This 2-bedroom, 1 bath charming coastal cottage is the guesthouse of a historic oceanfront estate. Originally built over 100 years ago, this house was completely rebuilt in 2008 allowing for modern comfort while still steeped in its historic location and feel. Spend your days on the lawn watching deer, take a walk down to a stunning crescent shaped sand beach in Acadia National Park, or stroll into town…the best of both worlds exist with quiet and convenience in this affordable summer cottage.
Opening the front door you are greeted by a charming living room with futon couch, antique writing desk and entertainment center. The kitchen, with ample counter space and appliances, has a separate eating area bathed in sunlight from the French doors that lead to the outside patio, which is equipped with a picnic table and gas grill. The master bedroom has a new double bed and the second bedroom has two new twin beds. The inside of this house is new and fresh, yet has glimpses of history.

Adam and Jen have a deep love and understanding of the natural beauty surrounding the Acadia/Mount Desert Island area. Jen grew up summers on Long Pond and Adam on a 110-acre farm in Western Maine adjoining the Appalachian Trail. They met here in Bar Harbor working as sea kayak guides in the summer of 1993.
Over the years, they have hiked, biked, paddled, and sailed every conceivable route on and around Mount Desert. Adam completed his goal of hiking every trail on the Island in the summer of 1994 and Jen authored The Sea Kayaker's Guide to Mount Desert Island published by Down East Books in 1997. Together they paddled the Maine Island Trail, a 175-mile 28-day kayaking trip from Portland to Machias, up the entire Maine coastline.
In the summer of 2000, Jen and Adam started Mountain Sea Properties with a single house, Eagle Cliff, where they were married that same summer. The owner had approached them expressing her frustration renting the home through larger rental operations on the island. She complained that her house was one of hundreds represented so the service she received was minimal. She also stated that those who rented the house were not as well informed as they could be. The tenants were also one of hundreds and the service they received was minimal.
Adam and Jen offered to represent the house committing to providing top quality service to both owners and tenants by representing a limited number of houses and providing personalized vacation services.
Since then, Mountain Sea Properties has grown along with the Wales family. As year-round members of the Island’s community, Adam and Jen are dedicated to the vitality of the people of Mount Desert Island. Thus, each year they donate a portion of their proceeds to local organizations devoted to sustaining the beauty and well-being of the Mount Desert Island area.

We were so happy with our stay in the Guest House! It was perfect for my husband and I; close to Acadia and downtown, but far enough away for plenty of peace and quiet. It was also fun to explore the trail nearby! The house had everything we might need for the week, and we were able to cook most of our meals in the pretty kitchen. We'll definitely be back again!
This little cottage is rustic and picture perfect – and it gives you all the comforts of home. You cannot beat the location! We spent the week feeling like we were deep in the woods of Acadia, with the quiet and privacy of the cottage. We were able to get up every morning to see the sun rise at the rocky point on the nearby beach and then walk or drive into town for a great breakfast.
Being in such close proximity to Acadia, we have found much more time to hike and explore the park. Being within walking distance of Bar Harbor, we could easily run into town for shopping or a good meal.
The Guest House is clean and well-appointed. Everything you need is already there, which makes cooking meals as easy as being at your own home. If there are any questions, Jen is full of recommendations to make your visit even more pleasant. Every evening, after a busy day, we felt like we were coming home.
We have been visiting Acadia for 35 years; this is our 6th straight year in the Guest House. It is by far the nicest and most comfortable place we have stayed at in all these years. We are so happy we found it!

We had a great time in Acadia, that was totally enhanced by our stay at the Guest House! Jen was a great communicator and easy to work with for our booking.
The house is in awesome condition -- and the nice sized kitchen was perfect for cooking our own meals. The living space was comfortable and temperature controlled, and the Acadia resources available at the home facilitated our wonderful time in and around Acadia.
The location of the Guest house was perfect -- in walking distance to Bar Harbour, a secluded rocky beach, forest hiking, and yet still gave us a great sense of privacy.
The next time we return to Acadia -- we will definitely be staying here (if the dates are even open !!) !
If you're looking for a place in Bar Harbor that puts you in the middle of all the hustle of the town, keep looking. But if you want to feel like you are staying right in the woods of Acadia National Park then look no further. A quaint 2 bedroom house, with all the comforts of home, and all the tools for your own lobster bake, are nestled in a quiet setting that lets you keep the excitement of town at arms length - but close enough for an easy walk or drive if you want. More importantly, a beautiful view of the ocean, with some great rocks to climb or beach to stroll, are just a few minute hike through the woods. Our first trip to Maine and we were so pleased with how much there was to do so close to where we were staying. Four adults and we were never crowded. We really enjoyed this house and if we ever get back to Bar Harbor we would likely search out the Guest House and stay here again.
The location is perfect for easy entrance to Acadia and exploring the island. The guest house is nice to come "home" to after a day of hiking. We enjoyed sitting in the Adirondack chairs for happy hour. Spring is a lovely time to be on Mt. Desert Island.
The location of this house is perfect. At the end of a small private road through Acadia National Park, the Guest House is only one mile from Bar Harbor where you can access a free shuttle bus that travels around greater Mount Desert Island and through Acadia National Park. The main auto entrance to Acadia National Park is only 2 miles away where you can drive or bike the famous Park Loop Rd and all its attractions.
The Park’s newest trail, built in 2008, allows one to literally walk from the house into the 130-mile network of hiking trails, bike to the 45 miles of Carriage Roads, or simply stroll into town for an ice cream cone. Compass Cove, a little known parcel of Acadia National Park, is just a 5 min walk where there is a secluded and well-protected sand beach and tide pools. This area is a wonderful place to explore with kids or have a quiet sun-drenched beach all to your self.
This cottage is ideal for couples, a small family or a romantic honeymoon retreat.
