About this property

Architect-Designed Luxury Retreat on 3.5 Private Acres

Fellows Yard

A private 3.5-acre family retreat in Norfolk, newly renovated in 2025 and designed for slow mornings, long meals, celebrations and memory-making.

Behind the gates, Fellows Yard feels like your own small world: an architect-led renovation of a historic Norfolk home with stylish interiors, generous social spaces and outdoor living genuinely set up for hospitality.

There’s a hot tub, outdoor cinema screen, pizza oven, BBQ, fire-pit, greenhouse for afternoon tea, and plenty of room for children to roam and play. Beyond the house, guests can enjoy a dedicated art room for creative afternoons, a charming Edwardian railway carriage for quiet moments and sunset drinks, and the atmosphere of a flower-farm setting woven through the wider grounds. Add the yurt and quirky converted Mootel milk floats for children, and this becomes much more than a holiday house — it’s a stay with stories built in.

Whether you’re gathering grandparents, children and cousins for a weekend away, celebrating a birthday, or simply escaping everyday life for a few days, Fellows Yard is designed to bring people together without anyone feeling on top of each other.

## Why guests love Fellows Yard

**Private space to switch off**
Set in 3.5 acres of gated grounds, with lawns, hidden corners, flower-filled views and room for children to explore while adults properly unwind.

**Design-led comfort**
Newly renovated in 2025 after a three-year architect-led transformation, the house blends the romance of an 1800s Norfolk home with modern luxury, handcrafted details and a calm, considered finish.

**Made for gathering**
A large sociable kitchen, hard-working scullery, indoor and outdoor dining spaces, and room to cook, celebrate, read, chat and slow down together.

**Outdoor living done properly**
Hot tub, pizza oven, BBQ, fire-pit, decking, ambient lighting and heaters — the kind of setup that turns a normal evening into the bit everyone remembers.

**A stay with genuine personality**
An art room for making and mess, a flower-farm setting that changes with the seasons, an Edwardian railway carriage full of character, a yurt for play and movie nights, and converted Mootel milk floats that children tend to find wildly more exciting than any sensible bedroom.

## The house

Inside, Fellows Yard is warm, stylish and flexible, with heritage character and contemporary ease.

You’ll find:

* Four bedrooms in the main house
* A generous kitchen for cooking and gathering
* A separate scullery with extra oven, sink and second dishwasher
* A library with books, board games and places to retreat
* A children’s playroom
* Inviting spaces to read, eat, talk and unwind
* A piano and Bose speakers for music-filled evenings

The renovation combines original 19th-century details with sustainable modern systems, high-speed Starlink Wi-Fi and thoughtful family-friendly touches throughout.

## Special spaces that make Fellows Yard different

**The art room**
A dedicated creative space for drawing, making, craft sessions and rainy-day imagination. Perfect for children, but equally appealing for adults who like a slower, more hands-on kind of escape.

**The flower-farm setting**
Fellows Yard sits within a flower-farm landscape that brings colour, texture and seasonality to the wider experience. Depending on the time of year, guests can enjoy spring bulbs, summer blooms, autumn orchard atmosphere and winter structure across the grounds.

**The Edwardian railway carriage**
A charming carriage that adds a real sense of place and originality — ideal for a quiet coffee, a sunset drink, a moment away from the main group, or occasional overflow use by arrangement.

**The yurt**
A flexible extra space for play, craft sessions, celebrations, impromptu cinema or big family sleepovers by arrangement.

## Outside

The outside spaces are a big part of what makes Fellows Yard special.

**Hot tub and mini-pub**
For post-beach evenings, birthday toasts or late-night chats under the stars.

**Pizza oven and outdoor entertaining area**
A covered setup for easy family suppers, relaxed hosting and low-stakes pizza competitions.

**BBQ and fire-pit**
Perfect for long summer evenings and cooler-night gatherings.

**Greenhouse with sofa**
A lovely spot for afternoon tea, rainy-day reading or a slower start to the day.

**Decking, heaters and ambient lighting**
Made for evenings that stretch on a little longer than planned.

**3.5 private acres**
Lawns, corners to explore, outdoor seating and room for children to roam while adults enjoy the peace, the planting and the sense of being properly away.

Group of 11 ladies stayed here and we all absolutely loved it, had everything we needed for a chilled hen weekend. The host was lovely and so accommodating with anything we asked and went above and beyond to make our stay the best it could be!

From start to finish, we cannot fault anything. Liaising with Carl from the initial booking to checking out was seamless. The house and grounds are stunning with so much on offer. This is truly a home from home. It was very clean and tidy, very relaxing. We would highly recommend and cannot wait to go back.

Fellows Yard was truly an amazing experience. 10 of us stayed there over Christmas and it was so much fun for everyone aged between 3-70.It is a great space for a large number of people as there are lots of different seating areas so you aren’t on top of each other the whole time. All the fixtures and fittings are done to a high standard, and nothing has been spared - Quooker tap, underfloor heating, robotic hoovers, two ovens, portable speakers to take around the grounds to name a few. The outdoor pizza restaurant is a great addition - we brought down our own dough and cooked them in no time with the gas Gozney pizza oven. There is also a dual fuel bbq which we used for another dinner time. It’s right outside the kitchen doors so makes for an easy dinner. The hot tub was enjoyed by all ages. It’s wood fired & does take a while to heat up but that didn’t bother us. There is also a projector which can be used to watch films or listen to music which was so much fun. And a bonus of having no neighbours close by…you can enjoy the music on loud! plenty of towel gowns are provided. Next to the hot tub is a ‘pub’ - another fun seating area with a foosball table. Close to this area is also a good sized children’s climbing frame. A walk along Holkham beach is a must! Carl, the owner was a great help answering any queries and providing local information. Thanks for having us and making our Christmas amazing and we wouldn’t hesitate staying again!
