Our three bedroom two bath beach home is a comfortable residence with plenty of room for up to 8. We selected this beach property because we think it’s a perfect place for our family, our friends and other folks who are looking to have a memorable family vacation. The living space is very comfortable so you won’t feel cramped when you’re in the property. The balcony comfortably seats 4 and offers breathtaking views of the world’s most beautiful beach and the Emerald green waters of the Gulf. You'll want to spend a lot of time here because you have wonderful views of the beach and gulf. You’ll want to enjoy your morning coffee out here. I wouldn't recommend to friends.

Stayed here in April for 7 days and meant to review sooner. Trust reviews people!! I booked this unit even after reading the reviews so I can't complain too much. The carpet needs to be replaced. It really does turn your feet black and does have a sticky feel. The master bed felt stiff and hard at first but ended up actually sleeping fairly well (didn't wake up sore). The sliding door in living room was such a pain the entire week. It was very hard to open and close and never once did I get it to actually lock. We used slider in bedroom majority of time which was annoying! The couches were uncomfortable and the dishes they have suck i recommend packing along the essential cookware (I will now pack dishes every vacation to avoid having to go buy new stuff) and buying paper plates and plastic cups. They only give you three dishwasher tablets. The dining table and chairs could use replacing but get the job done. The fridge door really wouldn't stay closed and the freezer made the most AWFUL noise! The washer and dryer (newer front loading ) did great. I cut my foot from stepping on nail where the tile meets carpet, used a towel for rest of week to cover it up. Aside from all the problems I enjoyed my stay. The view made it worth it. I would invest in better patio furniture too. Also, this is a end/corner unit but is located on the opposite end of the elevators so keep that in mind if you are traveling with any handicaps. Oh and the elevators aren't the fastest or more reliable. No parking code needed but beach access does require one. I rate 2 stars considering it all. It's definitely not an excellent unit but not the worst either. Id say this unit in the condition it was in during my stay is better suited for younger people who won't care or a group that plans on spending all their time outside.

Poor cleaning service

Little things mean a lot... We have stayed at numerous places over the course of our years on this earth. This place is spacious we will agree but there were so many other issues. We like to think of any of our stays as being home away from home for the time we are there. We usually clean it ourselves when we get there just to know its clean and this one offered us no indication it should be any different. The bottoms of our feet were black within hours of walking around in the unit, the shower curtains in both bathrooms had mildew and weren't made to fit the shower units, the ice maker sprayed water everywhere instead of making ice, the refrigerator door seal wanted to stick to the box instead of the door, the air filters on the a/c were dirty and we requested they be changed but they never were during our stay, the table legs on the table weren't tight which made the table wobbly, the master bath toilet needs shimming and caulking to keep it stable when sitting on it initially, it needs a ceiling fan in the family room area, there are loose tiles in the hall (of a different color) which caused broken grout pieces to be swept up all week, the room sleeps 8 but there are only 4 outdoor chairs on the patio, there has been no parking code for sometime although our instructions mentioned there was, matresses left our backs longing for home before week was over, the pool wasn't at all what we expected for the size of the property. These are all seemingly little things and we usually fix things like this without hesitation to help out because we have been condo owners before but they definitely added up. In our opinion, it reflects a lack of attention to detail as well as a lack of professionalism from the property management team. These few updates would be well deserved. On a positive note, the grounds were free from trash and pleasing to the eye with vibrant colored flowers. Not many on-site staff that we saw.

Owner's Response: We want all of our guests to be 100% satisfied with their vacation rental. When they gives us feedback in areas where we can improve we take that very seriously. Since we keep detailed notes on all guest communications we are able to determine what feedback we received during the guest stay. In reviewing the reservation notes we found that Guest called in on 5/2 to report that the sink sprayer handle came off and requested a new air conditioner filter. Our maintenance team fixed the sprayer handle the same day, but the filter in the air conditioning unit did not need to be replace since it had just been changed the week before and only had a light film if dust on it. This guest did not report any other issues with the unit while they were here. We place a large card in each vacation rental we manage asking guests to call us if they have any issues with housekeeping. Since the unit was inspected prior to the guest arrival and the guest did not report any housekeeping issues during their stay, we assume that the housekeeping is acceptable. Moving forward, though, we will use the feedback to coach our inspectors to be looking for the items the guest identified.

We love this place!!

This condo is very spacious and comfortable. We were pleasantly surprised and were sad when our vacation ended. The previous review had me so stressed out weeks before we arrived. The previous review complained about ants, well there were no ants at all. We have 4 boys age 11-18 and they snacked the whole time. If there were ants, we would've seen them. The ice machine worked, the sinks and tubs drained great and we didn't have any issues with any outlets. They replaced the broken couch with a new one. Also, the washer and dryer are new and very nice!! The only thing was the gap between the tiles and carpet, but they put a throw rug temporarily (which worked out fine), until the carpet is replaced. (which management told me they plan to have done soon) They also have a bunch of sand toys, which since my boys are older, they didn't want to use, but some pig used them and didn't rinse them and they were full of sand. That was very rude. People need to respect other peoples belongings. We loved the 2 level pool and the amazing beach. The views from the condo were awesome!! It was one of the best vacations and our boys agree!! We've stayed in condos for the past 17 years. I would stay there again!! I keep telling my husband I want to go back now!! :)

So I'm not sure how this condo recieved such good reviews because out of my 30 years of staying in condos on vacation, I have never stayed in such a dirty/out dated condo with more things broken then working. My family had never been to Panama City Beach and had we stayed at a different location, it would have been our favorite vacation yet. This place looks like a college dorm room. Upon our arrival, we immediately noticed there were ants everywhere. I called Best Beach Getaways and they informed me they were sugar ants and they have them time to time and they would call Sterling Reef as pest control was their responsibility. No one came all week to spary for ants and they were in our beds, suit cases, food, you name it, they were in it! The night before we left we had the ants in our beds and woke up with bite marks. After that we ended up leaving a day early as we were beyond grossed out. When we first got there, I pulled down the bed comforter and the stains on the back side tell me that it hadn't been washed since the early 80's. Then our dryer was catching clothes in the door part and leaving a grease stain that wouldn't come out and therefore we had to hang dry all of our clothes as the dryer ruined 6 articles of clothing. We had 2 sweepers in the room and one wouldn't turn on and the other when I pulled it out, the roll bar on the bottom came flying off and then when I laid it down and looked underneath, a belt was hanging off as well, thought I would just use a broom but there was no such thing in our condo. There was a gap between the carpet and the tile so much that if you steped on the plywood that was exposed you got sticky/sandy stuff all over your feet. The carpet was beyond disgusting. When the maintenance guy came to fix or should I say look at our complaints I advised him that our couch was broke and we couldn't sit in it because the two couch cushions were sinking into the couch. I told him I thought if he put a board under the cushions that would work and he said well, they dropped the ball on that one because the people that stayed before you told them the couch was broke. He said I can't put a board under the cushions becuase the entire bottom frame of the couch is broken. So needless to say, we were down a couch. A couple more issues were the ice machine was broke, the sink/shower drains wouldn't drain and outlet wouldn't work. Hoping for some sort of refund as this place was such a disappointment!

Amazing beach condo

AMAZING! This is our second time renting this condo and we enjoyed every second each time. The condo itself was a good size and well maintained. The ocean views from the main living area and master bedroom can't be beat; so relaxing to wake up to the sound of waves crashing and the rising sun.

What I loved about this condo is its verisitility to our needs each visit. Our first visit was before my husband and I had our first child. We went with another couple (who stayed with us) and we had such a fun time. The condo is walking distance to some resturants restaurants and a quick drive to many more. Another huge plus was the beach never seemed to be extremely crowded. We went on Memorial Day weekend and we were pleasantly surprised how easy it was to walk out the condo building and get a nice spot on the beach.

The second time we rented this condo we had our 4 month old with us and it was so pleasurable to be so close to the beach so we could get back inside out of the sun as often as we wanted. Having the resturants within walking distance was great for us as well.

We have definitely found the perfect vacation spot. We will always try to rent this condo each time we come visit.

This is very nice condo. The beach view is great. It is a corner unit and has a large window beside the dining area. The bedrooms and bathrooms are large. There is only one pool but it was well maintained. The owner, Steve, was very easy to work with and responded to request promptly. The gentleman at the front desk was friendly and helpful.

There are restaurants and shopping close by and only a few steps to Alvin's Island near the county pier.

Plenty of seating on the balcony. I would recomend this property.
