The living room has a well appointed galley kitchen, dining table and a comfortable lounge, and from the comfort of the couch or easy chair you can enjoy the pleasing vista of the courtyard garden through the large arched window in the lounge. To compliment the central heating, an electric ‘wood-burning’ stove in this room adds to the atmosphere of this bright, cheerful, very restful room! There is a book case, games and a wall-mounted Smart TV with Irish, English & international Channels, also a radio/CD player and free unlimited access to Wi Fi.
The kitchen has lovely views of the surrounding countryside and the private patio. It has an electric hob & oven, microwave, large fridge/freezer, coffee-maker, toaster, electric kettle, dishwasher, washing machine, tumble dryer, iron, ironing board, CD/radio, and there is a stylish, extendable dining table with seating for four.
A traditional door with glass panels connects the living area leads to the bedroom and the bathroom, which has a bath/ shower, toilet and hand basin.
The bedroom, alongside the bathroom, has a large 5 ft sleigh bed with matching free-standing furniture and delightful views of the garden and attractive draping behind the headboard completes the fairytale image!
The cottage is located in a delightful courtyard garden that is shared with three other cottages, each with its own private outside space, BBQ and garden furniture.
An absolute hidden gem, Coach House has its own charming, south-facing private patio furnished with table, chairs and BBQ and bordered by traditional stone walls. fragrant shrubs and flowers frequented by birds, bees and butterflies. Coach House is truly a gorgeous suntrap to relax and enjoy some well-deserved R & R!

I absolutely loved my stay in the perfect place to do nothing! The cottage was cozy, the garden was lovely, and the hosts where so friendly! I highly recommend staying at any of the cottages at Warren Farm!
It was a very nice two weeks with many nice excursions, visits and walks. The house was nicely furnished and everything that was needed was there. Patricia was very nice and accommodating and gave good tips on how to plan your vacation.
Our stay at the cottage was nothing less than perfect. We will return shortly. Our hosts were freondly and professional. The location was ideal. We have had the perfect holiday.
Sweet, well-equipped, private cottage in a tranquil garden setting, with easy access to cities, villages, sites and amenities. The generous king bed, a spacious bath with good water pressure in the shower, a well-equipped kitchen and private terrace make for a most comfortable stay. Parking is easy. The wif-fi is strong. Even on cloudy days, the many skylights and windows keep the home bright. The hosts are wonderful! Their years of experience are evident in their offering the perfect balance of service, attentiveness and respect for privacy.
This place was cozy, peaceful and comfortable and had everything we needed for our stay. The house was privately hidden in a garden paradise and was super serene. It was incredibly clean upon move-in and the landlords, Roger and Patricia, were absolutely sweet and very responsive to any questions we had or anything we needed. The house was located down a quiet road in an equally quiet neighborhood, providing for beautifully scenic and safe walks. Our stay here was nothing short of spectacular. We definitely recommend this little piece of heaven.
Patricia and Roger’s cottage near New Ross is simply lovely. Well furnished and decorated. Spacious, comfortable, relaxing and equipped with everything you could possibly need for your stay. Lovely private patio area to relax in surrounded by plants and flowers also completely safe for our small dog! Some very good restaurants in the surrounding area with the Strand Inn at Duncannon serving particularly delicious food. Overall the Coach House is a beautiful place to stay. Communication with the host Patricia was excellent from start to finish. A return trip is a must for us!
The cottage was excellent, small (which is what we wanted) but very well appointed - especially the kitchen. It was clean and comfortable and the owners were on hand and very obliging. The outside area was gated, very important to keep our dog from straying or becoming a nuisance to others.
We took advantage of the information provided on restaurants and places to visit and found the JFK Arboretum and beaches on the Hook peninsula just right for the dog. Also the Dunbrody Famine Ship in nearby New Ross a worthwhile visit.
The Kings Bay Inn served good food (dog friendly) in a very lively setting.
All together an excellent holiday in a excellent cottage that we would definitely recommend to others.
WE WERE GIVEN
We were given accurate directions to the property. On arrival everything was ready for our stay, bedding, towels etc plus all the kitchen equipment, , including dishwasher tablets and a couple of laundry tablets for self catering. We could enjoy sitting in the private courtyard garden. Both cottage and gardens are obviously well maintained. Many fascinating sites of interest to visit not too far away plus books to read in th cottage if it rains!
This is a delightful cottage with everything you could possibly need. Extremely clean attention to detail was evident.
The property is perfectly positioned for all the sights and shops whilst still being out in the country and private.
The hosts were friendly professional and attentive I would definitely book this cottage again
We spent amazing 10 days in the cottage. There was exactly everything needed to stay, the cottage was very clean and fully equipped. The neighborhood is quiet and peaceful. The farm's location is perfect - close to the city and many nearby attractions. The hosts are nice and polite, with a great passion for this place. I would like to highly recommend Warren Farm as a perfect place for rest and having a really good time.
Our 7 night stay at the cottage was everything we were looking for and more. It was equipped with everything we needed for our stay. The bbq was used most evening's and we eat in the picturesque garden. Where you had the most beautiful plants and trees to add to your privacy. Patricia welcomed us on arrival, very friendly lady. We would highly recommend this little treasure of a place for the most relaxing holiday.

This Cottage was the perfect getaway , it ticks all the boxes, we were greeted at the beginning and the end of our stay, The Cottage had everything we needed to enjoy our holiday 😀, it was a very private area outside in the back , enclosed by hedging and flowers 💐 , I would definitely come back. Roger and Patricia live in the main farmhouse, close to the cottages, where Patricia's family has lived and farmed for many generations. We are on hand to chat with guests and help with questions and information.
Why they chose this property
The five stone built cottages at Warren Farm were originally stables, the farm's dairy, granary for corn storage and farm coach house with various other uses over their long and colourful lives. Four cottages have access to the richly planted courtyard garden, while detached Granary Cottage has its own large garden and separate entrance. Each cottage has been converted and re-incarnated into cosy cottages by Roger and Patricia over the past 20 years, with each cottage having its own distinct character and space.
What makes this property unique
Each cottage has its own special features, be it natural stone walls or beamed ceilings, one has a traditional half door, another has a canopied bed and several have wood burning stoves. Each cottage has a private garden area and four are located within a large richly planted garden with lovely views of the Barrow valley, while detached Granary Cottage is set in its own large garden.
