The extensive 19ft living room boasts warmth and character with extensive views across the Bay, creating a true holiday ambiance with double doors leading to the sun terrace. This light and inviting room is furnished with comfort and elegance with the choice of sofa or armchairs to sit back and absorb the majestic setting after an exhilarating day alongside the feature fireplace.

In addition to the grand living room, Downland house offers the flexibility of a further sitting room, a light and airy room with relaxing views and access to the level patio and garden thoughtfully furnished with a blend of soft chairs and grand sofa which can be converted to a comfortable sofa bed. Alongside this feature room is a convenient ground floor modern shower room and W/C.

Also set at the front of this exquisite property is the modern conservatory which also leads to the private patio area, creating the perfect setting for a relaxed cup of coffee while embracing the highly sought after coastal setting.

The inviting Dining Area with coastal and countryside view is conveniently set alongside the kitchen and living room, offering quality dining chairs set around a grand circular table with feature fireplace creating a truly inviting ambiance for the whole family to dine together.

The feature kitchen area is thoughtfully arranged and boasts plenty of space to cater for the whole family. With quality black granite work surfaces throughout and a feature island breakfast bar all designed around ample storage space and a host of quality appliances to include twin integrated ovens, gas hob with extractor hood, a dishwasher, fridge and additional wine cooler.

Leading off from the kitchen is the extensive utility area with washing machine, tumble drier and fridge/ freezer. The utility area offers easy access to the private rear garden.

The bedrooms on the first floor boast such style and comfort. All are generous in size, with the luxury of access to individual inviting balcony areas with majestic views through double doors in each of these bedrooms creating a truly relaxing holiday ambiance from the minute you awaken.

Each bedroom is beautifully appointed with individual character and home from home touches throughout.

Bedrooms one & three offer the privacy of an En-Suite shower room with modern shower, W/C, basin and towel rails.

Bedroom two offers 'Zip and Link' beds with the flexibility to arrange as twin or a king size bed, plenty of storage and personal touches are on consistent throughout.

The family bathroom with feature bath, separate walk-in shower, W/C and basin is set opposite bedroom 2.

Bedroom 4, is offered in the form of an extensive master suite, set on the top floor of the property and showcasing luxury throughout. This room is spacious and light with Velux window and a super-king bed which also offers "zip and link" flexibility to be a twin. There is ample built in storage and a a private en-suite modern shower room furnished to a superior standard.

Downland House is set amongst unique private colourful grounds with ample off road private parking for up to four cars.

The mature garden is beautifully landscaped and arranged over two levels. The extensive sun trap patio area has furniture ideal for unwinding in private, and for Al-Fresco Dining, complemented by a new weber gas barbecue & hot tub*

Leave Barnstaple on A361 Braunton/Ilfracombe road. Go through Braunton, continue for approx. 5 miles to Mullacott Cross Roundabout - turn left to Woolacombe. Upon reaching Woolacombe, the fields come to an end on your left hand side, take the first turning on the right, into Springfield Road (just before Woolacombe Church and Medical Centre). Very quickly you will see a turning on your right, take this turning and Downland House is the first house on your right, pull into the parking area and make your way to the door where you will find the key safe.

We are pleased to confirm linen towels are included with your booking.

If you have not yet added the hot tub to your booking and would like to do so please let us know as soon as possible so we can add the charge to your booking scheudle the set up for you.
