Appreciate real Florentine living in the typical neighborhood of San Frediano with the special feature of a quiet terrace and garden, a rare situation in central Florence.
San Frediano is a village within the city of Florence. Inside the ancient city walls, the neighborhood has served the city with craftsmen for centuries. You'll see examples even on your street. This neighborhood is know for its restaurants. It is a few blocks outside the most popular tourist neighborhoods so you will experience local 'village' life without tour groups passing through. the Quercia building dates from the 1500s.
Quercia is located in a narrow building with grey 'pietra serena' stone doorway. On the ground floor and in the back of the building, there are no steps to reach the apartment. Because the apartment is at the back of the building, it is quiet.
A has a railroad-style layout, a long hall connects the bedrooms to the living/dining room and terrace beyond. Ancient masonry is exposed on part of the hall wall, together with the vaulted brick ceiling in the first bedroom, the typical Tuscan floor tiles and kitchen evoke the echo of centuries of Florentine and Tuscan history.
The heart of the home is a the 'great room' with open kitchen, dining room and modern sofas organized in an L shape, allowing all guests to sit comfortably. Light flows into from the terrace and garden just outside the living room. In warm weather, about 6 months of the year, the terrace forms an outdoor living room. It has table and chairs for dining and even lounge chairs for, well, lounging. And, it has screens, a very unusual thing in Italy.
The living room also has the television with only local Italian channels, wifi router, and air conditioner. The bedrooms are also air conditioned.
Very nice pieces of original, local art are found throughout the apartment.
The compact kitchen has everything needed with full sized refrigerator, gas stove-top, oven, microwave, dishwasher and drip coffee maker.
Moving from the living room towards the entrance you find the master bedroom with queen sized bed, wall of closets and ensuite bath with shower cabinet. The bathroom has heated towel racks, so nice in cool weather.
Between the master bedroom and the twin bedroom, there is an internal patio with a wall of windows that brings in light and good also for bicycle parking. this is where the washing machine is located.
The twin bedroom also has an en-suite bathroom with shower. In this room there can be one bed or a second bed can be pulled out from under the first. New, thick mattresses. The twin bedroom has a high, vaulted masonry ceiling that probably harks to a time when this ground floor was a stable.

A friend and I stayed at the Quercia apartment in Oct/ Nov. It was all that was advertised...charming, relaxing and well appointed. The location is away from the maddening crowds, but within easy distance to all the necessary shops. The walk to and from city center kept us from weight gain despite pasta, wine and gelato over indulgence. The greeter was lovely and helpful. WiFi was a plus. I so appreciate the professionalism of Italy Perfect

Great choice and location
My wife, sister and I stayed at Quercia for 7 days in October. Our flight to Florence was delayed until late at night, but being met by a friendly and knowledgeable representative really helped get our stay off to a pleasant start. She provided us with recommendations on local grocery stores and restaurants which we put to good use the next morning to start the day with cappuccino and pastry. The apartment was well sized for 3 people, was clean,quiet and well furnished including comfortable beds and showers. We enjoyed the neighborhood and did not mind the 15-20 min walk to the main tourist attractions. Due to the rainy weather, we did not get to use the terrace very much, but in more agreeable weather the terrace would be a comfortable place to eat and relax with a book. The only minor negative is the lighting in the apartment was dim, but this is most likely a consequence of the compact florescent bulbs used in all the light fixtures. During our stay, there was construction on an apartment next door which meant lots of construction noise after 9 am. Otherwise, very happy with the booking and we would stay here again. In addition, ItalyPerfect was professional, well organized and easy to work with. Although we have travelled extensively in Europe, the detailed instructions made everything much easier and stress free.

My husband and Mother stayed at Quercia for four nights during our stay in Florence. We were met by a friendly representative who showed us around the apartment and answered questions about local restaurants, markets and happenings. The apartment was spacious, clean and the owner left us a wonderful welcome basket full of pasta, tomatoes, olive oil and wine... of which we put to use our first night after a long flight and jet lag. We were able to walk (ten minutes) to the local grocery and find everything we needed to accommodate long days of site seeing (water, snacks, etc.) Having the kitchen was lovely as we could end a long day cooking, listening to classical music and reminiscing about our day. The apartment is very quite, the beds are very comfortable and there is ample storage for unpacking travel bags. It is in a working class neighborhood away from the tourist centers, so expect a 15-20 minutes walk to the Duomo and other attractions. At the end of a crowded day it was a wonderful oasis in which to return. Two bedroom each with there own bathroom was great for privacy, as well as the ability to do laundry before we continued on our journey. Highly recommend Italy Perfect... professional, friendly and comfortable.

We were very pleased with Italy Perfect. We know Florence well and were very happy in the location-quiet, real, neighborhood but convenient to the center. Our greeter was there when we arrived and was helpful in explaining the apartment. The apartment is not luxurious but then it was priced right for what it is. Florence was much too hot-almost 100F which is hotter than the previous times we have been in Florence in August. But August was the only time we could go with our daughter this year. Overall our experience with your company was excellent and I would plan to use you in the future. One of the things I liked best about my experience with Italy Perfect was the attention to detail and the effort to avoid mishaps. Without sounding like a jerk, we are sophisticated travelers having lived in France for an extended period. My Italian is quite good and we could have done everything without much help. But the detailed instructions and the greeter made everything so much easier. I can fully understand how a first time renter would be delighted with the stress free logistics.

Good apartment, loved the patio. Quiet and peaceful. We loved the neighborhood location, felt like we were in an Italian village but just a walk from the sights. Planning to return next year! Everyone in the service was professional, friendly and helpful.

Quercia was a perfect apartment for two good friends spending some time in Florence. We adored the neighborhood and appreciated getting away from the hustle and bustle of the crowded tourist areas. It felt like a neighborhood and that was reinforced by the excellent restaurant recommendations all within 2 blocks of the apartment. The best meals we had were at those three restaurants! We enjoyed being able to wake up and make coffee or go to a nearby cafe. The patio was lovely and the weather we had allowed us to open our windows and not use the air conditioner at all. After walking for miles every day, coming home to a lovely relaxing apartment made our trip very special.

We truly enjoyed our stay at Pompeo. We were greeted by the hostess upon arrival and she showed us the apt and also walked the neighborhood with us, pointed out nearby grocery store, bakery, bus stop,...etc. The apartment was clean, spotless, very secure and safe. We explored the neighborhood right away, the short cut to Campo de' Fiori was only about 5 minutes, full of restaurants and have farmer's market from morning till early afternoon. Piazza Navaona was about 12 minutes walk, full of artist type of vendors selling their art drawings, full of restaurants, street performers, a delightful place. Pompeo was very centrally located, we walked to Patheon, Trevi Fountain, Spanish Steps, and Colosseum. Due to time restraint, we took taxi to Villa Borghese and Vatican City. There was a Taxi stop right in front of Piazza Navaona entrance, very convenient. My son's girlfriend is a vegan/gluten free, We were able to shop daily for fresh vegetables, fruit at Campo de' Fiori and the nearby supermarket, used the kitchen to cook lovely simple meals for quick breakfast and a few dinners. The aC worked beautifully. The bedroom was very comfortable with a queen size bed. My son and his girlfriend had the foldout bed/living room. There was a curtain for them to pull around for privacy. We were able to found extra down comforters to add extra padding for the "fold out" mattress. We would rent from Italy Perfect again on our future trip. They are professional, honest, and extremely helpful. We used a transportation service they recommended from the airport to the apt, the driver was there on time, waiting for us and called ahead to the hostess of our arrival time. The hostess also emailed us, introduced herself and coordinated with us about our stay.

The apartment itself more than makes up for the lack of an elevator in the way it has been refurbished Modern and in its L-shaped layout. The master bedroom and private bathroom are in the short part of the 'L' with a windowed door looking out to the private enclosed terrace. The second (large)bathroom is at the juncture of the 'L' and the large kitchen and adequate den (with pullout) are in the long part of the 'L' which also look out to the terrace, so it is. The large windows provide illumination. There is a handy entranceway where you can hang your coat, umbrella etc before entering the unit. The place is spotless and there is not one utility or utensil that is missing. (A grocery store is 5 minutes away.) WiFi is fast and stable and you hear NO street noise. The location is EXCELLENT: a VERY short walk (2 minutes) to the Campo di Fiori, which seems to have become a popular rival to the Piazza Navona (also a short walk of 7-10 minutes)for evening dining and people-watching. We are no strangers to Rome and walk everywhere: (I am 68 and my wife is 62) e.g. The Roman Forum/Trajan's column area is a 17 minute walk. Trevi fountain or Trastevere-are 12-15 minutes (different directions). The Vatican is a 20-25 minute walk. The wonderful thing about your way to anywhere is how engaged you become looking at sites along the way. You don't feel it is a chore to walk anywhere. I would have no qualms recommending Italy Perfect to anyone. They were professional and prompt in their replies.

A Great Place to Stay!
This very clean, cute apartment is in a perfect location in Rome, close to a lot of interesting, lively sites and activities. Markets, restaurants, ancient ruins, tourist attractions, shopping-all within walking distance from the front door. The bed was quite comfortable and a real queen size, not a double. The 2 bathrooms were spacious. All the appliances worked well and seemed to be new. The little patio was a nice place to relax. It was a very quite location, no street noise. Neighbours were also quiet. Italy Perfect is a welcoming, professional company with which to work!
