we just got back from a 3 night stay here and the Raven's roost is just a fantastic place. Its a big enough house for 4-5 families (including the cottage) and lot of room for hte kids to play around. The huge dinning table allows for a nice sit down dinner too. Great view from the patio. The fog comes around and leaves allowing you to experience different micro climates. Well equipped home. Highly recommend !

We had Thanksgiving at the Raven's Roost. I was one of the best times our family has had. The hiking was terrific. The house was large enough for all of us to feel comfortable. We will definitely return!

We came up to Raven's Roost with about 15 folks for the weekend and had a GREAT time. The house is cozy but spacious. Far enough away from town to feel private, but easy to get to Point Reyes Station or Inverness if you need groceries or a bar. Amazing time!!

We rented this house for my family of 11 with high hopes, including the main house and the attached cottage. The location is lovely, although there is a very tight winding road to the property that might make some drivers nervous. The house was big enough for our family, but is really poorly appointed. The living room furniture consists of one big sofa and one ripped and dirty leather chair. When we arrived, the bottom cushion of the leather chair was turned upside down. Thinking that it had been placed by mistake, I turned it over to find that the 'right' side was completely ripped and falling apart. The kitchen is not particularly well appointed, the bedrooms were freezing cold and the linens were thin and shabby. There were no hangers in the house, and the bedrooms had NO furniture in them except for beds...no chairs, benches, dressers, etc. The linen closet was a complete mess of old towels and linens just shoved in. There was virtually no outdoor furniture, a few chairs for a rental with 5 bedrooms? Worst of all, there was a bee hive located just outside the cottage front door. We were nervous about this because one of our party is very allergic to bees. When I spoke to the owner about this, he told me that he knew about the bee hive, that is was too expensive to remove because it had been incorporated into the wall for years, and that "if it would make us feel better, he could testify that no one had been stung by a bee since he had purchased the property"!! At a minimum, they need to disclose this in their description or in the rental agreement. On a comical note, in each bathroom are multiple notices prohibiting discarding femine hygiene articles in the toilets, including framed notices of prior plumbing bills. Come on! We have rented property all over the world and I would have to say this was the most disappointing houses we've experienced.

Owner response: In the months after receivving this review, I have taken steps to address most of this visitors concerns. I've recently painted much of the interior and have even obtained quite a bit of new furniture. My favorite old leather chair has been replaced by a much newer model. While I feel the review was overly harsh - especially in comparison with the many others - I do think that the house is now even better than it was before. I won't be able to make August nights in Inverness as warm as they are in Southern California (where this guest was from) but I don't think many will be expecting that.

We booked this for an annual "girls" outing. The setting is indeed spectacular--we so enjoyed watching the weather move across Tomales Bay from the living room windows and the access to trails right out the door. The house is very nice from the outside. Inside, there's plenty of room for a large group, with a large living and dining area. Our one disappointment was that the house has not been maintained to a high standard in recent years and was unfortunately a bit dingy in areas. Several kitchen items didn't work (wine openers, etc.), it could use a good paint job and deep cleaning, and some of the living room furniture could be retired. It wouldn't take a lot to return it to its original glory! It is one of the few places in the Inverness area that can accommodate a group our size comfortably, and the setting is truly special.

Owner response: Former glory restored! Critical furniture items replaced and a few new additions. Mini-renovation of kitchen. And painting all around. It was time. Thank you for the feedback and nudge. I hope you'll be back soon.

The Raven's Roost is amazing! A jacuzzi perched on the most beautiful ridge you've ever seen, a fantastic 8 mile hike right out the front door (from which you can see the Farallon Island AND the ocean on the other side of them!), plenty of parking, a lovely and fully equipped kitchen, beds galore, a BBQ, easy access to Pt. Reyes Station and Inverness... I could go on and on. Tom, the owner, was responsive to email (much appreciated when you are, like me, using VRBO for the first time and don't totally understand how it works) and even sent along restaurant suggestions, directions, and a note welcoming Raven's Roost guests. I recommend this place highly to anyone wanting to plan a getaway for a large group. We had spectacular weather, but I can imagine the place being equally charming on a cold, rainy day. I will be back, that is for sure!

We brought together two families for a family Christmas gathering, and Raven's Roost provided the perfect setting. As others have noted, the space is roomy so that no one feels underfoot or crowded, but also cozy and inviting - we spend a lot time lounging in the main room. And, there are plenty of separate bedrooms and nearby trails for those needing a break from the group! The space is clean and well maintained, but also comfortable for children (we had two children in our group, 6 and 8). My only regret about the amenities was that I didn't use the hot tub more often! In terms of the surroundings, a nice surprise was the Inverness Ridge Trail. Blessed with some unusually warm December weather, we hiked to/from Limantour Beach - took us all day, but so worth it. Made us feel lucky to live in CA. Another highlight of the sunny weather was that view! We could see--and even hear cows--clear across Tomales Bay. As the trip organizer, I was particularly impressed with Tom's responsiveness throughout the whole process from booking to departure. He was consistently accessible via phone and email, and very clear in his communication and responses to my questions. In fact, he was the only VRBO owner to give me a call after I submitted my initial inquiry. Finally, Raven's Roost is a true value - very affordable without sacrificing quality, cleanliness, and detail. The poinsettia and complimentary bottle of wine were a welcoming touch. We would definitely return and I'll recommend RR to other large groups!

The kitchen is excellent, and the house is quite roomy and comfortable. The view from the windows is stunning. We plan to stay in this house many times in the future.

Our stay at Raven’s Roost was terrific! The house is so beautiful. We woke up with the sun blazing through the window and the fog below. The fog drifted away early and we enjoyed the Point Reyes Station Farmer’s Market and Heart’s Desire Beach. It was a thoroughly wonderful stay.

Three couples with lots of individual plans shared a wonderful retreat at Raven's Roost. The property is spacious, allowing privacy for everyone. The living and dining rooms and kitchen were perfect for sharing cooking and meals, and the wi-fi allowed us to do some work as well. The decks and hot tub allowed us all to be outside and enjoy the view, the stars, and the fog moving in and out across Tomales Bay. We sat and read, soaked, visited, hiked near the house and also on several Point Reyes trails (all wonderful). Went to Limantour, to Drake's Bay, Chimney Rock, to the Lighthouse - saw whales, elephant seals, even a bobcat (not near the house). Ate in Point Reyes Station, had coffee, shopped, looked in the galleries. One of us had to join the group a little late, and reported getting from Berkeley to Pt. Reyes Station in just about an hour. This place is easily accessible but feels SOOOO far away! Owner was terrifically helpful and available by phone for questions. Furnishings, kitchen equipment and bedding were all just great - there is one charming but very beat up green leather chair that stayed occupied most of the time. For our purposes this was a perfect place. I'd recommend it to everyone, but you'd need to keep a close eye on small children. We had a fire going in the evenings in the wood stove - took the chill off and kept us cozy. Sunrise from the hot tub? Just dreamy! And the weather was perfect as well.

About the owner: I've loved the Point Reyes area since I first moved to California.

                  Why the Owner Chose Inverness:
While hiking trails in Point Reyes, I once came upon a group of just a few houses. I had no idea there were houses with such views of the park. I actually decided to buy this house upon taking my first steps onto the driveway. It is that incredible.
