The condo was stunning, VERY roomy (we were two couples) with top notch accoutrements! As a long-time VRBO client who has rented many NICE properties, this was the best with a kitchen outfitted for the most discerning chef! However- construction in the unit above us was VERY noisy, from sun-up to after sun down."

"Oh! I could write a book! The VERY best thing about this house was William. His heart and soul as caretaker of this house really shines as he works so hard keeping busy with the day to day responsibilities of keeping up with such a property. Williams hustle along with constant availability to us gave us a lot of confidence that all was well. He's just an all-around nice guy whom we appreciated greatly. We all loved him. The owners of this property are very fortunate to have him. Of course the beautiful sand, blue waters, private pier and having a cool and very clean house was a plus as well! The furniture, beds, bathroom, kitchen was all super clean and made our stay most comfortable. William pulled out the Cornhole game for us and played plenty of games that was so much fun. One of the little things about this house that impressed this West Texas girl was the water hole at the front steps filled with clean water to wash sand from your feet before entering the house. A super cool feature I wish I had at my own house! Another thing I noticed when I walked in was how it looked in person compared to the site's photos. It looks sharper, cleaner and more comfortable and homey than the photos on a computer screen can convey. My kids loved the view from the roof where we spent several evening moments enjoying the weather and scenery. We all truly loved this house and did not want to leave!"

"We booked Villa Incommunicada for a large family vacation, 11 in total. The house was everything to be expected, based on the reviews and photographs. There were a few disappointing factors, namely the kayaks that weren't in existence. There was one kayak on the dock but, only one paddle that was quite torn up. The sand off the pool area isn't really sand, more of a cement-rocky base but, this is common on the island - just don't expect a white sandy beach as it's near impossible to find on the island. The couches in the lower living room could use replacing, not much cushion left. Overall though, the house was more than adequate and perfectly comfortable for our entire group. German, our host, was more than accommodating and the food he provided was probably some of the best on the island. By far the best rice and beans we encountered and the scallopped potato dish they made was out of the world! If I could take the trip again, I would have German provide more of our meals as they were outstanding. We arranged for German to pick us up at the airport, with all of our golf carts and they were right on time and so helpful in navigating the luggage pick-up, etc. Use German to set up all of your expeditions and for any recommendations, he does an excellent job taking care of everything."

"The house is beautiful. The balcony is amazing, the pool is great, rooms are fantastic size, you get two kitchens...there is a lot to like. Abner is helpful and very friendly (as was everyone we met). Brittany was responsive throughout in planning the trip. Chris was really helpful in getting us to and from San Pedro. The resort (Porto Fino) is a nice resource for activities (diving, snorkeling...if you are a diver, make sure to insist on a Wall Dive-- Mexico Rocks Canyon is really great).
There are some quirks to staying here. Be aware the getting here takes some doing-- you have to take either a plan or a boat from Belize City to San Pedro, and then another boat that takes you right to your own dock. Not a problem; just know that's coming. There was a problem with the pipes while we were there. The team did a great job of fixing the problem quickly. The water got all over the floor and we had to use a bunch of towels to clean it up. We were told that we were going to get a complimentary cleaning because of this inconvenience, but nobody ever came.
The carts were great to have, but came with some quirks as well. They have a hard time when it is muddy and wet on the dirt road that is used for travel. They stall out, and you have to dry the spark plugs to get them restarted. Riding the roads was fun for our group, but it is muddy and stinky, with potential to stall out or get stuck. It would be nice if the cart company would provide more instruction on how to use the carts. When we got there, there were two carts waiting, as promised. However, neither would start and we had to get somebody to come out. They had to replace one of the carts (they had to replace one again later in the trip) and finally got the other going. They then tied to collect more than 125% of the price that I was quoted by Brittany for the carts. I was able to do some negotiation, but be ready for some haggling.
Overall, the trip was beautiful and full of adventure. I would certainly recommend staying here if you don't mind being off the beaten path a little bit."
