Sparkling clean, renovated, mid-century home in the upscale El Mirador neighborhood. Gorgeous backyard w/ pool & spa. Panoramic mountain views. Quiet block & a 15 min walk to the Design District on Palm Canyon Dr. This home is professionally cleaned for health, safety & peace of mind.

This lovingly restored 1953 mid-century "atomic ranch" home has all the best for your Palm Springs escape including a spa, pool and breathtaking mountain views from the private backyard.

This 2 bedroom/2 bath home is ideal for 2 - 4 mature adults interested in a quiet, relaxing getaway in the upscale residential and historic Palm Springs neighborhood of El Mirador which is adjacent to The Movie Colony neighborhood.

Per City Ordinance this home is only permitted for 4 guests total (including any infants/children). No exceptions are allowed due to strict City Regulations.

Adult couples, friends, professionals, retirees, and winter snowbird sun seekers will find this home an ideal place for rest and quiet relaxation. International travelers and introverts welcome.

The home is not childproof, has original mid-century furniture & glass tables so it is not suitable for infants or children.

The home is in a tranquil residential neighborhood. Parties or loud celebrations are not allowed per City Ordinance. Please review the House Rules carefully. Palm Springs has a lot of Rules & Regulations governing vacation rentals. Do not rent this home if you have issues with these City Rules & Regulations as I cannot change them for you. However, there are many wonderful hotels that may suit your needs better as an alternative.

This home is owned by a Superhost that takes health & safety seriously. The home is professionally cleaned for your peace of mind.

No pets or Service Animals due to the owner’s allergies & backyard plants toxic/hazardous to animals. Please do not ask for an "exception" as the answer is no.

The City of Palm Springs has very strict regulations regarding vacation rentals. By City Ordinance, NO outdoor music and NO parties are allowed in the home. NO exceptions. This home is not appropriate for bachelor or bachelorette parties. Violation of these rules could mean immediate eviction and $500 - $1,000 fines by the City of Palm Springs.

All are welcome in this home regardless of national origin, race, religion, gender identity, ethnicity or sexual orientation, however, the primary renter of this home must be 25 or over per City Ordinance. The primary renter is also responsible for the compliance of all City Vacation Rental Regulations for all occupants and guests. Valid identification will be documented at check-in (just like at hotels). The City requires the full names of all guests & the license plates of all guest vehicles.

Maximum occupancy overnight is 4 persons (including children). Daytime occupancy limit is 8 persons.

Residential outdoor quiet hours are from 10:00 PM to 10:00 AM. These City Ordinances were put in place to maintain the residential character of the neighborhood, so please respect them to ensure a great relaxing and peaceful stay for all.

MORE ABOUT THE HOME...

This ~1,500 sq. ft. home sits on a large 10,454 sq. ft. private lot so it provides plenty of indoor and outdoor space for up to four adults comfortably. Original mid-century furniture and reproductions adorn the open living and dining rooms to give you a sense of being transported to the modernism era of Palm Springs.

BACKYARD & POOL/SPA AMENITIES

The landscaped and very private backyard features a large kidney shaped pool and an attached spa with relaxing jets. A mature Canary Island date palm tree provides shade and a majestic focal point in the backyard.

Plenty of backyard seating areas allow you to enjoy several areas to relax, escape, read a book, take a quiet nap, sunbathe, and dine outside.

A patio cover provides additional backyard shade in the afternoon. A gas fire pit provides an additional area to gather for sunset cocktails and enjoy the panoramic views of the San Jacinto mountains.

Further enjoy the natural beauty of Palm Springs with the open outdoor shower in the backyard. No need to worry about privacy as the entire backyard is walled in.

The pool has a depth of ~3.5 feet in the shallow end and 6 feet in the deep end. For safety, absolutely NO diving is allowed. The backyard is not childproof. There is no barrier around the pool so this home is not ideal for infants or children.

The pool can be heated to 82 degrees for an additional fee of $75 per day, and if elected must be heated for the entire duration of your stay. If you are renting in June to September there is no need to heat the pool as the desert sun heats the pool naturally.

Spa heat is included and operates between 7:00 AM - 10:00 PM at the push of a remote control provided. The spa is not heated overnight and will shut off automatically after 10:00 PM.

INTERIOR AMENITIES

The home features polished concrete floors throughout and a large new kitchen with top of the line Kitchen-Aid appliances. An innovative pass through kitchen window makes it easy for the chef to prepare food inside and dine outdoors effortlessly. Kitchen appliances, utensils and dishware are provided.

The kitchen breakfast bar has two stools. The dining room seats four guests comfortably. The outdoor dining table can seat six guests. The living room features a gas fireplace and original mid-century furniture and replicas. There is also a small work desk just in case you need it.

There is a new 50" Vizio 4K-HDR SMART TV with built-in Wi-FI & Smartcast in the living room. There are no TVs in the bedrooms. Cable TV is NOT provided. However, you can easily log into your own Netflix, HULU, Amazon Prime, Disney+, Pandora, YouTube account or Smartcast your own cable TV account from your own mobile phone to the Smart TV.

SLEEPING QUARTERS & BATHS

The bedrooms are generously sized with good separation between them for privacy. Both bedrooms feature brand new king beds so no one in your group is short-changed.

The master bedroom features direct access to the backyard and an en suite original mid-century pink tiled bathroom and standing shower that transports you back in time.

The second bedroom has access via the hallway to a large renovated bathroom with a large mirror and plenty of counter space for cosmetics and toiletries.

NOTE: There is no tub in either bathroom. Both bathrooms have standing showers only.

ADDITIONAL NOTATIONS

Quiet hours are 10:00 PM to 10:00 AM. Please bring your socializing indoors after 10:00 PM so you do not disturb the neighbors. The magic of Palm Springs is the peace and quiet. Many of the neighbors are full time retirees who moved here to enjoy the serenity. We are happy to have you here and ask you to please adopt the local neighborhood culture.

No pets or Service Animals allowed. This is due to severe allergies and backyard plants that are toxic/hazardous to animals. NO EXCEPTIONS.

The City of Palm Springs imposes an 11.5% Occupancy Tax & a 1.0% Tourism Tax (GPSTBID) on all short-term nightly rates & cleaning fees. These taxes are collected in a separate line item noted in your booking.

For all bookings 30+ nights, there is no 11.5% Occupancy Tax or 1.0% Tourism Tax. Occupant is responsible for all utilities expenses (gas & electric) incurred when renting for 30+ nights. This will be based off the actual utilities bills and will be charged separately in a special Utility Security Deposit.

The City of Palm Springs requires a written Rental Agreement Contract which you will sign after booking via DocuSign. The City also requires that the primary occupant provide a photo copy of their government issued ID and license plate of all vehicles. All guests will be required to read and e-sign the Good Neighbor Brochure required by The City of Palm Springs.

Special attention to detail was taken in restoring this mid-century home to a new standard of glory by the owner. It is a great place for a relaxing vacation of peace and quiet.
