Very quiet apartment on two levels. Spacious living room with two sofas and view on the front court, dining room, kitchenette complete with appliances (fridge, freezer, dishwasher, kettle, coffee machine, toaster). Floor in terracotta tiles and typical wood beam ceiling. Utility room with washing machine and microwave. Easy stairs with around 15 steps to get to the second floor. One bedroom with two single beds and one bedroom with double bed and the possibility to set another single bed. Bathroom with spacious shower. The apartment is accessible through a large private courtyard with a tiny relax corner.
Garage Lungarno or Garage Anglo Americano near the apartment (please contact them to book). Europcar, Hertz and Avis 5-10 minutes on foot. Bus stops 2 minutes on foot.
HISTORICAL NOTE The apartment is situated inside the Sapiti’s Tower dated back to the 14th century. The Tower was part of a medieval village with tower houses that wasn’t bombed during the Second World War. This building belonged to the convent with the Romanesque church of San Jacopo Soprarno which gave name to the village. In the court there is a chimney that was used by the convent.

PAPERWORK AND LOCAL TAXES At check-in, guests will be asked for their documents for notification to the authorities as required by Italian law. Also required is payment of €6.00 per person per night (up to 7 nights and for those starting from 12 years old) which is paid to the Commune of Florence. Those who are attending relatives in hospital are excluded from the payment.
CAR ACCESS: The apartment is situated in the ZTL zone, accessible by car only by booking with ZTL garage Complete care of the furniture, respect for others living nearby and punctuality are essential Please don’t put wet objects on the furniture The consumptions of electricity, AC, gas and heating are included but we kindly ask you to pay attention to their consumption otherwise there could be an extra fee to be paid at your check-out There is an extra cleaning fee of €50 if the apartment is left very dirty and with rubbish/garbage If you lose the keys you will have to pay 20 € for each new set No smoking inside the apartment No parties or events Pets are not allowed Host can cancel the reservation and hold a deposit if the rules are not respected Silence from 10pm to 8am For any intervention for issues not caused by a malfunction of the property there will be a 30€ extra fee for the first hour, then 20€ each hour. Great host and great location where everything is walkable distance. The apartment was clean and very typical of historical buildings of the neighborhood.
Sam and his wife were nice guests. They arrived on time. The communication was great and fluent. They respected all the house rules.

The location was perfect. Close to everything, but in a quiet alleyway. The hosts were very responsive to our request to add an additional day yo our stay.
It was a great location. The apartment is bright and clean. It does need new couches in the living room, as the two there are uncomfortable and falling apart. The shower is slippery and tends to clog.
This is a cozy 14th century apartment with typical Italian modern updates, between the Ponte Vecchio and the Pitti Palace in the nieghborhood where Michaelangelo lived. Precious!
My friend who lives in Florence recommended to stay in this area of the city, and I am glad I found this gem. From this most of Florence is within easy walking distance. It is also right next to what we believe to be some of the best restaurants in Florence. The location stays very quiet, only heard a little noise from the restaurant down the alley on one of the nights. The place has so much room, makes it very comfortable. The only issue we had was the stiff mattress. Other than that, this is just the most perfect place and would stay there again in a heartbeat if we ever go back!

Florence is a treasure. Apt is close to everything Ground floor is easy to access. Noise from alley motorcycles and restaurants until 1 pm can hinder sleep. A bit gloomy…little daylight. If you have a car be sure to book garage ahead of time to secure space and rights to drive in the zone where the apartment lies, or park outside the zone for less hassle and money…by the train station.

and the bedrooms have double windows. Thanks for your suggestion we will put stronger bulbs. As mentioned in the listing the apartment is located in ZTL restricted area for cars but there is a private garage close to the apartment.

Good location, but some updates could make better.
This is a nice quiet location, but the property is in need of some changes/maintenance. There is no air-conditioning and mosquitoes were bad in the area; this was a significant problem. Otherwise, the toilet is not fastened to the floor, there was only half a curtain in the Living room and the courtyard is only semi private, the sofa/loveseat should be replaced. The place was dark and could use more lighting or brighter bulbs in most every room. A corner shelf in the shower would make it easier to handle shampoo and soap. A handrail for the lower part of the stairs would be a safety benefit. We left a day early to stay at a hotel down the street.

Dear Charles, thanks for staying at Torre dei Sapiti apartment. As mentioned on the listing the apartment hasn't AC. If you had informed us of the other issues we would have intervened immediately. Until now no one had reported to us about mosquitoes and the toilet. As for the curtain in the living room (not of the bedrooms) we informed you upon check-in that the missing part of the curtain was damaged and waiting to be fixed. that we gave you Thanks for your suggestion about the light we will put brighter bulbs.
This apartment is great... very much like the photos. It's quite large for Europe, and the photos reflect the actual size (vs hotel listings that use lenses that make rooms look bigger).
The location is super convenient for visiting the main attractions in Florence, buying groceries, warm breakfast croissants at Gino's, and (of course) tons of restaurants. It's on a pedestrian-only alley, which reduces the street noise. (Florence is busier than I expected, though activity drops suddenly between ~10p-11p.)
During my somewhat long stay, I had one plumbing issue come up and it was handled promptly.
