The Space:
It is a 2 story, fully-renovated house with 3 bedrooms, 2.5 bathrooms providing ample hangout space from the open-living concept to a bonus entertainment room. The kitchen is a foodie's dream, with tons of counter space, brand new commercial range, and a wine fridge. The open concept floor-plan leading to the dining and living room area allows for convenient entertaining among the group.

High-speed internet and wifi is equipped throughout the house, with two smart TVs connected to your favorite streaming services for entertainment. There are also multiple desks and workstations with stunning zoom backgrounds throughout the home for remote work needs. At night, enjoy our cozy game room, with classic video games, darts, board games, books and puzzles. Venture outside to find a fire pit for stargazing, a grill for summertime BBQs, a mountain stream for exploring and of course, surrounding private forest views.

Guest Access:
Entry is by lockbox, and should any issue arise, we are reachable by phone.
We offer convenient door codes for self-check-in. Portoro Homes uses convenient keyless entry for self check-in; details provided 2 weeks (or less) prior to arrival by email and text message.

• Early check-ins or late check-outs: If the property happens to be ready earlier than the standard 4 pm check-in time on the day of your arrival, in most cases an early arrival option may be available when confirmed with the main office. Late check-outs must be confirmed with main office staff prior to the date of departure.

The Neighborhood:
Creature comforts are a short drive away to the towns of Livingston Manor, Neversink and Accord as well as many amazing hiking trails and other outdoor activities, you'll enjoy the best of everything the Catskills has to offer. In the summer, Neversink General Store has some of the best homemade BBQ around—you won't want to miss that. And to truly get that old-fashioned country vibe, be sure to check out the Claryville Fire Department's monthly pancake breakfasts, just down the road. And on weekends, be sure to check out The Russian Mule Brewery's tasting room, with live music, food and of course, great beer on tap.

Be sure to check out some of the nearby antique stores or visit local artists' shops—like Claryville Pottery, specializing in beautifully-crafted hand spun ceramics. Or hit up Heartland Music Hall to hear local and touring musicians—even take the stage yourself with open mic nights on Wednesdays.

Some nearby highlights include Red Hill Observation Tower only a minute away and has excellent (and easy) hiking trails with amazing views, Peekamoose Blue Hole for when you feel like taking a dip on those hot summer days, Neversink Farm with amazing local produce, Giant's Ledge and Slide Mountain trails for the avid explorers.

Getting Around:
Bringing or renting a car is highly recommended for easy and convenient access to the home and exploring the surrounding communities and attractions. Car services are in the area but may be extremely limited. Four-wheel drive is encourage during winter months for added safety during slick and snowy conditions.

Other Things to Note:
Please pay close attention to following the house rules. Non compliance could result in sizable fines.
- All guests staying at a Portoro Homes are required to sign (esignature) a rental agreement and complete identity registration.
- Age restrictions apply. Reservation holder must be 25 years of age.
- No Parties or Events. - Quiet Hours observed, 10:00pm - 8:00am.
- Upon arrival, we aim to ensure your safety, proper access to the home, and guest features. Should you have any questions, please don't hesitate to reach out to Portoro Homes directly.
- Known damages incurred during your stay must be reported to the property manager immediately.
- Before check in, we will send you detailed directions to ensure a seamless arrival.
- Check-in time is 4:00 p.m. Check-out time is 11:00 a.m.
- We cannot guarantee early check ins or late checkouts, fee typically applies. When it is possible to check in early or check out late, there will be a fee for anything outside of a one hour window within our standard times. If your need for an early check in or late check out is great, your best option is to book an additional night.
- Some homes have cameras for external monitoring only.
- Some homes have pools and hot tubs. There is no guard around the water features. - Use at your own risk.
- The house is regularly treated for pests but being that we are in the country, it would not be unusual to have an insect or mouse make an appearance inside.
- In the State of New York, and in Sullivan County, all hotel and vacation rental hosts are required to collect hotel tax. We collect these taxes within the booking transaction.
- This is a No Pets property. A daily rate fee of $150.00 will apply for violations and you may be asked to vacate the premises with no refund at the discretion of the Host.
- This is a No Smoking property. Penalty fees for violations will apply and you may be asked to vacate the premises with no refund at the discretion of the Host.

Interaction with Guests:
Our goal is that your vacation exceed your expectations. Portoro Homes communicates via email and phone. After a booking is confirmed, rental agreement will be emailed to the guest for e-signature. Check-in instructions are sent by email and text message 14 days (or less) prior to arrival date. We offer convenient keyless entry for self-check in. We do typically check in with guests by text 1-2 times during their stays to ensure a 5-star experience and remain available for any questions. We are available to guests 24/7 for any inquiries.
