Villa Quintino is a charming former farmhouse set amidst the breathtaking rolling hills of Tuscany, in the heart of the region and just a few minutes from San Miniato, a picturesque hilltop town ideally located between Florence and Pisa. The property is accessed via a charming private driveway and opens onto expansive green grounds, making it ideal for families, groups of friends, or couples seeking privacy and tranquility. Its elevated position offers enchanting views over the surrounding countryside, creating a truly memorable and rejuvenating stay.

The house, with its warm typically Tuscan tones, is nestled among gentle hills, olive groves, and vineyards, and stands out for its large fenced garden, carefully maintained lawn, perfect for enjoying pleasant outdoor moments in complete privacy, making it ideal for those seeking peace and seclusion without giving up the convenience of having shops, restaurants, and main attractions easily reachable by car.

The grounds feature several inviting relaxation areas, including a shaded gazebo equipped with a dining table and barbecue, ideal for al fresco meals in a delightful setting.

Enhancing the experience is a beautiful private fenced pool (5 x 10 m, depth 1.5 m), available from May 15th to September 30th. The sun terrace, furnished with loungers, deck chairs, and an outdoor shower, is perfect for soaking up the sun and cooling off on warm summer days.

Guests also benefit from a convenient private outdoor parking area with space for 4 cars.



Internal description



Villa Quintino is an elegant country residence that embodies authentic Tuscan style, thoughtfully combined with modern comforts and practical features designed to ensure a relaxing and enjoyable stay. The property is divided into two independent apartments, one on the ground floor and one on the first floor, an ideal solution for groups and families who wish to spend time together while still enjoying their own privacy.

The villa can accommodate up to 10 guests, offering a total of 4 bedrooms and 3 bathrooms. All bedrooms and living spaces are equipped with air conditioning to ensure maximum comfort in every season. Guests also have access to Internet Wifi and a convenient covered outdoor laundry area. Upon request, 1 high chair and 1 baby cot are available. Pets are allowed upon prior approval.



- Apartment 1: Located on the ground floor and characterized by spacious, light-filled interiors, this apartment welcomes guests into a refined open-plan living area, furnished with a double sofa bed, a working fireplace, a large dining table, tv, and a fully equipped kitchen. From here, there is direct access to the garden, where a gazebo and an outdoor dining area create the perfect setting for enjoyable moments surrounded by nature.

The sleeping area consists of 1 spacious triple bedroom with a double bed and a single bed, featuring an ensuite bathroom with shower, as well as 1 twin bedroom with two single beds.

The floor is completed by an additional bathroom with shower.



- Apartment 2: The second apartment, located on the upper floor, features a welcoming living room with sofa, working fireplace, and tv, ideal for moments of relaxation. Adjacent is a fully equipped wooden eat-in kitchen with a dining table.

The sleeping area includes 1 double bedroom and 1 triple bedroom with a double bed and a single bed. Finally, there is a full bathroom with shower.

Prices and conditions



Included in the price: Utilities (water, gas, electricity); Internet Wifi; house, garden and pool maintenance.



Excluded from the price: Final cleaning (400.00€); air conditioning if used (35.00€ per day); extra people (maximum 2 people - 10.00€ per day per person). Tourist tax if required (the amount usually varies, depending on location, from 0.50€ to 4.00€ per person per night for a maximum of seven nights, excluding minors, and will be paid upon arrival).



Security deposit: Customers are required to pay 400.00€ security deposit upon arrival (cash), which will be returned at the end of the stay upon any damages.
