Centrally located on the river, the park, watersports, and of course the rest of the greater Phoenix/Tempe/Scottsdale area, this condo is perfect for leisure, spring training, and business travelers! When you are done exploring the area, come take a dip in the pool or jacuzzi with friends and enjoy a night by the fire pit! Inside each condo you will have the comforts of home you deserve and a whole lot more!

We have multiple CozySuites units in this building and each one is unique. Decor and layout may vary slightly from what you see in photos
This cozy apartment is suitable for a family, group of friends, or business travelers. It has all of the amenities necessary to enjoy your stay.

The Neighborhood:
We are on Town Lake River in Tempe, Arizona near the Mill Avenue District, a local hotspot for dining, shopping and entertainment. Situated just 11 miles outside of Phoenix and 4 miles outside of Scottsdale, Tempe is a vibrant city all its own with beautifully landscaped parks, botanical gardens, and wildlife preserves such as the Hayden Butte Preserve. You can also enjoy the close proximity to the Phoenix Zoo, Scottsdale Civic Center, Tempe Diablo Stadium, and Kiwanis Park.
Getting Around:
Ideally located close to different attractions, there are definitely a lot of options getting around the area!
Other Things to Note:
Please know that all CozySuites properties are smoke-free environments. Smoking, of any kind, is not permitted within or outside of our suites, including balconies, patios, or common and/or parking areas. Please know that any sign of smoking is a violation of our stay agreement, which may result in immediate termination and recovery fees beginning at $500.

To abide by all legal requirements and HOA rules, you WILL be asked to provide a copy of your official government-issued photo ID, confirm your contact information, pass through our verification portal and, in some instances, complete a criminal background check. Failure to provide these documents will result in a cancellation and denied entry.

Please be advised that all guests will be asked to sign a rental usage agreement that governs the terms of the stay. By completing the reservation you agree to the following:
- You agree to be bound by our rental terms and conditions.
- You acknowledge that you will be required to provide a copy of a valid government-issued ID and matching credit card prior to check-in.
- You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking.
Minimum age requirement of primary person booking should be 22 years old.
No weapons or drugs allowed; zero tolerance means police will be called for violating this rule.
Noise policy: Guests must agree to not disturb neighbors at all times during the stay. In addition, guests must agree to observe quiet hours from 9pm-8am each day. The home is proactively monitored with decibel sensors for compliance with this noise policy.
Long-term stays (30 days+): Long-term guests will be subject to a background search and credit check.
Note that all guests are required to submit a $150 security hold on a credit card in case of incidentals that is released 3-5 days post check out or may choose a $35.00 non-refundable damage waiver.

Let's start with the Nightmarish check in, at approximately 930 at night. We had no idea if we were in building A or B. The code let us into bldg A, and does not get you into building B,and we were not told about the alternate entrance into bldg B, which we discovered the next day. Fortunately, other tenants helped us get Into our bldg/unit. Parking was also confusing especially because of the difficulty finding and entering our unit.The next day we noticed in the kitchen, no tea kettle, we both drink tea, only 1 wine glass, we purchased 2, and left them there, no steak knives and no tea spoons. The sitting area had 3 lights, 1 did not work at all, 1 only worked by plugging it in, confusing light switches on the wall that didn't connect to any light, the light on the patio didn't work, the glass on the doors leading to the patio were/are dirt and there was bird excrement on the door and patio.. As far as the bedroom is concerned, the bed was very low, and uncomfortable,, the bottom left side, if sleeping in it, had a spring sticking up as well. Moving on to the bathroom, an old high tub/shower with no handrail and no non slip mat in the tub. There were no hooks to hang towels, etc. The toilet was old and low, and not quiet, always made noise getting off, not good during the night. Nowhere near enough toilet paper, and no cleaning supplies at all for the toilet, tub, and sink. Regarding the fob to get in and out, 1 is not enough for 2 or more people,
