In the heart of Sirmione, the Pearl of Lake Garda, a delightful 70 sq.m. flat with a large private garden, furnished in a modern and elegant style, equipped with every comfort, Smart House is ready to welcome you for your holidays on Lake Garda!

The Space:

Dear guests, we would like to inform you that although we do love pets very much, unfortunately, we CANNOT ACCEPT PETS OF ANY KIND in this facility.



We would like to remind you that it is absolutely FORBIDDEN TO ORGANISE PARTIES OR DISTURB the neighbourhood with loud music or any other kind of noise.



Please be aware that online check-in is mandatory prior to your arrival, by entering your data and documents via the Vikey service.



The software is a professional service that guarantees 100% privacy.

The procedure is very simple and only takes a few minutes. Upon your arrival, you will not have to take care of anything else.



Online check-in is a prerequisite to allow you to access the facility.



We also remind you that during the online check-in, you will be required to pay the city tax, € 2,80 per day per person, for a maximum of 7 days. Guests under 14 years old are free.



The flat is located on the ground floor with a large private fenced garden and an equipped patio. Inside two large bedrooms, one with a double bed, the other with a bunk bed (also suitable for two adults).



We have a living area with a 4-seater sofa with electrically reclining relax seats, a fabulous 55" smart TV, and a PlayStation 4 console, an open kitchen with peninsula, and a beautiful design glass dining table.



To complete the whole, an equipped bathroom, with shower, WC and bidet.



The interior is air-conditioned to cool the whole flat by means of a Daikin split positioned in the central corridor of the house.

The heating is traditional gas heating instead and is remotely controlled through a Wi-Fi thermostat.



Outside, we find a large private fenced garden and a tiled patio provided with every comfort, with an outdoor dining table and electric awning, as well as a solarium area equipped with 0-gravity sun loungers.

- DOUBLE ROOM

Our double room is the room that, more than any other, provides every comfort, ready to let you experience a holiday dedicated to rest and tranquility!



Furnished in a modern, elegant style, it features a large double bed with a comfortable mattress and double memory foam pillows, ideal for waking up relaxed.



There is a large semi-perimeter bridge wardrobe, where you can store all your suitcases and clothes.



An LED lighting system of the central designer chandelier, also equipped with a fan, allows you to create a unique atmosphere.



A 43” Smart TV with an adjustable arm for viewing from the bed is everything you will need to enjoy your evenings at Smart House - Sirmione Holiday!





- ROOM

The second room offers a standard-size bunk bed, also suitable for two adults. Furnished in a modern and elegant style, it also contains a 2-door wardrobe and a bedside table. It is directly connected to the external garden through a very bright French door.



Upon arrival, you will find: bed sheets, towels, a hairdryer, and courtesy soaps.





- LIVING AREA

The spaces of the living area are characterized by minimalist style furnishings that give the ambience refinement and modernity, illuminated by large doors and windows overlooking the patio that allow you to glimpse the greenery of the garden.



A very comfortable Italian handcrafted sofa up to 4 seats, upholstered in soft sand-coloured fabric with an adjustable-angle headboard and two very comfortable electrically reclining relax seats, are placed in front of a 55" Smart TV equipped with internet connection, Netflix, Amazon Prime, and YouTube, as well as a fantastic PlayStation 4 game console to entertain our young guests!



Everything you need to enjoy wonderful moments of relaxation after lunch or dinner.





- KITCHEN

Essential, modern, elegant.

The space is organised in its best with a peninsula equipped with two comfortable stools, convenient for aperitifs or snacks, so as to make use of all available space.



In the centre is an elegant round designer dining table with a glass top and comfortable matching light grey chairs.



The steel sink and the hob are integrated into the white marble coloured counter.



Equipped with all useful cooking accessories and modern appliances such as a dishwasher, fridge, freezer, and electric oven.



All the chromatic choices are made to create a relation of continuity with the kitchen and the rest of the living area, without removing brightness from the ambient and homogeneity from the overall.





- BATHROOM

A very comfortable and complete bathroom is located in the centre of the house, equipped with all comforts, including a shower box, WC, bidet, large mirror with sink, and various accessories, including a hairdryer.





- LAUNDRY

Located in the garage, there is a large laundry room with a sink, fitted out with all useful cleaning appliances, including a washer/dryer. In the room, you will also find a convenient drying rack, the iron, and the ironing board.





- GARDEN (UNFENCED) AND OUTDOOR PATIO

The large private garden, extends around the entire perimeter of the living room and the small bedroom.



Facing North/West, the living area, the kitchen, and the small bedroom overlook it through convenient doors and windows, so they are illuminated mainly in the late hours of the day.



The patio is equipped with an outdoor dining table and a fantastic electric and automatic sunshade awning, to lunch sheltered from the sun or dine illuminated by a "starry" effect created by the lights incorporated in the awning.



Very comfortable zero gravity loungers positioned in the side garden, are ideal for enjoying unforgettable moments of relaxation!



Note:

The front FENCED garden is privately owned and for exclusive use. However, it is connected to the pedestrian gate, which serves as the general entrance to the building. For those who want greater privacy, it is recommended to make more use of the relaxing area of the side terrace.





- AIR CONDITIONERS AND FANS

The flat is equipped with a single split air conditioner located in the central corridor of the house. Being not so large, the flat is cooled entirely and quickly.



The two bedrooms are also equipped with integrated ceiling fans, controlled by a remote control.





- CAR GARAGE BOX (4.80mtx3.10mtx1.80mt)

In the basement, you will find a large and convenient private garage where you can safely store your car.



The Smart House car box is the last one in the right corner. For this reason, the maneuver area is quite narrow and unsuitable for very large cars. The measurements of the parking box are approximately 4.80m x 3.10m x 1.80m, so it fits best for small cars. We recommend checking the garage area on foot before trying to enter with your car.



The garage car boxes are located below the bedrooms in the building. In order to limit night disturbance to the other guests of the flat complex, please observe the maximum hours. If necessary, after 11.00 p.m., the car can always be left outside, in the free white-striped parking spaces in front of the flat, or in the other free parking spaces on the block.



The garage area is under video surveillance for security reasons.



The Neighborhood:

Smart House - Sirmione Holiday is located in a very quiet area of Colombare, the heart of Sirmione, where you will find everything you need for an unforgettable holiday within walking distance!



Don't miss a tour of the castle of Sirmione, surrounded by the waters of the lake! Here you will find the "Aquaria" thermal baths directly overlooking the lake and the Catullo caves (5 km), as well as the world-famous Jamaica Beach.



For the youngest visitors, Smart House is an opportunity to visit the lake's famous theme parks, including Gardaland, Legoland, Gardaland SeaLife Aquarium, Movieland, Canevaworld, Medieval Times, and many others, just a 10-minute drive away.



A visit to the famous town of Peschiera del Garda (4 km) is a must, as with its historical walls surrounded by the waters of the lake and the river Mincio, it has been named a UNESCO heritage site.



Getting Around:

Smart House is directly connected to the main road linking Sirmione to Peschiera and Desenzano, along which you will find the best supermarkets (Migross and Penny 150 metres away), restaurants, pizzerias, pharmacies, bars, pastry shops, and shops, easily reachable within walking distance in just one minute.



At the side of the road, a wonderful panoramic cycle path that runs along the lake. The beaches and the castle of Sirmione can be reached in just a few minutes on foot or by car.
