The property lies 7 km from the well known Umbrian city of Orvieto, 10km from Civita di Bagnoregio and 20 km from the Bolsena lake. It is located in a quiet area, where it’s possible to relax in every season and grants 100% privacy to the guests. The house is entirely built in the typical local stone, the tuff. The property has a completely fenced garden with swimming pool (12x6, depth 160cm) and play area equipped with soccer goals and volley net. The whole property is for your private use, villa-garden-pool are not shared with any other person. The property has a large porch where you can enjoy eating outdoor from May to October. Barbecue and outdoor oven are available to cook. You will also find a lounge set for your aperitifs!!!. From the pool area you have a nice view on the valley and wineyards. The wineries of Poggiocavallo and Custodi are at 2 and 2,5 km from the property, we suggest a nice walk with wine tasting.
The property is suitable for 10 adults + 2 children + babies. There are 5 bedroom all with en-suite bathroom.
The ground floor has a living room with 8 sofa seats, big flat-screen TV & fireplace, dining area for 8, well equipped kitchen, toilette, 1 bedroom (double bed) with en-suite bathroom (toilet / shower), 1 bedroom with 2 single beds and en-suite bathroom (toilet / shower). On the 1st floor there is another small living area with sofa for 3 and table and 3 bedrooms. All with double bed and en-suite bathroom (toilet / shower). All 5 the bedrooms have air conditioning. There is the possibility of adding two spare beds for children/teenagers in two bedrooms. Baby cot and high chair are also available. On the basement floor you will find a large living area with fireplace, kitchenette and a big rustic table for over 14 people. In the same floor there are a toilet with a laundry corner (washer/dryer).
The nearest grocery store and bar are 2 km away. Large supermarket at +/- 8 km next to the exit of the motorway at Orvieto (after the exit turn right, at the first roundabout you will see the Coop on the right side of the road), open every day from 8:30 to 20:30 and on Sunday from 9 to 20. Nearest restaurant at 4.5 km (Ristorante La Badia). The location is ideal to visit Umbrie, southern Tuscany (Siena, Arezzo, Montepulciano), Rome and Northern Lazio. The sandy beaches at the sea are 70km far away. From the holiday home you are in about 10 minutes in the center of Orvieto or on the Rome-Florence motorway. Orvieto Scalo Train Station is 8 km away, the journey time is 1 hour for Rome and 2 hours for Florence.
