Set in the rolling hills between Umbria and Tuscany, this newly renovated and fully air conditioned 260sqm / 2,800sqft villa combines modern comfort with timeless Italian charm. The property sits on two fenced & gated acres surrounded by 88 olive trees, offering complete privacy, panoramic views, and resort-style amenities.

Downstairs is a modern kitchen with center island. The kitchen is equipped with all the right appliances and accessories even for the most discerning chef. The kitchen opens to a dining room that not only has elegant lighting and views, but it also seats eight comfortably. Off the dining room is a stand-up bar where guests can enjoy a glass of Umbrian wine or perhaps a cocktail. Guests can unwind in the library that includes a fireplace and TV or in the sitting room that has a very large sofa and giant ottoman and includes a large-screen TV. Also, downstairs is a full laundry room with washer and dryer and iron with ironing board. Lastly there is a fourth bathroom downstairs, complete with soaking tub.
Upstairs the villa has 2 ensuite bedrooms. There are 2 additional bedrooms upstairs, one with an office area including a desk and printer and there is another full bath for a total of 4 bedrooms and 3 baths upstairs. Each bedroom has new beds, two with queen size and 2 with king size.
The guest house adds flexibility with its own full bath, sofa bed, and light gym setup (exercise bike, yoga area) and air conditioning.
