Character cottage next to idyllic country walks
This beautiful 17th century cottage is nestled within beautiful countryside in the historic village of Hoxne conservation area, and posesses a blend of character features & contemporary styling which make it an ideal place to relax & unwind.
This timber framed cottage has many original architectural features such as beamed ceilings, timbered walls, and an inglenook fireplace. It is equipped with a modern wood pellet stove (pellets provided FOC), gas central heating and hot water as well as a gas range stove for those who enjoy cooking.
It is cosy in the winter and cool in the summer.
There is an entrance porch for coats, shoes and boots, which leads into a well-proportioned reception room and then to an initial kitchen, with steps down to a kitchen/diner and French doors opening onto the garden.
The south facing cottage garden is sunny and private, a lovely spot to eat and relax surrounded by birdsong, and has a herb garden that guests are welcome to use.
The spacious bathroom and toilet are on the ground floor by the back door of the cottage, as are the two kitchen areas with dining table and seating for up to 6 people.
The traditional cottage stairs lead to the spacious bedroom with a king size bed and, if required, a fold-out cube bed. The room is timbered and has a shuttered window overlooking the garden.
As is typical for a cottage of this age please be aware that the stairs are steep and winding, and also be mindful of the split level kitchen with steps down to the dining and reception rooms.
Terms of usage
1. Please keep noise inside and outside to a considerate level at all times.
2. As the mobile signal in the cottage is very poor if necessary the landline can be used for incoming and outgoing calls (the number is on the back of the handset), with all charges for calls longer than 30 minutes in duration payable by the guest.
3. The maximum number of adult guests is two.
4. To reduce the risk of fire the use of candles or any other naked flame is not permitted.

When we're not enjoying the quiet life at Hoxne we run an IT consultancy in nearby Norwich, often described as Britain's most complete medieval city.

The cottage is on the edge of the historic village of Hoxne, which is replete with listed buildings and surrounded by beautiful countryside and footpaths.
The area has been settled by humans since very early times, as evidenced by the discovery of neanderthal handaxes in the 18th century and the Roman Hoxne hoard in the 1990s, both of which are on display in the British Museum.
Hoxne is also posited as one of the possible locations where King Edmund of East Anglia met his death at the hands of the vikings, following his discovery whilst seeking concealment beneath the Goldbrook Bridge in Hoxne village.
A memorial now stands in place of the oak tree that Edmund is reputed to have been tied to before being slain by arrow.
The immediate area is also the type site and the naming inspiration for the Hoxnian Interglacial geological period.
The local area abounds with quiet lanes and lovely old buildings, as well as many beautiful and heritage-filled villages and towns.
The mid-Suffolk and Angles Way walking routes can be joined very quickly on foot from the cottage, as can many other footpaths, including a very pleasant walk to the nearby and charming town of Eye.
