We ask our guests to respect two simple house rules. Please leave the kitchenette where you eat clean and wash dishes and utensils upon checkout. Separate waste and dispose of it properly.

Three-room apartment, sleeps 4+1
The fully fenced apartment guarantees privacy and security and features a furnished outdoor space, ideal for al fresco dining and relaxation.
The interior is spread over two levels. On the main floor, there is a living room with a sofa, a recently renovated kitchen, and a small modern bathroom with a shower. The air conditioning is provided by a 12,000 BTU split system, ensuring comfort even on the hottest days.
The sleeping area consists of a double bedroom, while the mezzanine features a single bed and two single beds, making it a versatile solution for families or small groups.
The property also features mosquito nets on all windows (any damaged parts will be repaired by the start of the season). Private parking is currently being evaluated.

Important Notes:
- Minimum age: 21 years: To check in, you must have celebrated at least 21 birthdays. This rule only applies to groups of young people; families are always our favorite guests.
- Check-in is in our offices from 4:00 PM to 7:30 PM: arriving on time helps get your vacation off to a good start. - Check-out is by 9:00 AM, so we have time to get the apartment back in tip-top shape. If you arrive after 8:00 PM, there is a €50 surcharge for our "night owl" shift.
- Pets not allowed: We love them, but they are not permitted.
- Mandatory security deposit: €150. This is refunded after a quick check of the apartment; if you pay by card, the deposit will be released within 7 days. For cash payments, refunds are processed after 3:00 PM or by bank transfer within 3 days (we highly recommend this option, as it's the most convenient). - Bed linens and towels: Available for €20 per person; simply request them at the time of booking and must be booked within 7 days of arrival.
Key collection information:
Check-in information is sent to guests 48 hours before arrival. Please contact our customer service team for any questions. For selected properties, key collection usually takes place at the property. If you require linens, please collect them from our offices in Portoferraio.
