Private home in quiet area. HOST LIVES IN THE HOUSE AND WILL BE IN THE HOME. No more than 5 adults. Can possibly host up to seven if some are younger children. Check in is 3pm for Mon-Fri arrivals and 7:30pm for Sunday arrivals. Check out is by 11am for all departures. Guests have full access to lower level (~1200 sq ft) which includes two bedrooms, common area and a bath. Guests have access to washer and dryer. Guests can use the upstairs kitchen for fridge, stove, and microwaves. Host provides wifi. Host does not provide toiletries-- bring own soap, shampoo, laundry detergent, toilet paper, etc. Recommend bringing own towels and wash clothes.
House is near Tyndall AFB (10 min).
Panama City is 20 mins away.
23rd St is 20 minutes away.
Gulf Coast College/FSU PC is 25 minutes away.
St Andrews State Park is 35 min away.
Pier Park/PCB is 45 min away traffic dependent.

Dive trip

Check in was simple. The amount of space was great and surprisingly large. We quite enjoyed our stay! Ralph was a great host and we will definitely be using him again!

Amazing

Me and my two other friends stayed here, Ralph was very accommodating towards us he even let us check in early. It was a very lovely home. Not to far away from the city. Nice quiet neighborhood. Would definitely recommend!!

First Vrbo Rental

This was my first Vrbo experience and it was a pleasant one. The house is in a nice, quiet neighborhood. Ralph was a pleasant landlord and I had no issues with feeling safe and comfortable. Checking in and coming and going was made easy. I'll definitely look into this location the next time I travel to the area.

Vacation review

Ralph welcomed us with open arms and made us feel comfortable and he treated us like a friend. The home was clean and put together, and we had plenty of space for our things. I definitely would love to come back here when we decide to visit my family again.

It was a little hot in the house, but not un-tolerable. Overall it was very clean. Huge shower very clean. Owner is a very nice man..Thank you Ralph.

Great place and a great host

We got there and was welcomed by the host and showed around the property. Everything was just as described in the listing to. Very clean place to. The host Ralph was a super nice guy and easy to talk to. Never really see him unless you need something. He's never in your business or bothering you, but he helped us find some local fishing charters and can tell you the good places to go. The location is not far too Mexico beach or Panama city Beach. A quiet little subdivision. Close to restaurants and Walmart. I'll definitely be booking with him again. Really really enjoyed our stay. Thank you for the great place to vacation.

The stay gave us the essentials. Although it was listed as two bedrooms with 1 bedroom having 2 beds. One was and inflatable air mattress and and the second was a twin. There could have been more bedding but we made it work for us and the cost was on the lower end. The host was super nice and very pleasant to communicate with. Thank you

The property is exactly as pictured, including the Disney princess decor...lol

The property is literally "as-is" in the pictures, including disney princess decor and air mattress. It served its purpose for our stay at a relatively cheap rate. We had a slight issue with the couch being dirty, but Ralph provided a vacuum and issue was resolved. I would recommend that Ralph work to clear out the clutter in the living area, move the toys out and store the clothes in an alternate location, while someone is occupying. It felt more like I was staying at a relatives house, rather than a home away from home, which is what I'm accustomed to with VRBOs.

Quiet and friendly abode

We really enjoyed our stay with Ralph. As it says, he does live in the home but it wasn’t awkward at all because he made us feel very much at home. The rental is well worth the affordable price and proximity to so many areas. Whatever we needed he was happy to try and accommodate. The rooms are also setup for his family to visit with some of their (and his) items in the closets etc. However he also leaves plenty of space for guests to hang items. It is an older home and older appliances, but it is kept up and clean. Nice tile downstairs and original wood floors upstairs. As someone else mentioned, the queen bed is a good quality blow up mattress, but that was perfect for us since we were easily able to move it into the sitting room so that there were 3 separate sleeping spaces, which was what we needed. The bathroom is spacious, and you can bring his coffee pot downstairs or use it up in the kitchen. We brought a keurig and he was kind to hook up a dual extension so it could run on top of the microwave downstairs. There’s a chest freezer, iron board and iron to use downstairs. He already had cleared a couple of shelves and door shelf for use in his fridge upstairs, but I know he would have been willing to let us use more space if we needed it. We could use any cooking items in the kitchen we wanted. I especially liked his nice quiet older neighborhood. Good place for a walk. Overall I’d be happy to stay there again
