Welcome to Southern Tides at Folly! Whether a returning guest to SC or if this is your first time, we hope you will consider our well appointed home for your visit to the low-country, we promise you will fall in love. While we have a 2+ car garage and added community parking, you will not need the cars if staying on Folly as our front door is one block or 0.3 miles (less than 5 minute walk) to all the restaurants, coffee shops, bars and shopping on Center Street and just another 0.1 miles (2-3 minutes more) to incredible Folly Beach. Whether coming down to Folly Beach or planning to visit historic Charleston (12 miles away) and its many attractions (or both), Southern Tides is the perfect year round place for you to experience all that this incredible area has to offer.
From the kitchen, family room, screened porch, or master bedroom and master bedroom deck, watch the fishing boats coming/going, the sail boats rocking, or paddle boarders as they navigate the beautiful Folly River and marsh wildlife. The home is a newer 3 bedroom (king, queen, & double bunk beds) / 3 full bathroom townhouse which sleeps up to 9 comfortably. The home has hardwood floors throughout and is decorated in a cozy beach theme. You will enjoy the water views from the comfortable family room and open concept living, kitchen, and dining area. The kitchen is well appointed with everything you will need to cook or entertain (including a Keurig which we always wish we had when we visit VRBO rentals). Enjoy morning coffee and sunrise or evening on the screened in porch with dining set and seating for 6. We have tried to think of everything you might need for your stay including a huge 150+ DVD library (adults & kids), a well as a kids game basket, pack & play which can be used in lieu of a crib, etc.
There is a gas grill in the garage which can be used on the rear 1st floor patio, which also has water views and an outdoor shower to rinse off after a day at the beach. In the garage you will find beach chairs, a cart/dolly, body boards, skim boards, and beach toys for your personal use and enjoyment. We have recently just purchased 4 brand new beach cruiser bikes so you can explore the island, maybe to downtown for a shaved ice, watch the surfers at the Washout or down to see the Morris Island Lighthouse.
Your stay will also include access to our community swimming pool (which overlooks the marsh and Folly River) as well as the community boat dock. The pool and dock are less than 50-feet from our front door. Have a drink out under the covered dock and watch some of the most amazing sunsets, dolphins swimming up the river, or maybe try your hand at fishing, crabbing or launch your personal kayaks or paddle boards directly off the dock.
If you have been to Folly before, welcome home. If not, welcome and be ready to relax. Folly Beach (also referred to as "The Edge of America" sits on a small 5-mile long barrier island just a short 15-20 minute drive outside of historic Charleston, SC. Folly is an eclectic surf beach with a laid-back vibe and is great for just a couples getaway, girls retreat, or a family-vacation. It is also known as the the best surf beach in all of SC, while still having a shallow drop off of the sand into the water making it great for the young kids to wade and play. Try you hand at surfing (several surf schools), kite surfing, or just stroll the beach and look for shells. The beach is wide and the sand is soft from the beach all the way into the water. Downtown Folly offers an array of shopping, restaurants, coffee shops, bars, live music venues, etc.

About Eric & Catherine Amhaus
Eric’s first experience with Charleston was in the summer of 1993 when he reported to The Citadel as a freshmen (knob as they are called) to pursue a degree in Civil Engineering. Having originally grown up in the northeast, Eric grew up surfing the eastern shore. He bought a surf board at McKevlin’s surf shop here in Folly and surfed the “wash-out” at the east end of the island during his cadet years. After 4 years at The Citadel and spending summers docking boats at the Charleston City Marina, Eric moved to Colorado where he met Catherine. We were married at the Citadel chapel in 2001. While it was Catherine's first time in Charleston, she fell in love immediately and our dream to have a 2nd home here began. We had continued to visit Charleston and Folly Beach at least once per year for reunion’s, romantic weekends, or family vacations. During all those years, we narrowed our search down to Folly Beach for the local and laid-back and undeveloped vibe of both the beach, but also the town and people. Our children are now teenagers and while we continue to reside full-time in Colorado, we visit often and consider this our home away from home.
Eric & Catherine Amhaus purchased this Townhome in 2017
Why Eric & Catherine Amhaus chose Waters Edge
We had always said that Charleston was just like an old pair of jeans for us – “it just fits”! In 2017, our 15+ year dream became a reality when we purchased Southern Tides at 116 W. 2nd Street here in Folly Beach on the “Edge of America”. We hope you will consider our home and find Folly Beach and the surrounding Charleston area as welcoming as we have!
What makes this Townhome unique
Southern Tides has it all! Incredible low country water views of sunrises and sunsets, marsh views, community pool, dock, close walking distance to downtown and beach, and a laid-back non-commercialized/local vibe. The beach is beautiful and great for both families as well as teenagers and older kids looking to surf, boogie board, skim board, play volleyball, etc.

Perfect vacation for our family!
We had an amazing spring break here! The townhome was absolutely perfect to fit our whole family! Everything that we needed was there including beach chairs and even a cart to get everything to the beach. Folly beach was gorgeous and although cold a few days it didn’t stop us from enjoying it! Highly recommend!!
We couldn't have been happier!! Beautiful home in a perfect location!
My family spent our Spring Break vacation in this gorgeous home. The pictures hold true to the beauty of this house and the surrounding area. My husband and I slept upstairs in the Master bedroom with a view of the water. It was a relaxing, spacious space with a stellar view of the water....we even saw a dolphin swim by shortly after we woke up one morning. Our teenage kids LOVED their room with the bunk beds and the television with DVD player included. The kitchen was stocked with all of the essentials for cooking and the living room was cozy, but spacious enough for all 6 of us to sit and relax together after a long day at the beach.
The 4 bikes provided were a HUGE hit, especially with our teenagers who used them to ride to the beach or to the shops just a few blocks away. I would consider myself to be a protective Mom, but I had no worries letting the kids cruise around the area near the condo on bikes. The locals were incredibly friendly and we never once worried about the kid's safety when they were out and about on their own. The ride to the beach took less than 5 minutes on the bikes and the ride into the center of town where shops and restaurants are located took less than 3 minutes.
We have stayed in lots of different vacations spots over the years, but I would say that this home was definitely one of our favorites! The home is beautiful, the location is SO convenient, and the many amenities provided within the home make it the ideal spot to simply get away and relax! It's perfect for families or a grown-up getaway! And Catherine (the owner) could not have been more helpful! Whenever I reached out to her prior to the trip, and even while we were there, she was quick to respond and answer any questions I had. Lovely home! Lovely owners! Wonderful vacation!!!
Beautiful Beach House in Folly!
We had a wonderful time at Southern Tides. The house was extremely clean and nicely decorated. The view of the river is amazing and the porch was perfect for eating dinner and breakfast in the morning. The house fit our family perfectly and the kids really enjoyed the bunk beds! We really enjoyed taking the bikes up to town and you have to try Rita’s and Taco Boy. The kids loved Dulce Banana’s frozen yogurt too. The house was even close enough for us to take a day trip to Savannah. The hosts were very accommodating and made sure we got into the house ok. We will definitely consider staying at Southern Tides again!
We enjoyed our stay very much. The house is cute and very comfortable and the owners provide things like bikes, and beach equipment to help make the stay fun. There were plenty of pots and pans for cooking. You will need to bring your own personal items like shampoo. It’s also in a good location to explore the area. We visited both Charleston and Savanna.
Beautiful home with well appointed furnishings. Kitchen had everything we needed. Perfect location to town and beach. Nice view of river from our porch with some dolphin and bird sightings. Owners were very accommodating when Wisconsin winter weather interrupted our original flight departure. Highly recommend this property.
Loved the relaxed feeling of the home. Great location to many things!! Would do it again!
Perfect year round low-country rental. We are only 12 miles (15-20 minute drive) from historic downtown Charleston and all it has to offer.
