A separate Garage Apartment and Tiny House for a MidTerm rental availability. Minimum of 90 day rentals with a separate rental agreement. Both units makes for two separate living areas, with a joint outdoor gathering area. Here you will find Southern Country Hospitality. Please read info on each unit carefully to show what each has to offer. Both units will make you feel right at home!

Driving down the windy country road, past the horse and cow filled fields, in a near tunnel of trees, you find this cozy combo. Opportunities of wildlife viewing and stargazing await you!

In the country, what we lack in street lights, we gain in big sky and stars!

Located near the hustle and bustle of San Marcos, however able to enjoy a slice of country quiet. Just 4 miles (7 minutes) to the college stadium, convenient access to the Outlet Malls and the beautiful San Marcos River. Approximately 37 minutes to Austin, 30 minutes to New Braunfels, Gruene, Wimberley, Canyon Lake, and Dripping Springs.

The courtyard features a full entertainment gazebo with solar lighting, two areas for grilling, two outdoor eating tables, ambiance, and enough room for yard games, and so much more!

Unit One (on left and up the stairs): A 600 square foot suite, The Texas Tranquility (above the Garage).

The living area includes a bar top table ready for either a quick breakfast or an intimate dinner time meal! Kitchen includes appliances such as a stove/oven, microwave, sink, refrigerator/freezer, toaster, and coffeemaker. *Stove/Oven in upstairs unit only**

The main suite living area includes a queen-size tempur-pedic bed, a queen-size pull-out couch, and an area for an additional blow-up mattress (a twin blow up mattress is also included for your convenience). The 55 inch flat screen TV can be viewed from most angles within the suite and has Dish Satellite TV.

Suite includes one full bath with a walk-in shower (please note: no tub).

Unit Two (on the ground right side of the courtyard): A 300 square foot tiny house suite, The Lone Star Serenity.

The living area includes a mini kitchen with appliances such as a microwave, sink, refrigerator, toaster, and coffeemaker. (please note: no stove/oven).

The main suite living area also includes a queen-size memory foam bed and a full-size pull-out couch. Large flat screen Smart TV can be viewed from most angles within the suite. Back Queen bed area has its own smaller Smart TV

Suite includes one full bath with a STEP-UP walk-in shower (please note: no tub and a step-up shower).

Whether you are searching for a place while traveling for work, school, or a travel healthcare provider. this is the perfect stay for you. We look forward to Hosting your stay!

CHECK-IN/CHECK-OUT: Check-in is at 3pm and Check-out is at Noon. Please be cautious when driving to and from the apartment. Due to being in the country we have an abundance of deer, critters, and natural wildlife that are very active.

COURTYARD: The courtyard area is outdoors that is fenced in. Our property is across the street from over a 1000 acres. This allows our area to enjoy some much appreciated quiet and wildlife. We ask that if you eat or grill outside, when you discard your food and items in the garbage, you close the garbage lid down tight. Wildlife gets hungry too!! Note: This courtyard does have a shared fence with another ShortTerm rental area. Although you would not share this area with another rental, sound may travel.

BOOKING: We do not allow third party bookings. Therefore, the person making the reservation must be staying on the property as they are taking responsibility for the stay. Host reserves the right to require an established traveler account with positive reviews.

Photo ID may be required at check-in.

The easiest way to disrupt an enjoyable stay is a plumbing problem. To prevent this, we kindly ask you to please place things like sanitary napkins, paper towels and baby wipes in trash containers. Our sensitive pipes are on a strict diet of toilet paper and will throw up any other items.

No smoking allowed inside. A cleaning fee of up to $500 to remove odors and stains may be applied if evidence of smoking inside is found.

Pets are not allowed. Due to future travelers allergies, violations could result in a $500 cleaning fee for additional deep cleaning needs.

WEATHER / ACTS OF GOD: Host is not responsible for any weather conditions or acts of god or nature that happen during the travelers stay.

CAPACITY: To ensure all are comfortable, our Maximum Traveler Capacity is 4.

PARKING: Room for ONLY four vehicles at the uncovered Guest Parking marked spots. (Marked with Guest Parking signs) (due to other short-term rentals on the property, we must be strict to FOUR parking spots due to the need of spots for the other units. We appreciate the understanding.)

AMENITIES: Free WIFI, fans, hair dryer, bed linens, towels, and much more.

NOISE: Due to being courteous to our neighbors, we do ask that loud music be turned down after 10pm. Parties and events are not permitted.

SAFETY: COVID-19: Please rest assured we are being proactive and taking necessary precautions in light of COVID-19 in implementing an extra thorough deep cleaning between each and every stay. One 24 Hour Outdoor Video/Audio monitoring camera installed in courtyard area. This camera shows the front of the courtyard including the front doors of the courtyard area. Owners live onsite.

Cute and cozy place!

We stayed in both the garage apartment and tiny home property and it was very clean, the beds are so comfy and the decorations are so cute! It had a very welcoming feel to the property. Has everything you need for a weekend getaway bachelorette river trip! If we go back to San Marcos we will probably be booking this place again!

Great Family Rental

We have stayed at this property multiple times because it is always clean, comfortable, affordable and the owners are very accommodating. About 10 minutes from TXST University in a quiet neighborhood. Would highly recommend!

Adam and Amy Lane are both Austin area transplants.  Adam spent most of his life in New Orleans (Geaux Saints!), while Amy spent most of her life in New Hampshire (Go Patriots!).  Although they are from two different ends of the country, in 2010, they met and fell in love in the Austin area.  Both love the outdoors, floating the river, taking a boat on the Lake, antiquing, and many other adventures the area brings. We would welcome the opportunity to host your next visit!
