Luxurious, beautifully designed 750 SF guest house in the geographic center of Seattle's sought after Ballard neighborhood. Located on a quiet, tree-lined street with close proximity to public transit, great restaurants, and shopping. Rated "Very Walkable" by Walk Score.

This "tiny mansion" is brand new, with tons of vintage Seattle charm incorporated throughout. Exceptional design features include old growth and reclaimed cedar ceilings, vintage doors, clam wood mantle and high end kitchen and bath finishes. An efficient heating and cooling system will ensure your complete comfort year-round.

The two-story Carriage House is located on our property, tucked neatly behind our home. Thoughtful fencing and landscaping provide as much privacy as any of us city dwellers can expect. There is a private garden and outdoor dining area for your enjoyment. The Carriage House is accessed via a driveway that is reserved exclusively for you during your stay and can easily accommodate two cars.

Downstairs is an open layout with a comfortable living area, ample seating, charming electric stove, Cable TV with streaming options, dining area, and fully equipped kitchen.

Ballard boasts dozens of amazing restaurants, but you also have the option to prepare your own meals in the full kitchen. You can expect to find all of the basic cookware and utensils needed to prepare a gourmet meal. There are even a few regional cookbooks to inspire you! On Sundays, be sure to check out the Ballard Farmers Market, one of the best of its kind in the world, and pick up all the freshest ingredients for your dinner. A dishwasher conveniently makes cleanup a snap. In the mornings, enjoy coffee, tea, fresh fruit, assorted hot cereals and cereal bars (provided).

Upstairs you will find a bedroom with a queen bed, spacious bathroom, washer & dryer, and a desk, perfect for work or can also be used as a vanity. Don't miss the stunning quartersawn oak antique doors which were salvaged from Seattle's Palladian Hotel, built to accommodate prospectors during the Klondike Gold Rush.

You will love the cozy bedroom, with exceptionally comfortable Simmons Beautyrest mattress and white linens. Relax in bed while gazing up through the skylight at the gorgeous birch tree overhead. On stormy days, the sound of rain on the skylight above is enchanting. The bedroom window and skylight have accompanying black out shades for mornings when you prefer to sleep in. There are charging stations on each nightstand and a dresser and two closets are available for you to unpack and settle in. Two clean and cozy robes will be provided for use during your stay.

Discerning guests will be delighted by the selection of quality, 100% down pillows available (down alternative available on request) in the "Pillow Library" - our curated collection of luxury pillows. Whether you are a side, back or stomach sleeper, you will discover the perfect pillow for you. Each pillow is encased in a hypoallergenic cover and covered with a 100% cotton 600 thread count pillow case.

Just outside the bedroom is a spacious and beautifully designed bathroom, complete with walk in shower, custom vanity and gorgeous tile work and fixtures. Fresh white towels, hair dryer, and luxury toiletries are provided.

A brand new washer, dryer, iron and ironing board are hidden behind louvered doors for use during your stay. There is also an open work space upstairs for all of your writing needs.

The Carriage House is stocked with assorted board games and a small lending library to keep you entertained on those evenings you wish to tuck in early. The TV (with cable, Netflix and streaming options), reliable wifi and Bluetooth speaker will round out all of your entertainment needs.

About Virginia McFadin

Hello! It's nice to meet you. I love hosting and meeting wonderful people from all over the world. My "real" job is running my fundraising event consulting business from home and raising my young child alongside my wonderful husband, Brian. We have lived in Seattle for almost 20 years and think it is pretty much the most beautiful place in the world. We love to travel, but haven't been able to do it as much since our son was born, so now we bring the world to us by hosting travelers on our property.

As a family, we love to travel, cook delicious vegetarian food, and spend time with our extended family who also live in the Pacific Northwest. I am an avid crafter, DIYer and semi-expert knitter. At any given time, our house is covered in fabric, glue, wood scraps and pretty much anything that can be used to create pretty things.

When our family travels, we choose to stay in clean, comfortable, and well designed spaces and - in turn - we strive to bring these qualities to our guests. I fancy myself as a real innkeeper and take my job as a host seriously. I want to make sure you have a wonderful trip and be certain that you have everything you need to relax and settle in, including giving you your privacy. Of course, I am always more then happy to give recommendations and tips whenever requested.

Excellent stay in great neighborhood!

We really enjoyed our stay in the carriage house. It was cute with great character - everything brand new and very clean! Virginia was a great host, stocking the house with some breakfast snacks and juice and available for any Seattle advice or recommendations. It was close to great Ballard restaurants, coffee shops, breweries, and a quick drive or bus ride into downtown. Highly recommend the Earl Carriage House!

Wonderful retreat in the heart of Ballard

The Earl Carriage House is a wonderful place. It's in a quiet neighborhood yet close to all Ballard and greater Seattle have to offer. The interior is beautifully done and quite comfortable, with extra touches like full kitchenware, soft robes, a choice of high-quality pillows, and warm throw blankets. It is spotlessly clean, too!

Virginia is a top-notch host who is very responsive and provides for everything, including some food to get you started. Yet she also gives you complete privacy when you're there.

I will definitely be booking this place again.

Over and above expectations.

This beautifully designed, immaculately clean cottage is quiet and ideally located. We have used VRBO many times and have always been satisfied because we avail ourselves of the extensive info on the website regarding the units ( pictures, reviews, etc.) These owners, however, provide the utmost in hospitality with lux touches. We arrived late at night and were greeted with dim lights, soft music, the glow of firelight and enough snacks and breakfast foods to hold us for days. The linens are soft and fluffy. More like staying at the Ritz than the Marriott. A wonderful stay.

Lovely carriage house for our Seattle visit!

I can't say enough good things about our experience. We are a family of four (two boys ages 13 and 10). Ballard is a great area to launch our adventures from, and the accommodations were most excellent in all aspects.

I must say, through a brief email exchange with Virginia, I mentioned that my youngest son had significant food allergies (egg/milk/nuts). Through no prompting, we entered the carriage house after a long day of travelling to a welcome basket that was entirely food safe for our son. That has never happened in any stay we've ever encountered. This touch was so very thoughtful and really made us feel welcome. When we return to Seattle, we will be sure to return to this property.

The Earl Carriage House is located on a beautiful tree-lined street in a quiet, residential pocket of the exciting Ballard neighborhood. There are many families in the neighborhood, so expect to hear the sounds of children playing in adjacent yards and the distant chimes of ice cream trucks circling the block on balmy summer evenings.

A selection of coffee shops, restaurants, and even a small grocer are within an easy five block walk, or, walk a little further to historic Old Ballard and discover countless shops, bars and restaurants. Beautiful mountain, water and sunset views are just a few blocks away. We suggest taking an evening stroll to Sunset Hill Park or visit nearby Golden Gardens Beach to watch the sun set over Elliott Bay with your toes in the sand.

There is so much to see and do in Ballard, but you will also be close to many other fantastic areas such as Fremont, Wallingford, and Queen Anne. Phinney Ridge and the Woodland Park Zoo are a 10 minute drive from the Carriage House. Ballard is just a 15 minute drive to downtown Seattle and public transportation is just a few short blocks away.

Here is a little more about Ballard from Visit Seattle:

A little bit maritime-centric enclave, a little bit hip foodie hotspot. As the Nordic Heritage Museum confirms, this neighborhood remains proud of its Scandinavian roots and hard-working maritime past. The vibe has greatly changed in recent decades, though, with Ballard now known as one of the hottest going-out hubs in town.

EAT

When in Ballard, it’s a no-brainer to queue up for sensational eats at Renee Erickson’s The Walrus and the Carpenter (just be prepared to grab a cocktail while you wait; try Percy’s & Co.). But first, begin the day with huevos rancheros at Señor Moose or fresh guac and lunchtime tacos at brand-new Gracia. Bitterroot puts a Northwest spin on barbecue (accompanied by cheddar grits and cast-iron cornbread), while Ballard Annex Oyster House sets the scene with tanks of whole Dungeness crab. Definitely head outside of the main Old Ballard center to savor Delancey, the ever-so-charming pizza project of husband-wife duo Brandon Pettit and Molly Wizenberg. Loyal regulars scour the treasures stocked at Ballard Consignment, which offers 30,000 square feet of goods, from vintage apparel and glassware to art deco furniture pieces.

PLAY

Strolling Golden Gardens, a picturesque public park featuring wetlands and a sandy beach along Puget Sound, proves a popular activity in any month, and everyone loves watching the year-round activity at the Ballard Locks. The locks are an engineering marvel that raise and lower water levels so boats can travel between freshwater lakes and saltwater Puget Sound. The Sunday Ballard Farmers Market features an impressive lineup of vendors that range from farmers and florists to fishers selling fresh-from-the-sea finds. Breweries seem to multiply here by the month; consistent greats are Peddler Brewing and Reuben’s Brews.
