1908 Historic Denver manor with many stories to tell. Furnished in a comfortable mid century/classic American look that creates a comfy, easy-to-settle into vibe. Four queen bedrooms on second floor one with attached full bath. Two full memory foam mattresses share the third floor bedroom. One queen, two twin air mattresses and one full pullout. One full bath downstairs adjacent to office. Living, dining, den and kitchen provide enough space for mid to large size groups. The house itself is .9 miles from Mile High (GO BRONCOS, mention a line about how deep your orange and blue run and qualify for a 10% off home game week ends), 3 blocks from Highlands Park, 8 from the 32nd street business district with a multitude of food and beverage options. Five recreational dispensaries within 1/2 mile, and 1.5 blocks to the liquor store. Everything is covered in under a 10 minute walk save the grocery store which is about 12. All of Downtown/CapHill/Uptown/Lohi/Rino within 10$ rideshare distance and the town is flooded with drivers so you rarely wait more than 5 minutes for a car. Big front porch with seating for everyone provides an awesome conversation space in fair weather. Gigabit high speed and Apple TV on the living room TV provide inside stuff to do when the weather isn't co-operating or serious gaming or work video conferencing has to go down. Enjoy the classic character and modern convenience of the Baxter.

Great house for a large group!
Great spot. Manny was super welcoming to our group and we had a wonderful time. Amazing location. Short uber or lyft to anywhere you would want to go. Highly recommend this house for large groups.

Manny and his wife are the DREAM TEAM of rental hosts! They went above and beyond in every single respect to ensure that we had an incredible stay at The Baxter, their Edwardian Manor in Denver. Seriously, we can't thank you both enough!
Right from the start Manny was happy to oblige an early check-in of 2:00pm so that I wouldn't have to haul my luggage around town while waiting for the rest of our group to get in. We had a crew of 15 guys rolling in for my brother's bachelor party so I wanted to get a lay of the land before they all arrived.
Shortly after arrival I realized that I'd missed a call from Manny but before I could even call back he was texting me the what's what for the house.
He sent me the wifi password for the gigabit high speed interwebs (which is a quote from the big lebowski, major style points for that); house rules which are simply no smoking tobacco inside (the porch is a-okay for such and has plenty of ashtrays) and be careful with cups on the built in bookcase/buffet; tips for keeping the house cool (easily managed with the window ac units in every room); and then gave me the lowdown on where the closest liquor store is (1.5 blocks away); and finally let us know to shoot him a text if we needed any other recommendations or anything at all.
Now for the epic above and beyondness:
Manny reconfirmed our final number (which had grown from 12 to 15) and sent his wife by with a whole basket of extra sheets and towels and she gave me the lowdown on the air mattresses (they're super simple, she just wanted to make sure we knew where they were and that the pumps are self-contained inside them)
And upon learning it was my brother's bachelor party he asked what the bachelor's drink of choice is and then sent a bottle of Hendrick's Gin AND cucumbers! This was entirely unnecessary but soooo wonderful!
Some notes on that 4 star review from the people that "secretly" had their wedding here (really guys?):
-we had no instances of fees changing, everything was just as stated in the original invoice.
-the kitchen is very adequately stocked and has a microwave; two toasters (a 4 slice as well as a two slice); plenty of glassware, plates, and bowls; TONS of kitchen utensils (better stocked than most home kitchens); a coffee pot with filters and even coffee grounds already in the pantry. Oh and there is an iron and ironing board as well.
-the wifi exists and it is stupid fast.

This was our first experience with VRBO
The Edwardian Mansion is beautiful and nicely decorated. It is over 100 years old and the detail is amazing. It is centrally located with easy access to stores and main roads inDenver. Overall it was a great place to hold our entire family and we enjoyed all the room it offered
This house is new on the rental market and the owner needs to better understand what is needed and expected.
Most seriously, there were no smoke alarms in the house. They were installed about six hours after I notified the owner, however I cannot believe that safety is not at the top of the list before listing a house.
After finding the listing on VRBO and speaking with the owner I told him I would go online to make the reservation. Originally the cleaning fee was $150. but after the booking he informed me the house could not be cleaned for that amount and raised it to $200.and sent me a new invoice. He should have checked into that before listing.
The house sleeps 14 but the kitchen was inadequately stocked. Only 6 coffee cups, four cereal bowls and 8 plates. There is no microwave, no toaster. There was no iron (even though I had specifically asked and was told there was one) We did buy an iron and left it there.
When we arrived there were dirty towels left in the washing machine. The dryer was not working properly and took several cycles to dry clothes.
There is no wi-fi
There was a wrapped condom - yes really!! -- behind the bedroom door and a pair of dirty socks under a bed.
It would be easy to place blame on a cleaning service/management company however the owner was cleaning the house when we arrived for check-in.
I post all of this information so that future renters will know what to ask about and that the owner will take care of the issues.
The Butler party came under the agreement that they would not hold their son's wedding on the property because I of the extra fee and the requirement of booking out the carriage house for the event package. They have managed to point out everything that was wrong with the place, (there is functioning wifi, btw) while all but denying that they violated my rules by having a wedding on the property. There are two sides to every story and the other side to this story is that we went out of our way to accommodate the family and were told what we're doing wrong, and it's almost like the Butler's felt that the wedding should be included in the nightly rate. They never even thanked me for having there wedding there for free. This is unfair, as I've never stayed at a hotel that would allow you to have a wedding ceremony there for free. Thanks for the lessons Theresa, they are so valuable for future events and weddings.
One of the coolest places I've ever stayed.
First of all Manny is a class act. Made us feel right at home and even gave us a ton of great local recommendations. The home is super cool. Safe. Comfortable. Everything you could want. When we come back "The Baxter" will be our first choice!
