Peper is a cosy cottage in the heart of rural Kent. Converted stables.

This cottage is in a very peaceful location but close to both Canterbury and Sandwich. The seaside towns of Deal, Margate and Whitstable are also very accessible. So instead of being in the busy tourist locations this is a more relaxing option.

Come and enjoy a stress free time in the cosy cottages in the garden of England. Both the cottages are fully equipped with a fridge/freezer, dishwasher, washing machine, oven, four-ring hob, microwave, butler sink, iron/board, dryer rack, vacuum cleaner, TV/DVD player, Wifi /broadband internet access. Bed linen and towels are provided.

Enjoy a glass of wine relaxing in the private garden with sun loungers, picnic table, parasol and barbecue. Bicycles are available to borrow at your own risk. One very well behaved pet is allowed. Smoking is not permitted anywhere on the property.

The cottage is located at the edge of a village which has a
small well stocked shop and excellent butcher. There is also a friendly local pub and excellent Copper's café in a garden nursery. All these walking distance.

The cottage is in the grounds of Hardacre House which was built in the first part of the fifteenth century. Its most famous occupant was John Twyne, the last headmaster of St Augustine’s Abbey school and the first of Kings School in Canterbury after the Dissolution in 1541. He was Alderman, Mayor and MP of Canterbury and even spent time in the Tower of London when he offended King Henry VIII! He married Allice Peper of Hampshire in 1525 and they spent many years in Preston.

Exactly what we were looking for! A quiet place with a great pub nearby, and truly friendly people. A great location to visit nearby attractions and up north to the beach.

The property was very dog friendly. It has throws to protection the living room furniture, the garden is fence and the village green is just across the Road. I was working in Canterbury and it was ( mostly) an easy commute although it did get congested around Christmas! The kitchen is well équiped and Henrietta responded very quickly when I requested additional items. The cottage is well supplied throughout. I have enjoyed my stay and would definitely come back if I work at the Marlowe in the future! Thank you, Henrietta!

A beautiful cosy place

Me and my husband stayed here for a few weeks and we found our stay very comfortable. It has everything you need and most importantly the hosts Henrietta and husband are very warm and welcoming and always there to help. We will definitely be staying here again in the future :)

Lovely stay

Lovely place, remote and not far from the Coast, Canterbury and Dover. Had a nice Welcome, Hosts are very friendly, the cottage ist well equipped and hast a little Garden to relax.

Comfortable cottage stay

Peper cottage is a comfortable and well equipped property, ideal for a couple who like the countryside. Peaceful and a little secluded, but not too far away from all that east Kent has to offer. We thoroughly enjoyed our stay.

Last minute stay

We needed a place to stay last minute and found this property. Very quick response great service lovely cottage in a beautiful spot. Henrietta the host was very friendly and helpful. The cottage is lovely and very well equipped and there was even a welcome pack which was much appreciated. Would definitely recommend and would stay there again. Thank you Henrietta.

Everything we wanted.

The property was cosy and comfortable. It was a great starting point for cyling around East Kent. Henrietta greeted us and gave us some suggestions on the best places to go at this time of year. Another fabulous holiday.

The cottage was well equipped, it had everything we needed.

We have stayed here 4 years in a row and just love it. The cottage is just right for a couple. It is warm and cozy with everything you need for a relaxing holiday. We cooked breakfast each morning and ate out 5 evenings, and ate in 2 (M and S meal for two). East Kent is fantastic for cycling around with so many route choices from the village. Henrietta suggested a route following Norman churches which was a great day. A super place to stay and visit.

wonderful base to explore East Kent

This was our second visit to the cottage in Preston, and it was just as good as before. The cottage was clean, well equiped and very comfortable for the two of us. We loved the peace and I really liked the still quiet evenings and nights, you can properly see the stars. East Kent is full of things to do and has super cycling all around, a cycle route passes the cottage. We enjoyed going places we had been before and finding new places to go, we searched out windmills this time.

a lovely peaceful week.

The cottage is first class, just perfect for the two of us. It has all the kitchen stuff you need, seating was good for our breakfasts and the sofa comfy to watch the T.V or read in evening. We both got good nights sleep in the bed and the bathroom is well appointed. The cottage had a bright traditional feel to it. Preston is a great wee village, we got local pressed apple juice and papers from the shop, bacon for our breakfasts from the butcher, and beers from the pub, what more do you want. We did loads of cycling and found the quiet small roads great to explore with plenty of places to visit. Overall, we had super week in Kent.

Just an okay stay. Welcome juice and bread in the fridge. However error with fridge being turned off, so lost some of my specialist foods. Apology received, but deteriorated food wasted. You will need extra loo roll. Only one provided for the week! Didn't have a five star experience sadly.

Review for Pepper CottageI recently stayed at Pepper Cottage and, unfortunately, it was a deeply disappointing experience. Although the host did apologise on the morning of my arrival for the substandard cleanliness—citing that their cleaner was off—it was immediately clear that no amount of cleaning could make up for the overall condition of the property.The cottage is tired, run-down, and in desperate need of attention. Mould is visible in several areas, the paintwork is worn and peeling, and the entire space feels neglected and outdated. The kitchen appliances, particularly the cooker and toaster, were so unpleasant that I couldn’t bring myself to use them.After raising my concerns with the host, and following a heated discussion, they agreed to refund most of the 80 cleaning fee—once I submitted a formal complaint to Vrbo along with a detailed set of photos clearly documenting the issues.If you are expecting a high standard of cleanliness and a reasonably comfortable, pleasant environment, I strongly urge you to think twice before booking Pepper Cottage. Sadly, it did not meet even the most basic expectations.

Dear John, We are very sad to hear that your stay did not meet your expectations. We were somewhat surprised as we allowed you to inspect both our properties before you made your initial reservations. It was complicated for you to reserve as you were trying to book at our busiest time of year Aug/ Sept. The cottages were being blocked and so dates were changing during the time you were deciding what to do. Also you were asking for a discount for 2 months and then things changed as one of the cottages was blocked. You then changed your mind and said you wanted only one month reservation. I explained that my cleaner would have to come and clean the relevant cottages 3 times during your stay. On your move to Peper cottage my cleaner was admitted urgently to hospital early that morning. You asked to have access as early as possible and this made the situation difficult as I was without a cleaner. I told you of this and said I would make good as best I could but it might not be perfect. It was not perfect I do appreciate but we did reimburse you with the cleaning fee immediately. Furthermore when you had problems with the TV and can opener we came immediately to help you. It was very disappointing to receive your review. We have taken into account all your comments and these will all be dealt with. Furthermore the clients that came to the cottage after your departure were very satisfied and gave us a 5 star review. We wish you well in your move to Scotland.

Escape to Kent

Good online description of property where we needed a secure garden for our dog. Situated in a pleasant village in rural Kent but with good access to country and seaside . The village was very friendly and with a pub and a cafe within walking distance. We also appreciated the welcome groceries . It was also good to get large bathroom towels rather than small ones often supplied in holiday let’s. Finally although the property was in owners grounds they were very unobtrusive and the property was secluded and private.

Nick is the most delightful person. He came with his cat and was very self sufficient. Nick is in a wheel chair he is very independent and needs a ground floor accomadation. Communication was excellent and highly recommend him as a guest.

A stay at Peper Cottage

A lovely, restful stay for a week at Peper Cottage, wonderfully situated in the heart of the Kent countryside. The cottage was perfectly adequate for two, comfortable bed, plenty of hot water, modern kitchen appliances and parking. Good wi-fi, great t.v/ dvd and two sunbeds and a picnic bench in the generous, private outside space. Enthusiastically greeted by our host who was more than kind and friendly and had left a few tasty supplies for us which were very welcome. The only downside was the property looked a bit 'tired' in places. Things needed replacing ie: sunbed cushions and the BBQ of which you would not use as it was so dirty. We were asked to take our own bed linen and towels due to Covid but hand towels were supplied and tea towels. For me, there was an issue with mosquitoes ( a seasonal problem I am sure). All in all a lovely stay in a beautiful area.

Relaxing getaway

Nice secluded cottage, very quiet. Could be signposted better. Good base for exploring all the seaside places around Kent. Nice friendly welcome and welcome pack. All in all a nice relaxing break.

Super holiday

The cottage is just perfect for me and my wife. We had a great two weeks here. The cottage has all that you need for a relaxing holiday, we have stayed before and it is like a home from home for us. The kitchen is well equipped and bedroom and bathroom are also well appointed. We BBQ’d a few times which worked fine. The wifi works good, we listen to internet radio when we are there. The cottage is on Mill Lane which is a cycle route, the location is perfect to start cycles to either the coast or the countryside.

Family Holiday

It was greatly appreciated to find a food hamper on our arrival. The accomodation was both comfortable and well equipped. Our dogs appreciated the enclosed and secure gardens which were very well kept. Loved the peace and quiet but within easy reach of many of Kents attractions. Pity we couldn't have booked the weather!!

An ideal getaway

Peper Cottage is an ideal getaway for those wanting privacy, whether this is for the purpose of work or to explore the Kent countryside. It is clear that Henrietta and David have the experience to know how to strike the perfect balance between remaining low-profile and allowing guests their independence and being there should the need for assistance arise. There was a fridge stocked with local produce when I arrived, and I couldn’t have felt more at home. I used the cottage, during my stay in March-May, as a base to discover some of the beautiful coastline around Ramsgate and Broadstairs and beyond. The enclosed private garden was also the perfect place in which to just sit and do my thing and watch the nestlings vying for the attention of their parents. I couldn’t recommend this beautiful place highly enough, or, indeed, the hospitality of my hosts.

Lovely spot, really quiet (apart from the birds which we loved). Great village with everything you need. Very thoughtful and helpful hosts. All in all, 10/10.

Ideal get away for two in lovely countryside.

The description of the cottage was good and photos were helpful. We were able to be in contact with the owners via the website and could let them know time of arrival. Could also ask any questions before leaving home.

オーナー : Henrietta Kelly

David and Henrietta have been living at Hardacre House for 5 years. They were married 8 years ago and have decided to move full time to "The Garden of England".

They running courses for foreign adults and younger students who want to improve their English in the main house and offer 2 self catering cottages which are adjacent to the main house.

David has lived in Kent and London most of his life and loves gardening, playing tennis, walking and biking. Henrietta has lived in France and Chile and also loves an active outdoor life much the same as David! They both love travelling and have visited Egypt, Morocco, Tanzania, India and many lovely places in Europe including France, Italy and Spain. We both speak French and Henrietta speaks Spanish too.

They very much enjoy the theatre and there is a great one in Canterbury called "The Marlowe Theatre". When they have time and at the end of the day they enjoy having a good read but usually fall asleep with the book.

They both enjoy good food but most of all using their local products. They are eager to have a good kitchen garden which they are both working on.

They would love to share their beautiful garden which is in a very tranquil spot and an area of outstanding natural beauty. There are beautiful walks along many footpaths around the village and they are close to the sea side with a good choice of different types of beaches. They are also very close to Canterbury with its stunning cathedral and walled city and many other interesting historical sites including two "Cinques Port" towns of Sandwich and Dover, and Richborough Castle. There are the various golf courses in and around Sandwich, with Margate and Ramsgate also close at hand.
They would very much enjoy to welcome you to their home and share some of the secrets of Hidden Kent which they can reveal to our guests when they come and visit.

There are also bikes here if you would like to borrow them. Very flat and great biking country!

In the spring time beautiful walks in the blue bell woods and also very close to the beaches.
