Villa Zora is an exclusive holiday retreat on the private, uninhabited island of Gornji Školj, in the heart of Telašćica Nature Park. Accessible only by sea, this unique 56 m² villa combines modern comfort, privacy and untouched nature, surrounded by pine trees, ancient olive groves and the crystal-clear Adriatic.
With direct sea access, a private boat berth and peaceful terraces overlooking the bay, Villa Zora is an ideal escape for couples, families and small groups seeking an authentic island experience. It is also a perfect base for exploring Telašćica Nature Park, Lake Mir, Dugi Otok and the nearby Kornati archipelago.
The villa accommodates up to four guests in two bedrooms with sea and olive grove views. One bedroom has air conditioning, while the second is cooled by a fan and shared airflow.
The villa features a fully equipped kitchen with a gas cooktop, modern oven, dishwasher, electric kettle, toaster, coffee maker and blenders, as well as a bathroom with a washing machine and drying rack. The glazed dining room includes a folding sofa, while two terraces, an outdoor grill, four sun loungers and a hammock provide inviting spaces to relax and enjoy the natural surroundings. Free Wi-Fi via the 4G mobile network and a Smart TV with Netflix access through the host's account are also available.
Guests can enjoy a private concrete sea-access area, a boat berth, two buoy moorings and a new anchor. A SUP board for two people and basic snorkelling equipment are provided free of charge. Two double kayaks and a 4.8 m boat with a Honda 6 HP engine are available for rent. Anyone operating the boat must hold a valid boat operating licence. Fishing is permitted with the required Telašćica Nature Park fishing permit.
Villa Zora operates independently of public electricity and water networks, using solar energy and its own rainwater system. The upgraded solar system has a 14.2 kWh battery capacity and a 6 kW inverter, while the new cistern provides increased water capacity for the 2027 season. Small kitchen appliances are now available, including the oven, dishwasher and coffee maker. To maintain reliable operation, high-consumption appliances must not be used simultaneously. Please follow the host's instructions regarding appliance use. Hair dryers and irons are not permitted. Rainwater is suitable for showering, cooking, washing vegetables and dishes, but is not potable. Please use water responsibly and keep showers to approximately three minutes. Bottled drinking water can be brought with you or arranged in advance for an additional fee.
Villa Zora is accessible only by sea. Guests arriving by car can take the Jadrolinija ferry from Zadar (Gaženica) to Brbinj on Dugi Otok, then drive to the meeting point in Magrovica Bay. We will guide you to free parking at Dugo Polje harbour, followed by a five-minute boat transfer to the villa. Guests arriving by plane or catamaran can arrange a meeting in Sali or Zaglav, depending on their arrival. Complimentary private transfers are provided on arrival and departure days, including boat and car transfers where needed. Additional private transfers during your stay can be arranged for an extra fee, subject to availability.
Telašćica Nature Park admission is mandatory. Tickets are valid throughout your stay and should be kept with you when visiting the Park. Please check current rates before arrival.
The villa includes essential cleaning supplies, hand soap, washing machine detergent, rubbish bags, three rolls of toilet paper, and a small welcome supply of sugar, Turkish coffee, tea and 1.5 litres of chilled water.
Guests should bring bottled drinking water, additional toilet paper and groceries for their stay. Two nearby restaurants can be reached by boat in approximately seven minutes.
Upon request, we can arrange bottled water and fuel delivery, kayak and boat rentals, and private transfers for shopping, sightseeing or dining in Sali. Please contact us for availability and pricing.
To protect the natural environment and maintain the villa's independent systems, please use electricity and water responsibly. The villa uses an ecological wastewater system: toilet paper, wet wipes, oils, chemicals and other non-biodegradable materials must not be flushed down the toilet and should be disposed of in the designated bin.
Whether you spend your days swimming, kayaking, exploring nearby islands or enjoying peaceful sunsets beneath the pine trees, Villa Zora offers a rare combination of seclusion, natural beauty and modern comfort.
