Welcome to our recently refurbished charming and luxurious six-bedroom Coach house nestled in a private country setting but within the heart of the picturesque village of Burwash. This stunning property offers a perfect blend of comfort, relaxation and entertainment, making it ideal for large groups or families seeking a memorable get away for up to 14 guests.

As you step inside, you’ll be greeted by a rustic and beautifully designed interior that exudes comfort and charm. The living areas are tastefully furnished, providing ample space for everyone to unwind and socialise. Sink into the giant u-shaped sofa in the cosy lounge, where you can enjoy a movie night on the flat screen internet capable smart TV or simply bask in the warmth of the crackling fireplace during colder evenings.

The fully equipped and sociable kitchen boasts modern appliances and ample counter space, making it a joy for any aspiring chefs to prepare delicious meals for the entire group or lots of room for everyone to pitch in. A large dining area adjacent to the kitchen offers seating for 14, ensuring everyone can gather together for memorable meals and lively conversation. You can also take advantage of the BBQ outside and savour your creations on the extensive terrace, which offers ample seating for everyone to dine al fresco and soak up the beautiful surroundings.

This property features six comfortable and well appointed bedrooms, each designed with your utmost comfort in mind. Thoughtfully furnished with Emma mattresses, luxury white company linens and blackout blinds, guaranteeing a restful nights sleep. With four and a half bathrooms featuring walk in showers and two bathtubs, there is plenty of space to freshen up and indulge in relaxation. The ground floor bedrooms on the main floor all open out to the wonderful terrace with garden views. The upstairs bedrooms offer flexibility perfect for families and can both be turned into triples with two small daybeds perfect for children, sleeping 12 adults comfortably and 14 if you are mixing adults and children. Each room has a fan for those hot summer nights and a hairdryer for your convenience. To ensure your comfort and convenience each guest is provided with a luxury white company bath towel and a separate outdoor towel for the enjoyment of the pool or hot tub.

Additionally to the 5 bedrooms in the main house this property offers a separate one bedroom flat, providing extra privacy and flexibility for larger groups. With its own kitchenette, bedroom and living area, it serves as a perfect retreat of those seeking solitude.

One of the highlights of this property is the outdoor area, where you will find a refreshing pool open from May-September and a relaxing wood fired hot tub for use all year round. The wood fired hot tub, a unique feature that adds a touch of rustic charm to your stay. We kindly ask our guests to take responsibility for lighting and maintain the warmth of the hot tub throughout the stay. We are available to provide guidance and assistance should you require any support in operating the fire safely throughout your stay.

Take a dip in the heated pool to cool off on warm summer days or unwind in the bubbling wood fired hot tub. The expansive patio area is perfect for lounging on sun beds and soaking up the sun, while the surrounding lush greenery provides a sense of tranquility and privacy. We have a selection of garden games like giant Jenga, connect four and quoits providing endless fun for all ages. With parking available for six cars, convenience is guaranteed for all guests.

For those seeking entertainment or an escape, a dedicated and separate games room awaits, a short distance from the main house. This space is thoughtfully positioned to provide a haven of enjoyments without causing any disturbance to the tranquility of the main house. Challenge your friends and family to a friendly fame of table football or air hockey on the mini multi game table or engage in some friendly competition with the provided board games. Additionally, a large screen TV and comfy sofas await, inviting you to relax and unwind watching a film or engaging in some gaming excitement. This space ensures there is never a dull moment during your stay.

With its separate one bedroom flat, flexible sleeping arrangements, two travel cots, well equipped kitchen , seasonal pool, wood fired hot tub, games room, and ample parking, it caters to all Enjoy the tranquility of rural England whilst being moments from a village. The coachhouse comfortably sleeps 12 adults, but can accommodate up to 14 guests if there is a mix of adults and children.

We can provide two travel cots and two highchairs for families with young children.

The pool is open and heated from May 1st to October 1st, providing a refreshing and enjoyable experience during your stay.

The pool is heated to a temperature of 26 to 28°C (78°F) depending on the outdoor temperature.

Bookings between June and August are a 7 day minimum and start and end on Fridays.

The wood fired hot tub is booked separately £125. We will provide two bags of wood but it is the guests responsibility to light the fires and keep the hot tub up to temperature. It takes about 3 hours to heat it up with a roaring so allow time before using.

Additional sofa beds are available at an extra charge of £35 per sofa bed. Each sofa bed can accommodate up to two people. However, please note that the total number of guests should not exceed 14 guests in total.

We allow guide dogs but unfortunately no family pets as the garden is not fenced.

We share a drive with the cottage and our gardens and children’s play structures next to the cottage. The structures do not meet current commercial standards so we request that guests do not allow children to use the equipment.

We have a long bumpy country drive so please drive at 10mph.

Please take note of some of our house rules. Although Ashlands looks like a party pad it is very much a family home and we don’t allow parties or events. We are at the top of a quiet valley and noise travels throughout, we have worked with our neighbours to ensure that quiet hours are preserved from 10:00 p.m. to 8:00 a.m.

No hen/stag parties or events. People known to be having a party will be asked to stop and may be asked to leave.

Please provide a list of guest names prior to arrival.

No smoking inside the accommodation, but guests may smoke in the gravel portion of the driveway.

Children must be supervised at all times outside and should not be left unattended in the pool or hot tub.

There is no lifeguard on duty, so guests are responsible for their own safety.

Children under 12 years old are not allowed in the hot tub.

Please use the heat glove before opening the hot tub fire door.

Please check the temperature on the gauge before entering the hot tub.

Stir hot tub before entering to ensure heat is evenly distributed.

Outdoor music or speakers are not permitted at any time.

The pool and hot tub are accessible between 8 am and 10 pm.

Quiet hours are observed between 10 pm and 8 am to respect our neighbors.

The hot tub has a maximum capacity of 10 people.

Smoking or vaping is not allowed inside the accommodation or on the terraces. Please use the designated smoking area in the gravel drive.

No parties or events are allowed.

We have a septic tank so please do not flush anything other than waste down the toilets.

Fantastic stay

We had a brilliant stay. The property is really well set out and provided everything we needed as a group of 12 adults. The kitchen had all the equipment we needed to cook for a large number of people and the surrounding grounds were excellent for a walk or two (even when a bit wet). Our host were great. They helped us with the hot tub (super fun) and gave us recommendations.

Great stay at Ashlands coach House Burwash

We had a great stay at the Ashlands coach House in Burwash! The house is newly refurbished and the fotos of the house are very accurate. Our group consisted of 11 friends staying for four nights. On two of these we could use the pool and sit outside. Cooking was easy on this night, as the barbeque (gas) is right nearby. We unfortunately never got to try the hot tub (Jacuzzi), which would have been an experience. The quality of bed linen and towels is impressive as the amount of equipment in the kitchen. Due to rain, we also had dinner inside, which worked well at the large table. After dinner we sat in the lounge room, which is really cozy! The house is well located – we made excursions to the gardens of Great Dixter and Sissinghurst as well by foot to the house of Rudyard Kipling, the author of the Jungle Book. As we arrived from separate locations, we parked five cars which was no problem. The driveway to the house is not easy to find – please refer to the instructions given by Shawn.
