"My wife and I stayed in F1 for 4 wonderful days.... Princeville is a great area for relaxing and enjoying the garden isle. We found the condo to have a great layout and all the things you would expect in a small home away from home. Although we didn't cook in the unit much, everything was there to prepare great meals. It location was great for us and we ventured to all the local beaches and shopped in all the shops. The Foodland store was convenient and we enjoyed classic to die for dining at the St Regis. I wish I was a golfer, because the course looked fabulous.
The pool was cool as it was somewhat cloudy with rain in the evenings, but nice and clean and right next to the unit. Besure to get out early to photograph the sunrise, which was extremely colorful.
We recommend this unit for a great Hawaiian vacation. The price was right, also."

"I searched for the perfect beach house in Kauai for a special family vacation to celebrate our lives together. Grandparents, parents, and grandchildren ranging in age from 5 to 22. Musts were five bedrooms, a large kitchen where we could cook together, outside dining, beach views so that my husband could watch his grandchildren swim (no road in between the house and the beach), a safe beach protected by a coral reef, access to a dialysis center, and close proximity to Hanelei and the Napali Coast where my husband and I spent a wonderful vacation more than 20 years ago. It was as though a foresighted human being created this special paradise made to order for our family - and made it available at the exact time we wanted to be there. Joanne at Kauai Island Vacations was wonderful to work with and found a company to provide a beach wheel chair - which one of her co-workers even delivered to the house for us. Grandpa was able to sit in the wheel chair at the edge of the lawn, even closer to the beach than I'd hoped, and be a part of many hours of beach time. (Note: As there are steps to the house people with disabilities will need assistance to come and go.) Summer swimming lessons paid off and our five year olds were snorkeling like pros within hours of arrival. Teenagers left FaceTime and computers behind to search for fish and swim with a sea turtle. Long dinners on the lanai were fun and festive. A trip to Ke'e beach was a wonderful picnic and snorkeling day. Sushi at Bouchons Hanalei, an upstairs restaurant with views of the mountains and waterfall, gets a thumbs up from children and grandchildren. Floating on the gentle waves at dusk to watch the clouds with brilliant colors of the sunset; at night to watch the stars, were peaceful and beautiful moments. The memories of this perfect family gathering in paradise are now a part of us and will help sustain us through more difficult times. We deeply appreciate the owners of Annini Beach House for making it available to us and to Kauai Island Vacations for their competent and attentive service. "Walked into the house and immediately it smelled both clean and like the outdoors (windows were open obviously). There was cable, wifi, washer/dryer, and great cookware! They didn't miss a thing. Everything from coffee filters to cooking oil to a clean sponge was there.
the couches and bed were very comfortable. You could hear nature right outside the windows. Sometimes nature consists of roosters at 8am, but it was very peaceful.
The only remotely negative thing about it is the water temperature fluctuates and the bathroom light won't turn on sometimes. But neither of these things were a big inconvience. Also make sure to keep the screen door closed or Mosquitos will be ridiculous.
Location was great. 10 minutes to princeville, 20-30 to lihue. On a clear night you can see what looks like millions of stars! They also supply beach chairs, a grill, a surfboard, and even a kayak!
Overall I found that the reviews raving about this place were all incredibly correct. Hosts were incredibly nice. I've decided I want to live in this place."

"Even more than the exceptional cleanliness of this estate; even more than the tasty decorating; even more than the well set up kitchen; more than all that, just the sunshine hitting you on your face first thing in the morning sitting on the lanai and gazing down on a landscape of rushing water courses and an incredible park - that's what completely blew my mind! This place is like no other!"
