Two lovely rooms (and private lounge and bathroom - NO KITCHEN) are available for your exclusive use on the 1st floor of my home (I live on ground). Five minutes walk to the beach and central Hove.

FREE parking (a rarity in Brighton).

Close to plenty of cafes, restaurants, shops and more along Church Road and George Street. The seafront with amenities such as mini-golf, trampolines, Padel/tennis, beach volleyball/tennis, water-sports & more await only minutes away on foot.

++++++++++++++ ABOUT THE PROPERTY ++++++++++++

The rooms are on the first floor (upstairs) in the two-storey house (I live on the ground floor).

The first floor (which you will have exclusive use of) has access to:

-Two bedrooms (the third is closed off and locked . If we require access to retrieve items, we will agree it with you)
- A private lounge (which includes 4-seater couch, armchair, a dining table with five chairs, a fridge/freezer, microwave, kettle, toasters, plates and cutlery). The lounge has South-facing views and into the garden and tree-line.
- Private bathroom (which includes walk-in shower and separate bath).
- Note there is NO KITCHEN or cleaning facilities for food/drinks.

You will share the front door and the stairway with us, otherwise there are no other common areas.

This accommodation, located within a conservation area, is suitable for families or small groups (no party groups - I live below).

The primary bedroom has a luxurious Super-king bed , and the second small room, has an M-shape triple bunk bed for up to three guests in three separate beds. Two are normal level, and the third bed is the 'bunk' bed that is above the other two.

The lounge has South-facing light and is equipped with what you would need - TV, sofa, dining table, and basic amenities (e.g. kettle & toaster, microwave, glasses, mugs, plates and cutlery). While there is no access to a kitchen, there are plenty of amazing places to eat locally and you could also enjoy a takeaway while enjoying the view or watching a bit of TV. Any dirty dishes etc can be left in the bucket taken downstairs by the front door, and I will clean/replace them for you (when I'm able to).

Linen and towels are exclusively for guests.

Guest can use the upstairs only. No access to downstairs (except to enter the property and leave shoes/coats in the designated area).

One of the few places you'll find in Brighton & Hove which can offer FREE off-street parking for your car.

If you are a group travelling separately and have more than one car please contact me first.

The house is also on a central bus route so is easy to get to by bus from Brighton, Hove and Portslade train stations. As well as being walkable (20 minutes) from Hove train station.

Not suitable for people with mobility issues due to the stairs and steps at the property.

Brighton bike share hub is by the Hove Museum opposite the property. There are several bus stops with frequents services to Brighton along the street outside.

Central Hove is 5-10 minutes walk away, and central Brighton about 30 minutes walk (40 if along the beach).

The beach is 5 minutes walk away.

To access the property, I will let you in.

There is an iron, ironing board and hairdryer in the storage area of the lounge for your use. There is also a fridge/freezer, kettle, toaster, microwave, cutlery, plates, mugs and glasses for your use in the same storage area of the lounge.

- Respect neighbours peace (no excessive noise - I/family live in the same building). This is a peaceful neighbourhood in conservation area.
- Please note that any loss of key or failing to return key to designated place will incur additional costs.
-Any call outs required (either by host or locksmith etc) because of guest fault (e.g. lost key) will incur additional costs.
