The Rio de Oro house is a 2-story house with a maximum capacity of 20 people, it has a garden, swimming pool and barbecue, perfect for your family gatherings or friends.

With 270 m2 built and 700 m2 of land, it is located in a quiet area next to a river, in an urbanization 5 minutes by car from the center of town, and 5 km. from the beach of Sant Antoni de Calonge, on the Costa Brava.
In the surroundings you can enjoy the best beaches, a large number of outdoor activities, leisure, local culture, and a rich gastronomy of km 0.


HOUSING DESCRIPTION:

Abroad:

At the foot of the road, inside the property there is a delimited parking space for 4 cars, and a small play area.
The entrance to the house is only accessible via the exterior stairs.
The main artificial grass garden is located on the lower floor, with views of the river, it has a swimming pool with beach, hammocks, outdoor shower, clothesline area, and barbecue area, dining area and chill out area.


Inside:

This house has air conditioners, and all beds have a winter or summer pillow and duvet (depending on the season). Sheets and towels will be available if the client requests them.

Main floor:

Small hall with dining room-living room and American kitchen.
The kitchen is equipped with kitchenware for 20 people, oven, gas stove, two microwaves, freezer and refrigerator, dishwasher, toaster, mixer and chopper, three types of coffee makers (Italian, French, and espresso), mini toaster oven, pots, pans, utensils and cleaning products.
Three bathrooms with shower.
Small room with washing machine, iron, ironing board, hair dryer, first aid kit and cleaning and disinfection utensils.
Five rooms, all with single beds (90m x 200m), with a maximum total of fourteen beds.

Low level:

Access to the interior of the ground floor is only through the exterior stairs, it is independent from the main floor.
This will only be accessible when there are more than fourteen people with a maximum of twenty or if the client requests it.
It is a large air-conditioned room independent of the main floor, with a bathroom and shower.
This has a capacity of one to six single beds (90m x 200m).

THE FOLLOWING EXTRAS ARE NOT INCLUDED IN THE PRICE, but you can contract with the property:

·Final cleaning: €230/ 12 maximum hours of work (You can hire it with us or do it yourself)
·Sheets and shower towels: €15 2 nights / €20 +2 nights (Price per person) You can hire them with us or bring them yourselves)
·Pets: €40 for the total stay of each pet (It is mandatory to hire when pets are staying)

House rules
-Final cleaning is mandatory, the house must be left clean and tidy as it was found. (you can contract it with the property)
-The use of sheets is mandatory. (You can contract them with the property)
-Garbage is deposited in the recycling containers at the entrance to the premises. -It must be recycled according to European regulations.
-Outside music is not allowed and outside sound in general is allowed from 10:00 a.m. to 5:00 p.m. to 11:00 p.m. by municipal regulations.
-Before bathing in the pool, you must take a shower and completely remove the body cream.
-Only charcoal can be used on the outdoor barbecue, not firewood.
-Only the number of people for which the rental is made, or agreed with the property, is allowed.
-The use of small plastics or the abandonment of garbage outside is prohibited. (Ex: confetti, artificial petals, cigarette butts...)
-You must communicate any type of event and pet stay.
-They must make civic use of supplies, housing, the environment and respect the rest and tranquility of the neighbors.
-Departure times must be respected. (before 10:00 a.m.)
-Any type of damage caused must be reported.
-You cannot access the different areas of the roof.
-You can only throw dry toilet paper in the toilets.
-Smoking is prohibited inside the home.
-Charging of electric cars is not allowed inside the property. (video-monitored parking)

Failure to comply with the rules entails monetary sanctions, and eviction from the home if the owners or the police find it necessary.
On the day of arrival you must pay:
-Tourist tax: €2 per person per night over 16 years old.
- Deposit for possible damages: €500 can only be paid by card.
- Any extra you want to hire.
-Any remaining payment of the rent if this has been agreed before.
