Luxury newly refurbished to high standard 4 bedroom villa designed in modern and contemporary style, which creates serene ambiance, perfect for your holiday getaway. Located in quiet residential area, but close to all amenities of popular Provençal village of Roquefort-les-Pins, which is nestled between charming villages of Valbonne and Saint Paul de Vence. Ground floor consists of stylish entrance hall with open plan living/dining area as well as kitchen with spacious island, utility room, separate guest toilet, two large independent en-suite bedrooms. Upper floor consists of further two luxurious bedrooms with en-suite bathrooms, one room comes with ample balcony overlooking garden and pool. It’s just 20 minutes’ drive to nearest beach and Nice-Cote d'Azur airport.

Beautifully furnished and decorated 4 bedrooms (250 sq m) luxury villa is set on 2000 sq m of land, with private pool, spacious garden, free secure private parking for 3 cars and free wi-fi. Ground floor consists of entrance hallway with double-height ceilings adorned with impressive and stylish hanging lights, open plan living/dining area and fully equipped kitchen, two independent large bedrooms with en-suite bathroom/shower rooms, independent W/C and Laundry room. Upper floor consists of two luxurious bedrooms with en-suite bathrooms, summer kitchen with bbq and spacious terrace with seating area around the pool and garden.

Located in peaceful setting close to village Roquefort-les-Pins and is well placed to visit neighbouring towns and villages of Valbonne, Le Rouret, Grasse and Saint Paul de Vence. It also has convenient access to A8 motorway making it easy to get to popular coastal towns of Nice, Antibes and Cannes. Nearest boulangerie and restaurant/bar are less than 5 minutes’ drive away in local village of Roquefort les Pins. Intermarche is less than 5 minutes by car in Roquefort-les-Pins and Carrefour Market Valbonne is around 10 minutes by car. Further shops and restaurants can be found 10 minutes’ drive away in medieval village of Valbonne, where you'll find specialist shops, like wine shops, delicatessens, fromageries and patisseries. Nearest airport is Nice-Côte d'Azur, which is 25 km away.

Villa has a maximum occupancy of 8 people and would be ideal for a large family, or group of friends.

With abundant natural light, thoughtfully chosen furnishings, and tasteful decorative ornaments, it provides spacious and inviting ambiance. It’s furnished with two comfortable sofas and stylish armchair, offering seating for up to 8 people. It is equipped with on-the-wall smart TV and sleek soundbar, complemented by side coffee table. Large glass sliding windows/doors open up to terrace, providing direct access to garden and pool.

Dining area: situated within open plan living and dining space, adjacent to open plan kitchen featuring central kitchen island. It features large, sturdy table and elegant chairs, accommodating comfortable seating for 8 people, creating spacious and inviting atmosphere for shared meals. Presence of large glass sliding windows/doors allows direct access to garden terrace and pool. Area is fully air-conditioned, ensuring pleasant environment.

Kitchen: integrated into the open plan living and dining area, distinguished from t dining area by spacious island that provides ample storage. It also features breakfast bar with four high bar stools, creating cosy setting where everyone can gather, enjoy drinks, nibbles, and watch as meals are prepared. Kitchen is well-equipped with top-of-the-line appliances for cooking and dining, including double oven, hob, microwave, dishwasher, large fridge/freezer, coffee machine, kettle, toaster, and wine cooler. Furthermore, it offers plenty of storage space to accommodate all your kitchen essentials. This kitchen offers comfortable and efficient area for delightful cooking experiences. In addition, covered terrace houses summer kitchen with barbecue area, creating deal setting for delightful barbecues. It includes designated dining area furnished with stylish table and seating arrangements for up to 8.

Bedrooms: total of four bedrooms, all of which are fully air-conditioned. Two large bedrooms on upper floor are beautifully decorated and feature en-suite bathrooms. Each of these bedrooms includes balcony with a seating area. Both bedrooms are furnished with large beds measuring 160cm wide, accompanied by two bedside tables and ample storage. Additionally, one of these bedrooms is equipped with smart TV and stylish chaise longue. Two bedrooms on ground floor are filled with natural light and ooze with style. They also come with en-suite bathrooms. These bedrooms also boast large and elegant beds measuring 160cm wide, along with two bedside tables and built-in cupboards. One of these bedrooms also features smart TV.

Bathrooms: total of four beautifully decorated bathrooms or shower rooms, along with additional separate W/C. En-suite bathrooms of two ground floor bedrooms feature high-quality baths or showers, washbasins, W/C, and hairdryers. On upper floor, there are two en-suite shower rooms equipped with standard and rain showers, washbasins, W/C, and hairdryers, all designed to meet high-quality standards.

Other rooms: Ground floor laundry room located opposite independent W/C is equipped with washing machine, dryer, and sink. Villa’s entrance hallway boasts double-height ceilings, beautifully adorned with impressive and stylish hanging lights. These lights enhance overall elegance of villa's entrance and staircase.

Outside: 2000 sq m garden planted with Mediterranean plants such as pine trees, figs and shrubs (garden not fully complete due to current watering restrictions). Large swimming pool offers refreshing escape on warm summer days and comfortable garden furniture invite you to unwind and indulge in pure relaxation. Summer kitchen terrace with built-in barbecue area is perfect setting for relaxing and enjoyable barbecues. It’s furnished with sleek table and comfortable seating for up to 8. Large terrace around pool is accessible from living/dining area and equipped with six sun loungers around the pool. Pool terrace seating furniture comprises of chic U-shaped resin wicker sofa, coffee table, sunshade, and trendy hanging garden armchair with cushion, ensuring complete relaxation. Secure private parking available for up to 4 cars.

Swimming pool: villa offers private, spacious, and secure fibreglass pool, complete with alarm system for added safety. Not heated, but will have thermal cover to ensure temperatures of at least 27C into September. Measures 10m x 5m in size and has maximum depth of up to 3.5m, providing ample space for relaxation and enjoyment. Adjacent to the pool, there is outdoor shower.

About the local area

Located in peaceful setting close to village Roquefort-les-Pins and is well placed to visit neighbouring towns and villages of Valbonne, Le Rouret, Grasse and Saint Paul de Vence. It also has convenient access to A8 autoroute making it easy to get to popular coastal towns of Nice, Antibes, Cannes and Monaco.

Local shops, restaurants, boulangeries, banks and Intermarche supermarket can be found under 5 minutes’ drive away in local village of Roquefort-les-Pins. Further shops and restaurants can be found 10 minutes’ drive away in medieval village of Valbonne, where you'll find specialist shops, like wine shops, delicatessens, fromageries and patisseries.

Local markets are held on Wednesday morning in Roquefort-les-Pins where you can choose from wonderful displays of olives, cheese, fruit and vegetables. Excellent Valbonne Provençal Market (farmers market) with great selection of food, jewellery, clothes, household goods and food is every Friday morning.

Sporting activities in the area are abundant – there are many superb golf courses within 5 to 10 minute drive away. There is also tennis, horse riding, water sports and of course the beach. You are also in very close proximity to mountains and hills of the Alpes Maritimes region, which makes walking/hiking and cycling very popular.

Beaches can be found just 15-20 minutes’ drive away at Cagnes-sur-Mer, where there is also a wonderful seaside promenade for walking, jogging, cycling and rollerblading. Further to east and you’ll find yourself on famous ‘Promenade des Anglais’ in Nice and to west, beautiful sandy beaches of Antibes, Juan-les-Pins and Cannes.

Ski stations of Valberg, Isola 2000 and Auron are just over 1 hour’s drive away if you fancy couple of day’s winter sports or during hot summer months, some nice refreshing walks!

Getting around by car is recommended, however there is local bus stop just 5 minutes from villa, which offers good bus connection between Sophia Antipolis and Nice, stopping at Nice-Cote d’Azur airport. Nearest train station is approximately 20 minutes away at Villeneuve-Loubet-Plage and this provides excellent train service along coast.

Sightseeing is endless; nearest places of interest are medieval village of Valbonne where there is lovely square with restaurants for al-fresco dining; Pont du Loup which has traditional French sweet factory for children; the town of Grasse and its perfumeries; perched village of Gourdon with its amazing views to sea;
