VIEWS: This privileged vantage point provides the perfect opportunity to witness the lively comings and goings of Queenstown`s vibrant lakefront. Keep an eye out for the iconic TSS Earnslaw vintage steamship as it makes its majestic passage, adding a touch of nostalgia and charm to the scene. Further afield enjoy the stunning outlook of the lush Botanical Gardens with the snow-capped Remarkables mountain range as a backdrop behind.
LOCATION: Situated on the doorstep of downtown Queenstown, this coveted location is just a minute’s walk to fantastic restaurants, cafes, bars and shops. You can’t get much closer than this! One of only three in the building, Q1 provides privacy and a sense of exclusivity. Accessible by stairs or a lift, you’ll have flat access to the apartment ensuring a hassle-free experience for individuals with mobility concerns. The apartment is conveniently 8km from the airport, and for winter guests is an easy 24-minute drive to Coronet Peak. Also located next door to the recently opened Roki Collection, with elegant cuisine offerings and the most amazing lakefront dining views.

BEDROOMS AND BATHROOMS: The three bedrooms have plush carpets for warmth and comfort. The spacious master bedroom with ensuite features double shower heads and double vanities. This room opens out to the main shared balcony where you can savour your morning coffee whilst soaking in the magical sun rise above the mountains. Bedroom 2 opens out to a side patio, providing a tranquil space to unwind. Bedroom 3 is perfect for children or friends. The luxurious family bathroom boasts a separate bathtub and shower, and there also is a separate toilet for convenience.

*King split beds can be reconfigured as two singles, providing excellent flexibility for groups. Please advise your preference when booking.
LIVING AREA: The open plan living area is a bright and inviting space, complete with Smart TV and a cosy gas fireplace that creates a warm and welcoming ambience. Multiple heating sources including two heat pump/air conditioning units, underfloor heating and electric wall heaters guarantee that you’ll stay comfortable regardless of the weather outside. The large floor-to-ceiling sliding doors, connect this room seamlessly with the outdoor balcony, perfect for enjoying a glass of Central Otago wine in a lakeside setting.
KITCHEN AND DINING: The luxurious kitchen is the heart of this stylish home, featuring a large corner benchtop, breakfast bar seating, and all the modern conveniences. In this open plan layout, the dining area offers seating for eight. For coffee lovers a Nespresso coffee machine is provided, so you can start your day with a perfect cup of joe. And if you enjoy outdoor cooking, the Weber BBQ and outdoor dining setting allows you to dine al fresco while enjoying the fresh mountain air.
THE GREAT OUTDOORS: Relax in your own private spa pool* with stunning views; the perfect way to unwind after a day on the slopes (*additional charges apply). You’ll find an abundance of attractions and adventures within walking distance from this home. Take a scenic cruise from the lakefront, explore boutique shops, and indulge in delectable cuisine. The Queenstown Gardens are a five-minute walk away and offer a serene oasis where you can enjoy a leisurely walk, a picnic, or even a game of frisbee golf. The famous Skyline Gondola and Luge is a 13-minute uphill walk away where you can enjoy a scenic gondola ride to the top of Bob`s Peak, rewarded with a more elevated vantage point of Queenstown and the surrounding mountains. Thrill-seekers can then enjoy the exhilarating luge rides down the winding tracks.
OTHER PRACTICALITIES: There is garage parking for one car, a must in downtown as parking is scarce! Ensuring that your vehicle remains secure and easily accessible during your stay. Note that the basement garage does have a height limit of 2.10m check roof racks during ski season. A complimentary portacot is also available - a convenient extra for families to lighten the load when travelling. Please BYO linen for the portacot.
RATES, INCLUSIONS & MINIMUM STAYS: Rates are inclusive of 15% GST, premium linen and for a maximum of six guests. A departure clean fee of NZ$375 applies. Bookings of 8 nights or more receive a complimentary mid-stay service with fresh towels. (Bed linen change not included; upgrade to a full linen change is available for $150 including GST). Minimum 3 night stay year-round, and 4-7 nights during peak periods.
*Spa Pool: A one-off charge of NZ$150 applies for use of the spa pool. This is to have it professionally valeted, heated and ready for your arrival.
PLEASE NOTE: Credit card fees are non-refundable. This is important to be aware of if you choose to pay your balance ahead of the due date.

BOOKING TERMS & CONDITIONS: - Guest(s) making a booking must be over 25 years of age. Any guests under 25 years old must be accompanied by a parent or guardian for the duration of their stay.
- Q1 is a residential dwelling and no parties or events are to be held.
- Please be mindful that the property is located in a residential area and be courteous to your neighbours. As per Resource Consent with council, quiet hours are to be observed between 10pm and 7am.
- We are required to take a security bond pre-authorisation hold in addition to the total booking price. (n/a to Airbnb bookings).
- A standard exit clean is included with your booking; however, you are expected to leave the property in a satisfactory state (clear and tidy). Charges may apply for loss of keys, excessive rubbish, sorting contaminated rubbish/recycling, excessive cleaning or damage to the property for example.
- Charges may also apply for travel costs and management/staff time if for example, having to make a dump run, coordination of tradesman/repairs, additional property visits, shop for replacements, and so forth.

Dream house
When I booked, I had expectations but they were beyond fulfilled! Location was perfect; we appreciated having the view of the lake and ability to walk everywhere; firework show was phenomenal ! Everything needed was in the house; when I did have questions, properly manager answered immediately. We cannot wait for our return visit!!!!

Fabulous
This was a fabulous property. It exceeded expectations. Wonderful location opposite Lake Wakatipu and literally 5 minutes stroll into downtown Queenstown. We were 3 generations with small kids & the space worked beautifully with master being seperate from other two rooms. Well appointed kitchen & Laundry, easy access & very responsive friendly hosts. Will definitely be back!
