Welcome to our cozy and comfortable home located in Browns Plains. It takes only 10 mins drive to grand plaza, where you can find everything you need. The house features three bedrooms, two bathrooms, and can comfortably accommodate up to six guests. The open-plan living and dining area is perfect for entertaining, and the fully equipped kitchen has everything you need to cook a delicious meal. The space ♥ 3 Bedrooms + 2 Bathrooms Master bedroom with a Queen bed + ensuite bathroom with a shower Second bedroom with a Queen bed Third bedroom with 2 single beds 1 Guest bathroom with a shower ♥ Linens + Towels provided and changed between guests with no extra charge! Beddings are made top sheets hotel style! Towels are provided according to the number of guests. Free toiletries provided at your ease. ♥ Fully equipped kitchen + Dining area Fully equipped kitchen equipped with quality appliances: fridge, toaster, kettle, oven, dishwasher & Microwave. Full sets of cookware and dinnerware, complemented by included cleaning products for convenience. Cooking basics (spray oil, salt, pepper, sugar) provided for you to start your stay here smoothly! Complimentary tea, coffee, milk on us! ♥ Entertainment lounge area with a smart TV and a nice comfy sofa ♥ A free single garage & driveway parking available ♥ A washer & a dryer provided ♥ Free unlimited WIFI ♥ Long Stay welcomed! Guest access Unit A of our dual key house is yours to enjoy! Dual keys house is like a house divided into 2 seperate units, each unit has its own kitchenliving roomackyard etc. If you are interested in renting the whole house ( the other unit has 2 bedrooms 1 bathrooms), please let us know. **Please note we will only provide 1 sets of keys by default, if you need more keys please let me know at least a day before your check in. **Late arrangements will incur extra delivery charges. Other things to note —------------------------------ BOOKING DISCLAIMER —------------------------------ Please carefully read all information provided in our listing page including house rules in “Other Things to Note” section. Upon reservation confirmation, you are acknowledging that you have reviewed our listing descriptions and our house rules below. Any information that was provided to you during your booking process cannot be accepted as a cause of complaint. —--------------------------------------------------- NO PARTY RULES and QUIET HOURS —--------------------------------------------------- Our house is not suitable for parties and events. The neighbour will call either me, our local security patrol or the police if noise is excessive after 10pm. We had issues with guests using our house for parties before and Airbnb has helped us to install a noise monitor (For more info please search MINUT online) in our outdoor area. It is camera free and simply monitors sound level in the area. It does not listen in on conversations or capture any data. This device is fully integrated with AIRBNB and when excessive noise (over 80 dBs) is detected during our quiet hour (10 pm - 8am second day), an alarm will be sent off to you through Airbnb to remind you to keep the noise down and move your activities inside our home. If the noise persists, I will try to contact you first and resolve any issues with you. If I cannot reach you or the noise persists after our call, the local safety patrol or police wil be informed and further actions will be taken. —----------------------------------------------------- CHECK-IN and CHECK-OUT instructions —----------------------------------------------------- Check in instructions will be automatically made available to you no later than 1 DAY BEFORE your stay. It is a mobile app link which fits on iOS, Android, phones and tablets as well as desktop computers. By clicking on the link, you will be able to see detailed instructions with images, locations, nearby cafes and restaurants! If you have difficulty accessing the link, please message me anytime for assistance :) Check out instructions will be automatically made available to you no later than 1 DAY BEFORE your departure! You can find how to check out in either the link provided to you before or on the Airbnb app! Please remember to take a photo of returned keys once you have checked out! —---------------------------------- LAST MINUTE BOOKINGS —---------------------------------- We usually need at least a day to arrange cleaning and inform our cleaners special check-in requirements. If you have made a same day booking, we cannot ensure you a 3pm check in. However we will try our best to accommodate your request, therefore drop us a message before you make a last minute booking and let us know your planned arrival time! —---------------------------------------- EARLY CHECK-IN REQUESTS —---------------------------------------- Unlike hotels, we do not have an onsite cleaning service and our cleaners usually make their schedule a day before. We have a standard check in time of 3pm which ensures that our cleaners have enough time to make our home nice and clean for your stay! If you need an early check in, please contact me at least a day before your planned arrival day and we will try our best to accommodate your request! Unfortunately we will not be able to guarantee any early check in request on the day of your arrival, thank you for your understanding in advance! —----------------------------------------- LATE CHECK-OUT REQUESTS —----------------------------------------- We understand that sometimes you really enjoy your time here with us and would like stay a little longer! However, we sometimes have guests coming to stay on the same day you check out and unlike hotels, we do not have alternative rooms for them! Therefore it is important that all late check out requests should be made AT LEAST THE NIGHT before your departure to ensure that our cleaners have plenty of time to finish their work! If you need to check out after 12pm, an extra HALF DAY rate will be charged through Airbnb and the payment must be made on and before the night you check out for your request to be approved. We will not accommodate late check out requests on the day of your departure. Without a late check out confirmation, our cleaner will commence their work at 10am and they will have access to our property for housekeeping. —-------------------------- STARTER SUPPLIES —-------------------------- We provide all our guests with essential starter supplies to make your stay more enjoyable. Complimentary supplies include: 1 set of bed linens for each bed, 2 towels per double/queen/king bed, 1 towel per single/sofa bed, 1 tea towel, coffee + tea + sugar + milk, 2 toilet rolls per toilet, 1 bath mat, 2 hand towels and shampoo, conditioner, hand soap, bodywash per bathroom. There are also a few other cooking supplies provided in our kitchen. Please note these supplies are not intended to last for the whole duration of your stay but are provided to avoid the need to rush to supermarkets immediately after your arrival. If you need extra supplies, please arrange with us prior to your stay to avoid delivery costs! If you would like to request mid-stay supply delivery, please contact us and we are more than happy to help! Please make sure to book for the actual number of guests so that linens & towels can be provided for all!
