Old Florida Village is another of the new beach communities located along the pristine white sand of the Beaches of South Walton County, Florida. Area amenities within a short walk or drive include Florida's most beautiful beaches, award winning restaurants, miles of paved bicycle/walking paths, and great shopping/entertainment areas.

'LAYZE DAYZE' is brimming with special touches throughout the entire home. Much thought and time went into choosing the colors and furnishings in the home. This home features all the comforts of a home away from home, but with great views and atmosphere.

Features of this outstanding home include hardwood floors on the first level, stairs, and upstairs hallway, luxurious deep pile carpeting in the bedrooms, and crown moulding throughout. Each room is equipped with Plantation Shutters to allow maximum privacy and sunshine. This beautifully furnished three bedroom beach home features two and a half baths and sleeps six to eight comfortably.

Bedrooms feature a king-size master bedroom with a great reading area, recliner, walk in shower, and private balcony. The balcony includes a 'must try' hammock and captains chairs. The guest bedrooms feature a queen-size bed and twin beds. Twin inflatable beds provide additional sleeping accomodations for two people.

Every room is equipped with Cable TV and/or DVD/VCR player. For anyone who must 'work' while on vacation, 'LAYZE DAYZE' is equipped with High Speed and Wireless Internet.

The kitchen features exquisite tomato red cabinets, black granite countertops, and top of the line black Kenmore appliances. The lime green furniture of the living area is accented with carefully chosen tropical prints, plants, and accent pieces. A number of games and reading materials are provided for those who tire of TV.

The back porch spans the entire width of the home and is completely furnished for restful afternoons of reading/resting/lounging, or outdoor breakfasts/lunches/dinners in the privacy of your own back yard. A gas grill is also included for the convenience of our guests.

Our beach home overlooks one of the two community pools or you can take the short 500 yard walk to the beach to sun in the famous Emerald Waters of the Gulf of Mexico. Four restaurants and shopping are within a five minute walk of Old Florida Village. Almost anything you may desire for your appetite, pleasure, entertainment, or comfort are within a five mile radius of Scenic 30A.

RENTAL PROCEDURES: Our rental rates are listed below. TAXES AND CLEANING FEES ARE INCLUDED IN THE WEEKLY RATES. MONTHLY RATES ARE PLUS TAXES AND CLEANING FEES. When the Contract is returned, a Non-Refundable Deposit of 25% of the rental price and a Refundable Security Deposit of $250 is required to reserve dates. Any exceptions to this Non-Refundable Rental Deposit Policy are listed under Cancellation Policy below. The rental balance is due two(2) weeks prior to your stay. The Refundable Security Deposit of $250 is returned within 10 days after your stay if there is no damage to the property. Please make these deposits in two separate checks. You must be 25 years old to rent this property. This is a No Smoking/No Pets Property and the Golf Cart Is Not Included.

CANCELLATION POLICY: Cancellations must be made 60 days prior to arrival for refund of rental deposit less the administration fee (10% of rental deposit) and full return of your security deposit. If you book within 60 days of your arrival date, you will have two weeks from the time you make the reservation to cancel with a full refund of your rental deposit less the administration fee(10%) and full return of your security deposit. If you cancel after final payment has been made and if we are able to re-rent the property, your rental fees and security deposit will be refunded less the administration fee(10%) of your rental deposit. If another renter cannot be found, there will be no refund after the final payment has been made.

REFUND/SEVERE WEATHER POLICY: Refunds will not be given for late arrivals or early departures. If hurricanes or other extreme weather conditions occur,the County Emergency Management Offices of Northwest Florida in conjunction with the National Weather Service may issue a mandatory evacuation notice. Only at that time will refunds be pro-rated from the time of your departure. If no evacuation notice is issued by either government agency and you choose to leave before the end of your reservation period or to cancel because of the potential of threatening weather, neither refund nor compensation will be made.

                  About the owner: Alice and I are both retired educators from Tennessee. We have been married 44 years and have been coming to the Florida Gulf Coast for about 35 years. We loved every place we stayed from Pensacola, Fort Walton Beach, Destin, Sandestin, and Grayton Beach to our current home on 30A on the Emerald Coast. When we found our home in Old Florida Village on Santa Rosa Beach, we knew we were home. We hope you enjoy our home as much as we have.
