A 3-bedroom semi-detached house on a quiet residential street in Wednesbury, refurbished to a modern standard. The downstairs is split between a kitchen-diner at the rear and a sitting room at the front, with a separate ground-floor shower room off the hallway.
The sitting room is the centrepiece. Royal blue velvet sofas wrap around a low glass coffee table, with a marble fireplace surround at one end and tall front-facing windows letting in the morning light. Smart TV and fast WiFi.
The kitchen runs along the back of the house in solid oak cabinetry with granite-effect worktops and U-shaped layout. Bosch double oven and microwave built in, electric induction hob, large American-style fridge-freezer with water and ice dispenser, dishwasher, washer-dryer. An attached dining area seats four around a glass dining table with grey velvet chairs.
Upstairs are three bedrooms and the family bathroom. Bedroom one has a zip-link super king bed (configurable as two singles on request), a dressing table and wardrobe. Bedroom two is a permanent twin with two single beds, desk and armchair. Bedroom three has a double bed, bedside tables and a wardrobe. The family bathroom has a bath with shower over.
The ground floor has its own separate shower room with a quadrant walk-in shower, white sanitaryware and chrome heated towel rail, finished in grey wood-effect tile.
To the rear is a private enclosed garden with paved patio and lawn, side access for bins. Off the front, a private block-paved driveway runs alongside the house leading to a lock-up garage with green doors. Two vehicles fit on the driveway with another in the garage. Free unrestricted on-street parking is available on Hobs Road for visitors.
Gas central heating throughout, controlled from a single thermostat. WiFi router and TV stand in the sitting room. Ring doorbell at the front and a Ring camera in the rear garden. Smoke alarm and fire blanket in the kitchen.

Hobs Road sits in a quiet residential pocket of Wednesbury, a market town in the Sandwell borough of the West Midlands. The neighbourhood is leafy and well-kept, a mix of period semis and modern infill, with shops, takeaways and primary schools all within walking distance.
Wednesbury town centre is a 10-minute walk away with a Saturday market, a Morrisons, Iceland, and an independent high street. The Gallagher Shopping Park on Axletree Way is a five-minute drive for everyday retail. Walsall, West Bromwich and Tipton are each less than three miles, and Birmingham city centre is seven miles south-east - twenty minutes by car or half an hour by train.
For food, Indian and Nepalese restaurants are scattered through the town. Moza Kitchen and Gurkha 1816 are well-regarded local choices, and the Parkbrook in Walsall and Lucarelli in West Bromwich both pull in a good crowd at the weekend.
