This select residential neighborhood quarter of Koukaki that is both safe and quiet.
Skip across the Acropolis ring road (just 500 meters) to the only managed entrances
to Filopappou Hill with ample walking trails and archeological interests. Acropolis
and Plaka are within 12 minutes by foot.
Koukaki is a thriving popular urban neighborhood in Athens because of it’s casual
dining, tavernas, bars, green groceries, and markets. It includes two pedestrian
streets where locals spend afternoons and evenings outdoors.

Whether traveling by Bus, tram, metro, or foot this property is convenient to all! The
closest Metro is Sygrou Fix which gives you access to the Athens Red line (the same
line as Acropolis and Syntagma). You are only one quick station away to Acropolis
Metro and three to Syntagma! Tram 1 connects the city center with the seaside. Bus
lines 1 & 5 take you through the city center to Ommonia, Exarcheia, and
Metaxourgeio. Bus 40 goes directly to the port of Pireaus.
Free street parking is available anywhere on the street.

1. Parties or gatherings of any kind are strictly prohibited on the property.

2. Any individuals or groups found to have booked the property with the intent of hosting a party or gathering will be required to cancel their booking, and no refund will be provided.

3. Only individuals listed on the reservation are permitted to enter the property.

4. Guests must ensure that the keys to the property are not left behind in the lock and that any lost keys are reported immediately. The cost of replacing the lock will be the responsibility of the guest.

5. Guests are expected to maintain a reasonable level of noise during quiet hours, which are between 1 pm and 5 pm and after 10 pm until 7 am.

6. In compliance with local regulations, the passport number of the individual who booked the property will be required. Greek citizens are also required to provide their AFM number.

7. Guests are responsible for providing an accurate count of the number of guests staying in the property, including children of age 2 and above. Additional bed linens may be provided upon request for an additional charge.

8. Checkout is at 11:00 am, unless an alternate time has been agreed upon in advance. Any guests found to be on the property after checkout time will be charged the daily rate.

9. Guests are responsible for ensuring that the high-quality white sheets and towels provided are not stained. Any damages will be charged to the guest.

10. Smoking is strictly prohibited inside the property, and any guests found to have smoked inside will be charged a penalty of €150.

11. Commercial use of the property, including photoshoots and video shoots, is only permitted with the prior consent of the property owner. Different rates apply for commercial use.

12. Shipping packages or mail to the property is not permitted and the property owner is not responsible for any lost or undelivered packages.

13. Booking a reservation constitutes an agreement to comply with the House Rules. Any guests found to be in violation of these rules will be held liable for any associated damages, fees, costs, or expenses.

14. When reporting any issues with the property, guests authorize the property owner to access the property as necessary to address the issue.
