Originally a Georgian cottage, the house has been architecturally designed and lovingly rebuilt to the highest possible standards. The home is flooded with light and extends to just over 2000 sq ft over two floors. It has a two-storey central courtyard surrounded by glass and a 120 ft-long private garden with parking (parking is quite narrow so only a small -sized car will fit). There are approx 9 steps to get into the home.
The large living room has a sitting area, a smartTV with an integrated home cinema to watch all your favourite shows, high ceilings, and a vintage Waterford Crystal chandelier.
The kitchen includes appliances, essential cookware, and crockery to complete culinary requirements. A washer is available for your laundry needs.
There are three large bedrooms, all en-suite with power showers and equipped with high-end memory foam mattresses. There are two bedrooms with a UK king bed, while the last has a UK double bed. The main room opens onto the garden and has a separate roto that can be used as an additional storage room or office.
Merrion Rd has the latest smart home technology, from voice-controlled lighting and heating to a high-end home cinema system.

The house is located just 200m from the sea, and it is a lovely walk down Sandymount Strand from there. The nearest restaurant is just 30 m away, and the centre of Ballsbridge, with its numerous bars and restaurants and the RDS, is a 20-minute stroll away.
There is a large grocery store (Tesco) 3 minutes walk from the house and a laundrette, hairdressers, coffee shop and various other shops. The Aviva Stadium is just 15 minutes walk away. The city centre and St. Stephens Green are 12 minutes by car, and St. Vincents Private Hospital is just across the road.
The property is easily accessible by public transport and car.
The bus from the city centre stops directly outside the front door, the bus from Dublin Airport stops just 200m from the house, and the Dart is a 7-minute walk with routes to Howth, Dalkey, Bray, and Malahide.
Dublin Airport is a 28-minute drive from the property.
This property is a self-check-in property, and you will be requested to verify your identity before being able to check into the flat. You can check in any time of the day as long as you respect our standard check-in time (3 PM).
Also, we charge €120 for each set of lost keys (security keys may cost more). There may be an additional cost to replace the locks for security purposes. So, please keep your keys safe.
There is a zero-tolerance policy for smoking on the property. If our team discovers evidence that this rule has been breached (e.g., smoke smell, ashes, butts, etc.), we fully reserve the right to charge a minimum of €180 for the smoking fee.
We do not allow parties, large gatherings, loud noises, or outside guests. Should we receive sufficient evidence of such activity, we reserve the right to cancel your stay (without a refund) and may involve a security team to evict you. Any associated cost will be charged to you via your security deposit. Local authorities may also be present (if required).

We had a great stay at this home. It was even better than it looked in the photos and so conveniently located. The bus stops right by the front door, the grocery store is around the corner, and the beach is less than 1000 meters away! Highly recommend!
This was 1 of 3 properties we stayed at during our trip to Ireland. It was my favorite of the 3. We had a few issues upon checking with the heater and the host sent maintenance right away for repairs. He was lovely.Positives: -Spacious kitchen and sitting areas-Beautiful safe neighborhood-close to parks-comfortable beds -updated bathrooms -yardNegatives:- no parking. Pay to park lots near the property were quite expensive. My father missed his time slot to re pay for parking by 1 hour and was immediately booted by parking authority - heat worked strongly in some rooms and not at all in others -no cribs available Overall, I was very comfortable and happy with this location.

The property was spacious and beautiful. There was only one King bedroom. The listing stated 2 king beds and one double. There was a king, double and queen. We loved the location and it took a bit to figure out parking but got that worked out. And it took many emails to figure out heating and never did have heat in the king bedroom. Would stay again though.
We stayed here for a week and had a great time at Lake George. I will say we were with family and had a second rental home that was on the water that we spent most of our time at. We pretty much only slept, showered, and did laundry here so don't have a lot to report on 'residing here'. That being said, the beds are reasonably comfortable. It was so nice to have a full size washer and dryer right next to the 3 bedrooms upstairs. The house is definitely on the older side and it seems is in the process of getting a few updates (had new windows downstairs). The one complaint we had was the downstairs shower, not only is it very small and dark, the lower tiles have what appeared to be mold on them. Could be just discolored but they are black and unsightly and doesn't give a good feel for cleanliness (rest of the home was clean). It also was extremely difficult to find a comfortable water temperature (upstairs shower no problem) but for some reason it was either scorching hot or luke warm. The owners/property managers were very responsive and very nice to work with- we didn't have enough towels at the beginning (apparently the housekeepers forgot to leave them) so they brought a bunch of them almost immediately which was very nice and appreciated. The view from the deck was beautiful!! Overall I'd recommend this property.

We picked the place for location and luxury, based on the photos. Unfortunately the place smelled terribly of mildew -- mainly downstairs, where bedrooms are located (sheets were clean, but very smelly). Hasten to add that we solved this problem eventually by cranking the heat, and, maybe it's worse in the dead of winter, when we stayed there. Suggested to host that heat be turned up high before guest arrival. Overall the place needs a deep clean. Aside from cleanliness, the communication was very good and host did offer to send cleaner and refund cleaning fee, but it was Christmas Day and where were we mean to go? The layout is good for families with younger children: bunk beds and small single in loft; eat-in kitchen has a door that closes off; great room has good working TV (stereo does not work) and lovely natural light (even in winter); everyone can spread out and have privacy. Walking distance to excellent shops is convenient. We traveled from California and expected to spend a lot of time in the apartment after long haul flight and during winter - again, would have expected more comfort and luxury for the price, but one is paying really for the location. Friendly, responsive, well intentioned hosts.
