Our home is located just a peaceful, 10-minute walk along the water from the main Rogač ferry dock. You can step right off the boat, enjoy a short stroll through the harbour and native pine trees, and immediately unlock your private apartment without ever waiting in island traffic lines. This premium upper-floor apartment features exclusive access to a massive 48-square-meter private terrace boasting truly outstanding, unobstructed views of the Adriatic Sea. The Space & layout (Sleeps up to 6): Bedroom 1: Comfortably sleeps 2 in a Double Bed. Bedroom 2: Comfortably sleeps 2 in two Single Beds. Living Room: Features a comfortable pull-out sofa bed sleeping an additional 2 guests. Outdoor Living: Enjoy your morning coffee or al fresco dinners on your fabulous and unrivalled private 48m² terrace. Marvel as the fading sun illuminates the bay and Split beyond whilst swallows dance and the Cops owl sings for your theraputic pleasure. Guests also have full access to the authentic brick BBQ located in the property’s peaceful garden grounds below.Rogač Ferry Port: A scenic 10-minute walk (Approx. 800 meters). Perfect for foot passengers arriving from Split—no taxi needed!Banje Beach: A 7–10 minute walk to crystal-clear swimming, pebble shores, and a superb local restaurant. There are a further two pebble beaches within a 5 minute walk of the apartment, one of which is in a secluded cove which you'll often have all to yourself. Grohote Village: A 3-minute drive (or a 15-minute uphill walk) to the island's main hub for the daily open-air farmers' market, bakery, grocery store, coffe shops, local restaurant and pharmacy. Split itself is easily accessible via the 6 ferries per day so you can visit all that the wonderful ancient Roman city has to offer by day and retreat to your own private sanctuary in the evening. Šolta's other attractions such as the beautiful Maslenica with it's superb marina, many restaurants and great beach bar at which you can enjoy sunsets and cocktails and the quaint port village of Stomorska are just a 10 minute taxi ride away or local buses meet every ferry arrival. We had a fantastic stay on Šolta. The apartment is in a beautiful and peaceful location, perfect for relaxing and exploring the island.The apartment was very comfortable and had everything we needed for our stay. We particularly enjoyed the peaceful surroundings, the proximity to the sea and the beautiful views.Colin was very friendly, helpful and easy to communicate with throughout our stay.We really enjoyed our holiday and would happily stay here again. Highly recommended!

We loved the location, the beautiful view from the balcony, and the friendly people on island. The apartment had everything we needed for a comfortable stay — we even survived just fine without a TV! The only things we missed were a parking spot and stronger air conditioning during the hot summer days and nights. Overall, we had a lovely stay.

Relaxing stay on a beautiful island

We enjoyed a very relaxing two weeks in this apartment. It's clearly a well-loved holiday home rather than a commercial enterprise, and, as a result, is very well equipped with everything you might need. The terrace, and the views from it, are the real highlight. Colin, the owner, was very prompt in answering questions and he also provided a lot of useful information. We followed his recommendations for restaurants in both Rogač and Grohote, and both were excellent. Šolta is a lovely island - very green and unspoilt, and very easy to get to from Split.

Lovely but

I stayed here in 2019 and it was perfect so I decided to stay again. I was disappointed this time as there was a lot of dust and a few things where broken or not working properly. I also think some bathroom renovation is needed. But the location, balcony and bedrooms where good.

Perfect

Really nice apartment for the price and overall. Brand new bathroom, comfy living room. When you close the blinds and the windows you cannot hear the cicadas at all. The view from the terrace is gorgeous! You might just stay there at all times for the view and be happy. Read the host's instructions on how to walk to the secluded beach - you don't need to go to any other one and there is almost no one there. We had a great time. That you, Colin.

Toller Ausblick, wunderschöne Terrasse, sehr familienfreundlich!Wir haben die Zeit in der Unterkunft sehr genossen. Der kurze (aber sehr steile) Weg zum Hafen ist perfekt für einen Rundgang um die Bucht. Außerdem gibt es noch weitere kurze Wege zu wunderschönen umliegenden Buchten.Die Kommunikation mit dem Gastgeber lief schnell und reibungslos.Leider ist die Küche sehr in die Jahre gekommen, sodass das ein oder andere Teil kaputt war. Insgesamt aber ein angenehmer Aufenthalt.

Wunderschön mit tollem Ausblick!

Von der Terrasse schaut man auf die tolle Hafenbucht. Die Wohnung selbst ist gemütlich und sauber. Der Weg zur Wohnung ist steil und eng, doch eben dadurch erhält man den super Ausblick. Alles, was man braucht ist vorhanden. In der Nähe gibt es mehrere sehr schöne und leckere Restaurants. Der Kontakt mit dem Vermieter war auch bei kleinen Fragen stets schnell und er hat sich sofort gekümmert.

Why they chose this property

I came to the area on a sailing holiday in 2003 and fell in love with the place. In particular I anchored over night in Rogac bay which is the bay that our apartment now overlooks.
I looked at places on Brac, Hvar and Solta but this was the only place we found that wasn't in need of major works and the only place with such stunning views.

What makes this property unique

Location, location, location!
The enormous terrace with its unparalleled view over the Adriatic looking towards Split is one that one can never tire of. It continues to take my breath away even after 20 years if ownership.
The peace and tranquillity to be found here is fantastic. Solta is quieter than the other islands with a more local feel and yet has the easiest access to Split.
Since the apartment(s) are only a 5 minute walk from the port there's no need to have a car but of course the rest of the island is more easily accessible if you do have one. There are busses if you want to explore the island.
