfect for our large group. We had two families and kids ranging from early 20s, teens, to middle schoolers. The downstairs bedrooms were perfect for the kids and the house had more than enough room for our group. The view from the house is amazing and being able to watch the kids on the beach from the balconies was a huge plus. We would absolutely book this house again. We had one small issue with the pool heater but the management had someone on site to fix it within an hour and pool was heated right away. The management team was very attentive and great to work with.

Spring 2024 beachfront home

Overall a wonderful beachfront house that has ample space for two families. Direct access to beach and small heated dip pool were nice features. Lots of stairs and bedrooms downstairs are basic. One master is definitely better than the rest of the rooms. Kitchen, home and beach supplies were scarce. Home has been loved - broken shelf in refrigerator, entry gate broken / half missing, outdoor furniture cushions missing - but with a bit of a refresh and more supplies could be a great, comfortable beach home.

Nice place, but needs some TLC.

Nice place but needs some updating! The furniture wasn’t very nice. Pool heater didn’t work, the oven wasn’t heating up very well and many of the lights didn’t work. The rental company was great to work with, but there is only so much that can do without the owners help.

House was great

The house was clean and well stocked. It's bigger than it looks in the pictures. The beds were comfortable. I wasn't familiar with itrip but they were easy to deal with. They have better communication than any company I've rented from at the beach. The back porch was big enough for multiple people to sit. It provides plenty of shade in the hot part of the day, and the view is good. The driveway had plenty of space for 3 vehicles with room to turn your vehicle around. The public beach access next to the house is really busy. We had to get up early to get a good spot on the beach. The guys that set up the umbrella and chairs included with the house don't show up until about 8AM. There are lots of stairs. If you have trouble with stairs that could be a problem.

Thanksgiving Family Week

The property is in a great location and beautiful views of the beach. the house was clean. heat and A/c worked well while we were there - and yes had to use both…. it is in need of maintenance in some areas, loose shower door handles, many of the toilet paper holders not secure to the wall, several toasters but only one worked and one side of the toaster unit was broken, limited utensils for size of house, dishwasher was finicky, ice maker in refrigerator did not work. overall - we would stay again but hopefully some of the needed maintenance items would be fixed. we did not bother to notify during our stay because the aforementioned items were not terribly bothersome.

great views, intimate spaces and good location.

we had a fantastic time at this property. we have stayed in 4 different places in the past decade on 30A and we would stay here again, for sure. easily accommodated our 15 people of various ages. The property was perfectly clean and all systems worked as they should. very comfortable beds! One suggestion, this is NOT a complaint. When you check in you have to deal with the previous tenant's trash cans, and haul them to the street on Monday, usually smelly and very overloaded. What about a plan where there are two sets of cans? The cleaning service can move previous tenants cans to street at cleanout, then new tenants can use new cans, in a rotation. But that is a minor inconvenience, and not exclusive to this property in any way.

4 STARS Because…

PROS: The house is BEAUTIFUL! It has plenty of space, and the basement bottom area is perfect for kids. There’s plenty of room for a large family of 15. The kitchen has plenty of appliances to use and pantry space. There’s lots of seating in the living/kitchen area for families to eat and hang out. The location at Seacrest is close to local shops and restaurants. The parking held our 6 cars easily so we didn’t have to use overflow parking anywhere. CONS: The washing machine would not spin making it an inconvenience to wash towels, etc. We turned this in twice to management and were told it would be fixed but it wasn’t. We just made do. It wasn’t a deal breaker, just annoying. We feel like having another full size refrigerator on the bottom floor would be extremely helpful for large families. The garbage disposal kept unplugging and not working and we would have to plug it back in. Again, not a deal breaker, just an annoyance. There’s LOTS of steps to the beach, BUT anywhere you go in this area has many steps to the beach so it’s inevitable. We were right beside the public beach access so it made our area in front of the house more crowded than some areas of the beach, but it wasn’t terrible.

Almost Perfect!

The view from this house and the proximity to the beach cannot be beat! Absolutely gorgeous view and just steps (although a LOT of steps!) to the beach. Perfect layout for our family of 8 adults and 1 toddler. My son, daughter-in-law, and 2 year old grandson took over the lower level and it worked perfectly for them. Master bedroom was spacious and the master bath had lots of counter space and a big walk-in closet, which was appreciated. Well equipped kitchen, although all of the blenders (there were 3 of them) did not work. Unfortunately we found that out after purchasing expensive ingredients that then went to waste. Several kitchen cabinet doors had hinges broken. Maintenance did come out to fix them, as well as some slow-draining sinks, but it took 2 calls. One bathroom faucet that was leaking onto the counter did not get fixed. We were given a code for the security gate at the entrance to the driveway, but it wasn't needed as half of the gate was missing! We had no problem regulating temperature on all the floors or with hot water for 8 people. The "plunge pool" was very small but my toddler grandson spent hours in it and it was perfect for him. With just a little attention to detail, this could easily be a 5 star home. We enjoyed our stay, but the little things that were wrong were annoying and would be so easy to fix.

Pontos positivos: Check-in e localização
Best thing about the house is the ocean front property. Very well equipped kitchen. Peppery needs LOTS of updating - huge spa tub in the middle of the master bedroom is very odd, master bath mirror is covered in weird black circular stains and the drawers are odd in the master bathroom. Furniture just needs to be thrown away. Stained and the dresser is the master basically belongs in a dorm room but master has a really nice walk in closet. Basement is great area for kids/teens to have their own space. House is WAY too big for one refrigerator and the ice maker does NOT work. We had an issue with the dryer but rental company sent someone out within an hour to fix it. Pool is not a pool and basically has just enough room for 4 -5 adults to stand side by side touching each other shoulder to shoulder. House could use an outdoor shower for rinsing. Having a beach setup with 2 chairs and an umbrella is definitely a plus. House is right next to a public beach access so get out early (like 7 am) to put your chairs out or else your beach front home will no longer be beach front with all of the tents, etc set up directly in front of your house. Overall location is the best element to this house but the owners badly need to invest in new furniture and some renovations. Great house for several families
