This charming period cottage, originally an 1890s farmers tied cottage, sits on the outskirts of Leiston, in a wonderful position to explore the picturesque Suffolk coast and countryside, or for corporate guests working at nearby Sizewell. Interiors are stylish, retaining much of the original character combined with modern appliances, throughout the sociable living/dining room, kitchen, utility room and shower room on the ground floor; and three comfortable bedrooms (king zip/link, double and single) on the first floor with the bathroom. Parking for two vehicles and a secluded garden are an added bonus!
KITCHEN
You’re welcomed into the stylish and well-equipped kitchen with a Flaval double oven and additional grill, five rings and an extractor, a dishwasher, a microwave, toaster, kettle and cafetiere, a filtered water tap, plus cupboards full of crockery, cutlery and kitchen ware so you can cater at home if you prefer.
UTILITY
Off the kitchen, this handy area has a built-in washing machine, dryer, a Smeg fridge (3 shelves and 2 veg drawers) with 2 shelf freezer compartment, and space for coats and footwear..
LIVING/DINING
Light streams into this beautiful room through the south facing sash windows. At one side the living area has a long sofa and a couple of chairs positioned so you can watch the Smart TV, enjoy the warmth of the open fire (please bring your own fire lighters etc.), choose to play one of the games, or relax with one of the books from the dresser.
The handsome table with six chairs sits conveniently by the kitchen door.
SHOWER ROOM
This chic shower room has a shower handset in the large cubicle, a wash basin, WC, and natural light.

A door from the living space takes you into the hallway where there’s a front door and carpeted stairs with a. handrail rising to the first-floor landing.

Overlooking the fields, this sunny room has a zip and link king size bed (made as a king unless requested as twin), with a desk/dressing table under the window,. There’s plenty of additional storage in a free standing wardrobe with drawers, a chest of drawers, bedside drawers, and a handy luggage rack with space beneath it.
DOUBLE ROOM
Sitting quietly at the back, this bedroom has a sturdy double bed with bedside units, and a free-standing wardrobe for clothes.
SINGLE ROOM
Overlooking the garden, this room with a single bed also has storage in an open wardrobe and bedside drawers.
BATHROOM
A lovely light and modern bathroom with room a hand-held shower over the bath, a wash basin, WC, natural light and a towel rail with towels provided for all guests.
OUTSIDE
Highbury Cottages are an attractive row of Victorian cottages on Saxmundham Road on the outskirts of Leiston, with shops, a cinema, and leisure centre in the town and easy access to Sizewell and the beautiful Suffolk Coast with picturesque Thorpeness and colourful Aldeburgh less than 10 mins away. There’s parking at the back of the cottage for two vehicles and a path through the secluded garden with a patio area for outside dining with a charcoal BBQ, and a front garden separating the property from the road and fields beyond. There are some lovely walks nearby and even a boot shower by the back door to clean off after a romp across the fields or along the beach.
Please note that there's a ring camera by the back door next to the key safe to monitor traffic in and out. This is purely for your safety and the safety of the property when it's vacant.
There's parking for two vehicles only, please respect neighbouring residents and do not park more vehicles round the back. You will find unrestricted parking on the main road in front of the cottages and going into the town.
