Next to Yellowstone National Park, this modern and comfortable, sunny and light home is on a hill overlooking Gardiner. The house is situated in town without the feel and noise of being in town. The house was built in 2007 with three bedrooms and is fully equipped with a large, modern, sunny eat-in kitchen that can seat 8, and with views from all public space windows. The house is within a mile of Yellowstone Park's Northwest entrance with the magnificent Mammoth Hot Springs and lies within two miles of the Yellowstone and Gardiner river confluence with public fishing access. Several more excellent Yellowstone River public fishing accesses are within ten miles, Excellent National Forest hiking trails from door of house as well as many Gallatin National Forest and Yellowstone National Park hiking trails within ten minute drive from house.


Easy access to wildlife and outdoor activites: Also within walk or drive from house: river rafting, kayaking, fishing, swimming, picnicking, horseback riding, shopping, spectacular wildlife viewing, all of Yellowstone's fantastic landscapes with Mammoth Hot Springs a fifteen minute drive away and wolves, moose, buffalo, bear, and countless more native and iconic wildlife not far away in famous Yellowstone Lamar valley.

For the more adventuresome there is of course, nearby access to numerous overnight hikes and pack trip trail heads to gorgeous sites all over the Yellowstone and Gallatin area. There are fabulous views from the property and an excellent picnic area on the hill behind the house. This sage covered hill, with a brush-hidden spring of water, draws an enormous array of wildlife that can be observed from within the house or from either deck with differing views of the area- front deck and living room overlooking town and Yellowstone Park, back deck and kitchen looking out onto National Forest landscape.

Situated in town without the feel&noise of town: This sunny, fully equipped, easy and comfortable 3 bedroom house was built in 2007. It is situated on a hill overlooking Gardiner yet within Gardiner and within a five minute walk to town and all its amenities. The house has a large eat in kitchen that seats 8 and opens to a sunny deck with a view over Gardiner and into Yellowstone. There is a microwave, two large sinks and an island so vacationing chefs will have plenty of space. The living room has a large HD 48 inch screen TV with cable/satellite connection and DVD player as well as an ipod dock/CD player. The living room has very attractive and comfortable furniture and there is an additional seating area with a trundle bed (opens to two twin beds) which opens up if more sleep space is needed. This large two area living room has lovely views and a sense of openness and space and is painted in warm and earthy colors.

Right next to Yellowstone, abuts National Forest: There is an lovely feel to the flow of the living areas which are spacious and sunny with wildlife pictures on the walls and expansive views from the many windows.

The beds were chosen for comfort and the house affords many spaces for comfortable sitting. There are also two decks each with a table and comfortable chairs. In addition there is a great BBQ grill with gas burner and side burners. Both decks offer different vistas and different ambiance such that all times of day may enjoyed outside. The garden area is prettily planted and offers further pleasurable scenery. The two-car garage and third house entrance to a mudroom are added conveniences. In addition there is internet and a washer and dryer for guest use. This property abuts National Forest land and features wildlife on the sagebrush-covered hill behind the house.

                We arrived to find Sage Hill Spring House exactly as the pictures described. We were thrilled with all the space and little things to make the stay enjoyable, from the extra transom windows to the sunlights in the bathroom to the water filter on the kitchen faucet. We would stay again and hope to do so. Great Value, great stay. Thanks to the owner.

              About the owner: I am a wildlife photographer and have been coming to Yellowstone National Park since I was 5 years old. I love animals and this whole part of the Rocky Mountains. I found Yellowstone Sage Hill Spring House because it allowed me to feel very comfortable and at home while being near Yellowstone and the warm and welcoming Gardiner community.

              Why the Owner Chose Gardiner:
              I bought Yellowstone Sage Hill Spring House because the house is extremely comfortable and the land it sits on and is behind it feels very inviting to me and wild animals. The property has National Forest above it and the spring invites wildlife all year long. I like the view over Gardiner and into Yellowstone and I like being in town and yet on the edge of town and close to the wildlife. I love being able to hike from the door and be inside Yellowstone National Park within 5 minutes by car. There are an enormous amount of outdoor activities within a few miles and I can also enjoy quiet and lovely views from the living room and decks.
