Threshing Barn is a fabulous state-of-the-art, eco-conscious barn sitting within the 300 acre Frasers of Egerton estate, in the heart of the Kent countryside. Sleeping up to ten guests across four bedrooms and a sofa bed, this house would be suited to two families or a group of friends. The bedrooms are arranged along either end of the barn, each one a generous, beautifully finished en-suite room with a super king bed, french doors opening onto its own private terrace, walk in shower and wide screen TV. Contemporary throughout with a subtle nod to the barn's agricultural heritage, they are the sort of rooms you find yourself reluctant to leave in the morning. Between the rooms sits the heart of the barn: a spectacular open plan kitchen and living space, with a fully equipped kitchen including a wine fridge, bar seating, a dining area, and a 75 inch Smart TV in the sitting area. Bi-fold doors run the length of the room, drenching the whole space with light. Outside, a sunny terrace with seating and a wood-fired hot tub for eight complete the picture. Threshing Barn has also been built with environmental credentials: solar panels, airsource heat pump, rainwater harvesting and solar powered air conditioning throughout. As part of the wider Frasers estate, guests have access to far more than just a beautiful place to sleep. The on site award-winning restaurant draws on produce from the estate's own kitchen garden, and a thoughtful programme of workshops and retreats adds another dimension entirely, from cookery and foraging to floristry, gardening and seasonal yoga and wellness retreats. The surrounding 300 acres of Kentish countryside are yours to walk freely, with the Greensand Way passing close by and the rolling Kentish Weald stretching out in every direction. Egerton itself is a beautiful Wealden village with a village store and views that stop you in your tracks. The nearest pub is the Rose and Crown at Plukley. Leeds Castle, Sissinghurst and the coast at Folkestone are all within easy reach, and London is just over an hour away via the high speed service from St Pancras International.

Things You Need to Know Check in from 4pm and check out by 10am. Sleeps 8 (plus sofa bed for up to 10) please let us know if you wish to have this set up. All bedrooms are en-suite; super-king beds can be configured as twins on request Towels and bed linen provided. Wi-Fi throughout. Underfloor heating throughout. Wood-fired hot tub for 8 included. This is currently out of use as of May 2026. Access to Frasers on-site award-winning restaurant and other workshops. Dogs welcome for an extra charge of £25 per dog, per stay. A starter pack of sundries is provided. The barn is a Passive House, solar powered with airsource heat pump and rainwater harvesting. There are exterior cameras on site.
House Rules Smoking and vaping are not permitted inside the property. For insurance purposes the number of guests must not exceed the stated occupancy (10). For fire safety reasons, candles, charging of e-cigarettes and e-scooters are not permitted. Quiet hours are between 11pm and 9am. Parties and loud music are not permitted. Any damages may be charged from your security deposit. A £1,000 security deposit is required prior to arrival.
