Villa Merlaia is an eighteenth-century luxury villa, immersed in the Tuscan countryside, among olive groves, vineyards and green hills.

Expertly restored with care and elegance, the property boasts a centuries-old fenced park with lawn, hedges and outdoor dining area, capable of accommodating up to 20 people.

The outdoor spaces host a beautiful pool (5 x 10 m, depth 1.5 m), always open, and equipped with sunbeds, deckchairs and parasols.

Inside the estate, a few meters away from Villa Merlaia, there is also another historic Florentine property used as a luxury hotel, which offers guests several services including: an internal restaurant, breakfast service, cooking courses, wine tasting at historic cellars, truffle hunting, horseback riding etc.

Lastly, you will find a large private parking (4 covered and 4 uncovered parking spaces).



Internal Description



Villa Merlaia can accommodate up to 22 people, has 10 bedrooms and 8 bathrooms. Spread over 2 floors, the property is divided into 5 comfortable apartments, each with its own private entrance. Internet Wifi is included. Air conditioning is available in all bedrooms and some living rooms. Small pets are allowed on request at an extra cost. Baby cot and high chair are available on request. At guests\' disposal also a ping-pong table.



Ground floor: On the ground floor of the villa you will find a large common living area with equipped kitchen, dining table for 20 people, and fireplace. Following there are 2 apartments:



- a smaller apartment (47 m2) with 2+2 beds, consisting of: a double bedroom, a living room with dining table, tv and double sofa bed, a small kitchenette, and a bathroom with shower.



- a large apartment (150 m2) with 4 beds, made up of: a double bedroom, a twin bedroom, two bathrooms with shower, and a living area with sofa, tv and kitchen.



Moreover, in front of the villa, you will find a completely-renovated old barn that houses a third apartment (95 m2) with 4 beds. The apartment is set on two levels: on the ground floor there is a double bedroom, two bathrooms with shower, and a large living room with kitchenette and tv; in the mezzanine there is a twin bedroom (without a door).



First floor: The first floor of the villa houses 2 apartments divided as follows:



- a spacious apartment (96 m2) with 6 beds and wonderful views of the surrounding Tuscan landscape. The apartment is spread over 2 levels. On the ground floor you will find a comfortable living room with tv, two double bedrooms, a kitchen with dining table, and two modern bathrooms with shower. On the upper floor, reachable by climbing a flight of 20 steps from the living room, there is a twin bedroom (without a door).



- a bright apartment (62 m2) with 4 beds and splendid views of the Tuscan hills. The apartment has two bedrooms (one double and one twin), a bathroom with shower, an equipped kitchen, and a living room with sofa, tv and dining table.

Prices and conditions



Included in the price: Bed linen, kitchen linen, one set of towels + swim towel per person; linen and towels change and cleaning included for stay longer than 7 nights; electricity, water, gas, air conditioning; Internet Wifi; final cleaning.



Excluded from the price: Breakfast (served from 8:00 a.m. to 10:00 a.m. at the restaurant) is available at 20.00€ per person; lunch and dinner available “à la carte”; extra linen (15.00€ per person); daily cleaning (kitchen excluded - 20.00€ per person); kitchen cleaning (100.00€); pets allowed (25.00€ per animal). Tourist tax if required (the amount usually varies, depending on location, from 0.50€ to 4.00€ per person per night for a maximum of seven nights, excluding minors, and will be paid upon arrival).



Security deposit: The credit card as a guarantee will be required at check-in.
