YOUR RETREAT AMIDST NATURE AND RELAXATION IN LIVO!
Nestled in the heart of an ancient village at almost 700 meters above sea level, our cozy three-room apartment in Livo awaits you for an unforgettable vacation, perfect for lovers of tranquility and outdoor sports.
Thanks to its strategic position, you can easily reach the best trekking and mountain biking trails in the area. Plus, in just a 15-minute drive, you'll be at the beaches of Gravedona on Lake Como, perfect for sunbathing and swimming.
The apartment, located on the ground floor, offers ample space at your complete disposal, designed to accommodate up to six people. You'll find a spacious, fully equipped eat-in kitchen, a large bathroom with a shower and bidet, and two comfortable bedrooms.
The main bedroom boasts a double bed and offers a charming view of Lake Como, while the second bedroom is equipped with a double bed and a bunk bed, ideal for families or groups of friends.
The furnishings are simple yet functional, ensuring you a pleasant and relaxing stay.
Please note that the accommodation is reachable only on foot via a charming cobblestone path of about 50 meters. Public parking is located about 300 meters away, and public transportation is available in the immediate vicinity.
We are ready to welcome you for an authentic vacation, where the nature and peace of the ancient village will be the protagonists of your stay.
Useful Information for Your Stay.
To make your stay as comfortable as possible, we have prepared some important information regarding services, amenities, and house rules.
Additional Services and Sanitation:
For families traveling with small children, we provide a camping cot, a baby carrier backpack, and a high chair free of charge (upon reservation).
We are committed to ensuring maximum hygiene: all environments, furnishings, and linen are sanitized before each new arrival.
Bed and Bath Linen: What You Need to Know
Please note: Bed and bath linen IS NOT INCLUDED. You will need to bring your own sheets and towels for all occupants and for the entire duration of your stay. The mattress sizes are: double 160x190 cm and single 80x190 cm.
If you are unable to bring your own linen, no problem! You can request kits directly from us via the VRBO platform. Additional costs are: €30 for a double bed sheet kit; €15 for a single bed sheet kit; and €5 for a bath towel set per person.
We will provide pillows and blankets free of charge.
Check-in and Check-out
Standard check-in and check-out times can only be changed by prior arrangement and approval from our Management.
Please note: Unauthorized late check-out will incur an additional charge of €40 for each hour of delay.
House Rules
Please read the following rules carefully to ensure a peaceful coexistence and a pleasant stay for everyone:
* Documents and Tourist Tax: Upon arrival, it is mandatory to provide an identity document for all guests (including children) for registration. Without valid documents, it will not be possible to stay. You will also be required to pay the tourist tax, if applicable.
* No Smoking: It is ABSOLUTELY FORBIDDEN TO SMOKE inside the property. Violators will forfeit their entire security deposit to cover the costs of cleaning and sanitizing curtains and fabrics. The balance will be requested upon completion of the work. An ashtray is available for smoking outdoors.
* Pets: Four-legged friends are allowed ONLY with prior authorization and at an extra cost. We do not have pet beds, so you will need to personally provide everything necessary to prevent your pets from climbing or sleeping on sofas and beds. The owner is responsible for ensuring they do not disturb the neighbors.
* Quiet Hours: Please observe quiet hours between 11:00 PM and 8:00 AM.
* Minimum Age: The minimum age to book is 18 years old. Guests aged 14 and over are considered adults at this property.
* Heating: The cost of heating is not included in the daily rate and will be calculated based on consumption, payable by check-out. The pellet stove tank will be supplied full at check-in and must be returned full at check-out ("Full-to-Full"). If you are unable to refill the pellet tank independently by check-out, we will do so, and the cost of the consumed pellets (approximately €10/15 kg bag) will be reimbursed by you before leaving the apartment.
* Reporting Issues: Please report any malfunctions, anomalies, or inconveniences encountered during your stay promptly, to allow us to intervene as soon as possible. Report any pre-existing damage or dirt within 24 hours of check-in to avoid charges.
* Booking Holder's Responsibility: The booking holder is personally responsible for the behavior of the entire group, even in their absence.
* Security Deposit: The security deposit is fully refundable within 48 hours of check-out, after inspection of the property to ascertain any damage (walls, ceilings, smoke damage, non-observance of house rules) or extra cleaning. The right to compensation for greater damage remains unaffected.
* Extra Cleaning/Consumption Costs: If the apartment is returned excessively dirty, up to €250 may be requested for extraordinary cleaning costs. Similarly, in the event of high consumption of gas, water, electricity, or pellets, up to €250 may be requested as a contribution to extraordinary expenses incurred.
* Minor Responsibility: The responsibility for children, both inside and outside the apartment, rests exclusively with the parent or accompanying adult (of legal age), with all associated duties of supervision and care, and responsibilities for any injuries sustained by the minor or caused by them to others and/or third parties and property.
* Entrance Driveway: The entrance driveway is shared with other families; please do not place objects or anything else in the passage.
Check-out Instructions
For a smooth check-out, please follow these simple instructions:
* Towels: If you have used our towels, please place them in the designated container in the bathroom.
* Trash: Collect all trash and dispose of it in the communal recycling area at the beginning of Livo village (plastic/cans/paper/glass).
* Turn Off: Make sure to turn off all lights, the TV, heating, etc.
* Keys: We will personally arrange for the return of the keys.
* Refrigerator: Empty the refrigerator completely.
* Used Dishes and Extra Linen: Do not put used dishes back into the kitchen cupboards, or used extra blankets or pillows back into the bedroom cupboards; leave them visible.
