Introducing The Nest at Severels: a newly renovated modern annex that artfully combines contemporary style with stunning original features, offering captivating views of the surrounding garden. Designed by acclaimed architect Walter Greaves in 1980, this exceptional property stands as one of the rare late 20th-century houses to be granted a prestigious Grade II* listing.

Step into the light and open downstairs area, where a modern kitchenette and a dining booth that comfortably seats four await. The cosy lounge area offers tranquil garden views, and a convenient shower room with a toilet is also available. This space is designed for sociable gatherings, boasting a contemporary and inviting atmosphere.

Upstairs, you will find two inviting bedrooms - one featuring a luxurious king-sized bed and the other offering twin beds, both nestled behind dual aspect windows showcasing picturesque views of surrounding trees. These rooms are flooded with natural light, creating a warm and welcoming ambiance, and provide ample storage space for your convenience.

Ground Floor -

Open Plan Living Space with Kitchenette, dining booth for four, and a relaxing space that features two sofas, underfloor heating and a smart TV with an apple box.

First Floor -

Bedroom 1: King sized bed, small bath within the room

Bedroom 2: Twin Beds that can be configured together and a third small bed available on request.

Directly outside resides a secluded dining area surrounded by hedges. There is plenty of parking (with the facility to charge an electric car - chargeable onsite) as well as bike storage.

We extend a warm welcome to children of all ages! Upon request, we are happy to provide a cot (please supply your own bedding) and high chair. For older children and adults, our amenities include a tennis court, table tennis table, football goals, and badminton. Additionally, we offer a large trampoline for your enjoyment (at your own risk). We can also supply bats, balls, and shuttlecocks, although we cannot guarantee their quality. Come and experience the fun for yourself! We can also supply games, books and puzzles for young children.

Experience personalised hospitality during your stay with Clare, the owner of the annexe, who resides in the property next door. Once you book, we'll request your email address if we don't already have it. Clare will then personally reach out to provide you with all the details you need for a delightful stay. Throughout your time with us, Clare will be on-site and ready to assist with any questions or needs you may have.

Strictly no pets.

There is the potential for 2 extra guests to stay in the main house (where owners live) which is adjacent to the Nest. Please enquire if this is of interest as it is subject to availability.

Experience the convenience of our complimentary offerings, including a travel cot (just bring your own linen) and high chair, as well as baby packs for 0-2 year olds and toddler packs for 2-4 year olds. To ensure availability, please request these items in advance, for short stays only. Kindly leave all items in the property at the end of your stay, and rest assured that they will be thoroughly cleaned and sterilised for the next guest.

Guests enjoy sole access to half of the grounds, so plenty of space to play games, explore the many secret footpaths or just embrace the peace & quiet.

Children are most welcome, a cot and high chair are available on request.
For older children (or adults!) there is a tennis court, table tennis table, football goals and badminton. There is also a large trampoline and zip line which guests are welcome to use as their own risk. Bats, balls and shuttlecocks can be supplied - quality not guaranteed!

Tennis Court: Available for guests to use during their stay. Lessons/coaching can be arranged in advance.

In the garden guests will be able to enjoy an evening around a firepit with seating and a swing BBQ.


Local Area

Discover the convenience of The Nest, with its easy access to the picturesque South Downs countryside, exciting events at Goodwood, and the stunning South Coast. Imagine being just a short drive away from the beautiful Pagham and Selsey Beaches, and a mere 20-minute drive from the renowned sand dunes of West Wittering. 

It also provides convenient access to a myriad of shops, bars, restaurants, and cafes right in the heart of Chichester City Centre. Immerse yourself in the renowned Chichester Festival Theatre, contemporary art, and rich historical sites, all at your fingertips.

Discover the charming village of Runcton, just 2 miles south of Chichester. Experience the welcoming atmosphere of The Walnut Tree, a dog-friendly country pub with expansive gardens and delectable cuisine, all within walking distance. Popular with locals, booking ahead is highly recommended. At the Runcton Farm Shop, indulge in a fully stocked farm shop, delightful deli, butchers, and a modern café. During select months, enjoy the "pick your own" experience, featuring luscious strawberries, raspberries, blackberries, and apples.

The nearby village on Hunston has a village store and post office as well as an excellent play park and large playing field if you have children with you. The Spotted Cow is located in Hunston which offers lovely food.

If you enjoy walking, hiking and cycling you'll love the picturesque coastal routes that offer breathtaking views of Chichester Harbour. Additionally, there are numerous country routes nearby that provide an opportunity to explore the stunning South Downs National Park.

For any keen cyclists or walkers, the cottage is nearby Route 88 which is a cycle route taking you either North in the direction of Chichester or South towards Sidlesham and Pagham Nature Reserve. The Crab & Lobster is a lovely pub on the harbour front in Pagham Harbour and Nature Reserve.

The Goodwood Estate is just a 15 minutes drive, which offers a myriad of events throughout the season including motor-racing (Goodwood Festival of Speed, Goodwood Revival & Members Meetings) and horse-racing. There are buses and many taxi companies operating in the area, please do not hesitate to contact us if you need any help in organising this.

If you fancy a round of golf the Chichester Golf Club is a 8 minute drive away and offers indoor and outdoor adventure golf as well as their tower and cathedral courses for the keen golfer!

Chichester is located a 10 minute drive away and boasts many beautiful parks, some of which with play equipment for children. Oaklands Park, Priory Park and Bishops Palace Gardens offer stunning views of this historic city.
The city walls walk which encircle the Chichester and the cathedral are great if you like to soak up the history of the city.
Chichester's City Gate is an area near the train station which has restaurants, cinema, bowling, arcade games and laser quest.

Chichester train station offers connections to London Victoria in just 90 minutes, and once you arrive, there are plenty of places to explore by bike or on local bus routes.


Getting there

By Car:
Follow Runcton Lane until you reach Runcton Manor. The entrance is the first driveway on the left after the Manor.

By Train:
The nearest station is Chichester, around 3 miles away. From the station:
- A bus station is located opposite, where you can take the 600 bus and walk from the nearest stop.
- Taxis are available directly outside the station. Alternatively, you can pre-book with local firms such as Starline (01243 531666).

By Plane:
The nearest airports are Gatwick and Southampton. From either airport, you can:

- Hire a car and drive directly.
- Take a train to Chichester, then continue by bus or taxi to the property.

Architect Designed house in fantastic surroundings

We had a great stay here and Clare was the perfect host. If you enjoy bird watching the wrap around garden, variety of trees and pretty stream will give you lots of opportunity for spotting birds. The property is in a fantastic location for visiting Chichester. I would highly recommend.
