This rate includes:

- EuropAssistance insurance to cover penalties in the event of cancellation of the stay = In addition to objectively documentable and unpredictable health or work reasons at the time of booking, you can cancel and be reimbursed in case of reasons related to: Covid-19 infections, epidemics and pandemics that directly affect you, your travel companion or family member; terrorist attack that hit the place of stay.
- Stay cancellation guarantee for Lockdown = In the event that you have to cancel your stay due to lockdowns issued by governments in the 30 days prior to check-in due to the evolution of the Covid-19 pandemic: national lockdown Italy; local lockdown in Italy concerning the area in which the booked villa is located ("red" area or impossible to reach due to official restrictions on free circulation); national lockdown of your country of residence; local lockdown in Italy in the Municipality or in the area of residence.

The price does not include:
Mandatory extra cleaning in case of animals (€ 50,00 per animal per week or part of week).Acceptance of animals to the facility must be previously authorized by the owner upon communication of the number of animals, size and breed.
Tourism tax (where applicable).

Kapoka is a modern villa built in 2022 as an ultra-green and eco-sustainable residence, thanks both to the building materials used for its construction (the villa is entirely built with a thermal insulation system), and to the energy efficiency guaranteed by a sophisticated photovoltaic system that ensures the energy autonomy of the systems for up to 24 hours. The total area of 130 sqm (main building and annex), is inspired by the typical land of Apulia: corten and bronze furnishings in the interior spaces, stone and sand surfaces outside. Completing the outdoor spaces is a courtyard rising to the north-east and housing a characteristic wood-burning oven adjacent to a scenic outdoor lounge in brickwork for authentic and refined Apulian evenings. Its strategic position also allows easy access to the wonderful beaches of the Adriatic, making it an ideal choice for an unforgettable stay. Kapoka is located just 5 km from the town of Ostuni.

Interior:
The villa is on just one floor and consists of a main building and an annex (located behind) for a total area of 130 sqm. MAIN BUILDING It consists of an open-plan area with TV room, a dining room with kitchen and peninsula, and a double bedroom (with king-size bed) with ensuite bathroom with shower and washing machine. ANNEX Two double bedrooms (with king-size bed), not internally communicating, with ensuite bathroom with shower.

Park:
Kapoka stands on an area of approximately one hectare. Starting from the private external parking area located just after the entrance gate, the property is immediately embellished by a garden of about 100 metres that, in addition to lavender plants and wild flowers, is surrounded by a stone walkway that leads to the pool through an area of scattered plants and fruit trees typical of the area. The boundary wall of Kapoka is bordered for almost its entire length in the north-eastern part by prickly pears, while the back of the villa is completed by an expanse of olive and fruit trees: persimmons, almonds, apricots, plums and carobs.
Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:
The swimming pool is located on the ground floor level, about 3 m from the main building and about 30 m from the annex.
