Casa Eusebia lies on a hill a few kilometres from the beautiful medieval borgo of Città della Pieve, on the border between Tuscany and Umbria. The ideal place for those looking for a relaxing holiday but, at the same time, not wanting to miss out visits to the famous towns of central Italy. A delightful two-storey residence with imposing walls typical of early 20th century Tuscan farmhouses. As soon as you pass through the front door you find an intimate, welcoming interior, marked by simplicity and essentiality where you will immediately feel at home. The bedrooms are comfortable, each with ensuite bathroom and equipped with air conditioning. In the garden are numerous plants, a large olive grove, tall trees, flowers typical of the area and, on a lower terrace, the beautiful private swimming pool, panoramic and surrounded by old olive trees. Enjoying an apéritif by the pool or dining under the romantic pergola will be an unforgettable experience, especially at sunset with a view of the wonderful surrounding panorama. Just three minutes away is Città della Pieve, the scene in August of the folkloristic Palio dei Terzieri, an archery competition that recalls, in bloodless form, the ancient "Sienese Hunts" and is preceded by a procession of over 700 extras dressed in heavy medieval costumes. Therefore, not only Umbria but also Tuscany, and particularly the province of Siena, have influenced this place which, given the proximity of motorways and railway stations, will prove to be the ideal base for travelling through the two regions and visiting places like Rome, Perugia, Orvieto, Assisi, Cortona, Montepulciano, Arezzo and many more.

Interior:
This two-storey house of about 162 sq spreads over two floors. The main entrance on the ground floor leads to the large living area, consisting of an open-plan area with sofa and fireplace, dining table and built-in kitchen. The laundry room is located adjacent to the kitchen. The floor is completed by a double bedroom with ensuite bathroom with shower, connected (by means of a sliding door) to a room with two single beds and a suite with independent access from the outside with a double bed and bathroom with shower and tub. All the rooms have direct access through French windows to the outdoor areas. An internal brick staircase leads up to the top floor consisting of a sitting room with sofa and smart tv, a double bedroom with ensuite bathroom with shower (both the sitting room and bedroom have access to a large, 40 sq m terrace) and, to complete the floor, a double bedroom (with a small private terrace) and ensuite bathroom with shower. Air condition in the bedrooms and in the living area on the ground floor.
Park:
The property of Casa Eusebia, located at 494 m above sea level, extends for about 8000 sq m, distributed between olive groves and woods that extend over the valley behind the house; part is used as a garden with flowers and plants typical of the area. The terrain, with its hilly terraced morphology, slopes gently down from the house towards the large olive grove. Just go out through the French windows of the kitchen to reach the charming terrace, facing the swimming pool, equipped with table and chairs, the ideal place for a good glass of wine with friends. Adjacent to the terrace is the beautiful, large, terracotta-paved pergola, covered with bamboo canes and furnished with table, chairs, sofa, armchairs and mobile barbecue for outdoor dining. The sitting room and one of the bedrooms on the top floor have direct access to the panoramic terrace equipped with a gazebo. On one side of the house is the four-car parking area.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The beautiful swimming pool, for exclusive use, is located about 10 metres from the house, at a slightly lower level, and can be reached from the terrace down a flight of 10 steps. Rectangular and measuring 9 x 4 m with a constant depth of 1.40 m; the pool is lined in PVC with a travertine border and has internal spotlights, chlorine purification and 6 submerged steps for access to the water. The pool is surrounded by a welcoming solarium in gravel and lawn, equipped with sunbeds, deckchairs and umbrellas. The swimming pool is open from the last Saturday in April until the first Saturday in October.
