Property type house
Minimum Stay 3 nights

About the property

House, 3 Bedrooms + Library, 3 Baths, (Sleeps 8)

After owning a Real Estate Firm on the Island for over 25 years and managing hundreds of rentals we really learned how to create and manage our home 'the right way'! Having happy vacationers is our goal and having people fall in love with the Island is our joy! 90 percent of our bookings are repeat guests. For those who demand something a little nicer than the norm. This extremely well appointed ECO FRIENDLY main house (part of a compound) is now being offered for the 2018 Season.

Located just outside of the village of Edgartown in a private area where all homes have 3 to 11 acres of land, this house offers tremendous privacy and tranquility. This newly constructed home offers three bedrooms, each with its own bath, a state of the art kitchen, a large and open greatroom living/diningroom that opens to a large yet cozy covered porch overlooking a beautiful perennial garden and lawns.. There is also a second living room with fireplace and french doors opening to extensive gardens, a bluestone patio enclosed in classic vineyard stone walls, a private 6 person hot tub with views of the expansive 2 acre wildflower meadow that is in full bloom all summer.

If you are tired of searching the generic list of rental homes and want something a little nicer, this may be the house for you. This (main 3 br 3 bath) house can be rented alone or with the guest house( 2 br 2 bath seperate listing) when included making it an accommodation with 5 bedrooms and 5 baths). Rates and details here are for the main house alone. Call for information on renting the whole compound.

On site there is also a heated in-ground mineral (not chlorine) pool set off in a common area (not to intrude upon the privacy of either the guest house or main house) which is for the exclusive use of the guests in both the main house and the guest house. Both homes are professionally decorated with original artwork, antiques and all new and comfortable furnishings. This is a very comfortable and child friendly home.

Casual Vineyard Style, exceptionally well-equipped, immaculate, perfect, well laid out living spaces, wonderful, peaceful and convenient location is what our guests say over and over again. We are equal distance to Edgartown, Vineyard Haven, Oak Bluffs and West Tisbury. Away from summer traffic yet close to bike paths and villages. We are in an areas known as the Oyster Watch Midlands on the Center South side of the Island.

About Karen Hannigan

We welcome you to our home on Martha's Vineyard. We hope that while you are with us you will consider this your home on the Island. Having happy vacationers is our goal and having people fall in love with the Island is our joy! We are retired but owned a Real Estate Firm on the Island for over 25 years. Our experience in the industry taught us how to do a rental home 'the right way'! Many of our guests come back year after year and often joke when they first arrive at how happy they are to be home! It is our goal to make your vacation all you had hoped for. Vacations are important for families these days. We all work very long hours and at a faster and faster pace. When it is time for vacation it should be just a problem house that needs things fixed or replaced. We have gone to great lengths to make our home furnished and equipped to a very high level of comfort so you will not feel like you are in a 'rental'. From the bed linens to the original art work...AlClad pots and pans and a fantastically equipped outdoor furniture and beautiful gardens to sit and won't be dissappointed.

Karen Hannigan purchased this house in 1999

Why Karen Hannigan chose Edgartown

We chose this location to build our compound for several reasons. Our children who are now all grown were fortunate to have grown up on Martha's Vineyard. Now as adults they are scattered across the country. It has always been our hope that this compound will serve our now grown family as a place to always return to their beloved 'Island' and gather for years to come with their now growing families. When our family does not use the house we rent it out in hopes to share all that is magical about the Island with others and thus in doing so help support the expenses of the house. We love how our home is equal distance to the 4 down Island towns yet we are away from the summer traffic that seems to plague the Island more and more each summer. We are in a location where you will always feel a cooling breeze off the Atlantic and when the surf is high you can hear the ocean. Sitting in a 6 acre meadow you will find sunshine and acres of wildflowers that change every day. It is a pretty amazing spot. Homes in our area all have from 3 to 24 acres of land so it is very beautiful and rural.

What makes this house unique

While you are at the house you will most likely see deer grazing in the meadows in the early morning or at dusk. Wild Turkeys and numerous other birds are to be found as well. Sunset and night time sky is a favorite of everyone who visits our property. Turn off all the houselights and sit in the hot tub for a night sky like you may have never seen before. The milky-way looks like you could just reach up and grab it.

Guestbook comments from the owner

Life can sometimes get a little hectic so we decided to unplug for a week and escape to Martha's Vineyard. We looked for a while to find the perfect house and have to say we found it! The Island was amazing in the off season. The weather was unusually mild so we scored there too! Thank you to Karen and Paul for doing such an amazing job with your house. It was immaculate and even better than the photos. What a beautiful home in a great spot. PS LOVE YOUR HOT TUB UNDER THE STARS ART NIGHT

Absolute Bliss

  • 5 of 5

The daily grind of long commutes into a major metropolis to manage fast-paced offices had taken its toll on me and my husband. A time away to rest and reconnect was desperately needed. Martha’s Vineyard was the perfect location for our needs. This was our first visit to the island. And no, it will not be our last. The island holds many treasures and we enjoyed every aspect from the ferry ride to the short journey to glorious beaches, beautiful woods, lighthouses, restaurants, browsing shops on cobblestone streets, and our oasis in Oyster Watcha Meadow. We even enjoyed our one day of rain! Karen and Paul were the perfect hosts. Thank you for sharing your home. Any item needed was readily available. The kitchen was superbly stocked as was the rest of the home. So much so I was inspired to bake while on vacation. That has never happened. The pool: ahh!! I too am reluctant to provide a review as I would like to keep this gem a secret. Our favorite spot was Long Point Beach; we came across a well known actor there who is one of our favorites. He looked just as relaxed as we did so we greeting one another and moved on. You will not be disappointed. We look forward to returning next year, maybe even this fall with the family.

We were fortunate to spend a week last summer a this fantastic home. I am sorry I did not get this review posted earlier. Now booking our 2013 week my attention is back on this amazing home. From the smallest detail in quality linens, dishes, pots and pans, beach chairs and beach umbrellas and on and on this house really is well equipped with one goal....making your vacation great. We have rented many homes and this house by far is the nicest we have every stayed in anywhere. Spotless and bright and sunny, we loved it. The owners helped in getting us familiar with the Island by having supplied an extensive booklet of things to do and "out of the way" non tourist beaches and locations to hike and really get to know the Island. The yard with extensive lawns and gardens was great. I was nervous about sharing the pool with the guest house but it was not a problem. We found we had it to ourselves most of the time and when not it was actually fun meeting another family on vacation and share restaurants etc. One of the best parts of this property is its amazing location. Central to all towns with just a short drive to Edgartown, Vineyard Haven, Oak Bluffs or West Tisbury nothing is far away,....but when on the property you feel like you own the whole Island to yourself. The meadow was beautiful, full of wildflowers and the gardens just beautiful. We all enjoyed sitting in the hot tub at night and star gazing. We had never seen such a clear and huge sky with so many stars. We explored many beaches but loved the one that was closest to the house the best, LONG POINT. From our fist contact to our departure and return of our security deposit, I can't say enough about this great property and Thank You Karen and Paul for making our vacation the best ever. We are so looking forward to next Aug, Can't wait to see you and be back at Oyster Watcha Meadow Again.

Amazing and Beautiful....Thank You

  • 5 of 5

A special thank you for all you have put into this amazing property. From the detail of the plantings and grounds to the beautiful art work in the house we just cannot say enough about the beautiful property. We looked for a long time to find a rental on Marthas Vineyard and have to say we found the perfect get away. If you like to spend time in the kitchen you will love this home. It has been created by a real family with endless love and care and is not just a "rental house". We will be back!

Heaven Found

  • 5 of 5

What an amazing surprise to rent what you think will be a dream home and truly find that it is! Location, Cleanliness, well maintained, well equipped, fantastic homeowners and on and on I could go. If you are looking for an amazing vacation in a home that is just perfect, look no more. We have rented this house more than once and will do so again and again. The owners, The Hannigans help you find the out of the way places so that you really can find the "off the beaten track" true gems of the Island. They have lived on the Island for over 25 years and know it like the back of their hand. We love them like family! Our family loves coming to their home and truly consider it our home away from home. Look No More.... a stay at Oyster Watcha Meadow is the only way to go when staying on Marthas Vineyard..... such a great location...close to everything yet away from summer traffic. It truly is a little piece of heaven on earth. When we finally buy land on the Island it will be the owner of this home that will design my new Vineyard home just as she did this amazing compound. She is amazing with an eye for detail that just will astound you! Treat yourself on your next visit to the Island and rent this amazing property.

Come back any time and when you do find that perfect piece of land I would love to work with you to design something tiny or tremendous. You know I love to design!

Sorry for the delayed rev...

  • 5 of 5

Sorry for the delayed review but our stay was really truly so special that I can still remember every detail! What a find this compound is! We rented only the main house but look forward to renting the whole compound out for our next big family get together. Although we had neighbors in the smaller house we hardly ever saw them and really felt we had total privacy. Its a beautifully appointed home set in a meadow with wild turkeys and butterflies bouncing is picture perfect! This is not a generic house rental - very special and wonderfully maintained. The kitchen was a joy! open to the dining and living area it really made cooking a pleasure with the whole family. Not to mention the top of the line appliances and accessories - you wont find these in just any rental! And the hot tub and pool were such a hit! it was great to sit out in the hot tub and star gaze.

The house also has a wonderful layout with plenty of space to have a private tranquil moment or be right in the middle of the family action. We also ended up with unexpected guests one nite from cape cod and easily accomodated them on the pullout in the second living room.

I have been coming to the vineyard for years now and without a doubt this house is a definite find! A very special rental that felt like a home away from home....and was torture to leave.

The owners are a joy to deal with and the spot they picked just perfect! The house is a down a dirt road that both the adults and kids got a kick out of riding their bikes on. Its a good bike ride to town...the path is just across the road once you come out the dirt path and we enjoyed riding to town versus driving. There is a great farmers market on the way to town that had the best fresh veggies! The house is also located away from all the crazy traffic and provided a great jumping off point for exploring upisland.

I could go on and on but I must stop - I am putting myself into 34 Jennie Lane withdrawl :)

We are located on the South Side of the Island. It is a very beautiful area known as the Oyster Watcha Midlands. Guests love our location in that it is very quiet and private yet so very central to all towns just being 4 miles away. The Island can be crawling with traffic and when on the property you feel like you have the whole Island to yourself. Homes have from 3 to 24 acres in size in our area. We looked for 10 years to find land in this area become available.
