Wake Up to Dream-like Country Views and Enjoy the Privacy of the Pool

Breath in the clean fresh air, finally away from the city lights and pollution. Experience the peaceful countryside sunsets and quiet starry nights...the Manciano area is famous for the very clear night sky.

BIG PRIVATE GARDEN AND POOL
The garden and pool are totally private. Unlike other properties in the Maremma area, ours is exclusively for you, as we do not live on the premises and there will be no other guests apart from you. Please note the pool is accessible from 15 June to 15 September.

ROOMS
You will find two large double bedrooms and one smaller double bedroom. Two big bathrooms plus one extra small bathroom. Linen is provided and is free.

THE PATIOS AND THE GARDEN
Two shady patios outside, with a large dining table and deckchairs, allow you to sit back and relax whilst sipping a nice glass of red Tuscan wine - perhaps a nice Morellino di Scansano with a few slices of Pecorino cheese - watching the sunset with your friends or simply contemplating the smooth green hills in peace.
The garden has no fence around it, so the view on the horizon is completely open - and for this reason we'd rather not accept pets, unless you are absolutely sure they will not run after a hare or a pheasant!

INTERIOR
The house in Guinzoni is a mixture of modern and country style.
Perfect for a big family or for a small group of friends (max 6 adults + 1 cot). The bedrooms are 3 and the bathrooms are 2 + 1 small extra bathroom, so a total of maximum 6 people can comfortably sleep here.

The spacious living room has large French glass windows, which allow you to view the whole garden and country hills whilst comfortably sitting indoors and from the bedrooms too.

The kitchen, dining and living area are all in one open space. There is a big dining table inside surrounded by big windows overlooking the lemon and orange trees. It's lovely to sit in front of the fireplace during the Winter season!

THE AREA
The house is very quiet and is in the middle of the country with only a few neighbors around, but the supermarket and other facilities are only a 10 minutes drive. The Tuscan coast and the beaches are about 20 minutes drive. And the closest bar/supermarket is only 5km away, but you will always need a car to get there.

DAY TRIPS
There is a variety of day trips you can go on:
Saturnia: free entry natural spa (bring reef shoes)
Magliano 10km: restaurants and views
Capalbio 20 km: restaurants, boutique-shops
Orbetello 20km: near the lagoon, shopping
Pitigliano 30km: beautiful, carved out of the rock, delicious food

These are all about 30 minutes away and the roads to get there are full of breathtaking views. The natural hot thermal waterfalls of Saturnia are free and only 35km away.

SIENA/PISA/LUCCA/ROME/FLORENCE
Siena is 1h40mins away by car. Florence, Pisa, Lucca are 2h30mins by car or train and Rome is 2 hours away, by car or by train from Albinia station - which is 25 minutes away by car. A car is always necessary in Maremma.

PLEASE NOTE
In the countryside there are insects. Mosquitoes, you will need mosquito repellent! You may also find wasps, spiders, lizards and sometimes dormice. It is important to keep rubbish closed and throw it out regularly.
Also, It is important to know that in Tuscany there are vipers, poisonous snakes. We have only seen one once in our garden in 15 years. You might see a hare, pheasants and woodpeckers.

Host was flexible during booking process. She also greatly facilitated check-in. Her communication was excellent. The fabulous landscape surrounding the house is not captured in the pictures. The house is well equipped and includes efficient mosquitos nets. Wifi was accessible in the living room mainly but I struggled to download my work emails. Pool wasn’t cleaned regularly. Location is remote but with convenience store and couple of restaurants nearby - perfect for relaxing and safe with young children. We had a great stay and recommend this house, thanks!

Beautiful Tuscan Home

We enjoyed the rustic Tuscan home surrounded by olive trees very much. The pool was fabulous. Thank you Paolina for keeping it open so late in the year. We swam everyday. We enjoyed the many little towns near by. The kitchen had everything we needed. Thank for for the coffee, oil and the many other things already stocked for us. Much appreciated!

Lovely property but needs some TLC

This rural, single level home is in southern Tuscany nestled within an acreage of beautiful olive trees. A large grocery store is located 5km away and short scenic drives will get you to Manciano, Pitigliano and/or the coast. There is lots of parking. There are two pleasant patios in the rear for sunbathing, dining or sipping Chianti. The pool is positioned in an attractive location in the gardens. It was closed at this time of the year but it was clear that some of the surrounding concrete needed work. There is lots of room inside and the place is well furnished and supplied in the style of a cottage. It needs some TLC and improved cleaning protocols. Two examples stand out. Firstly, the wall mounted holder of the handheld shower did not work in all 3 bathrooms; it was not possible to enjoy a hands free shower. Secondly, we were taken aback by the foul smell from the dishwasher when my wife opened its door. Turns out the trap at the bottom was filled with decaying food which had not been cleaned out from previous guests. We had to clean it and run the machine with soap only for 3 cycles before we were comfortable cleaning any dishes. Both of these issues detracted from all the positives and they remained topics of conversation for much of our stay. While here, I highly recommend a trip to experience the ancient Saturnia hot springs, dinner at Trattoria da Paolino in Manciano and a seafood lunch/dinner by the sea at I Due Pini restaurant in Porto S. Stefano.

Beautiful house, clean and well maintained

A beautiful house, clean and well maintained. The description of the house is fully accurate. All equipment necessary to make the stay comfortable is supplied and in good working condition. The pool was also well maintained and clean. Communication with the owners was always easy, friendly and fast. The surroundings are beautiful and the night sky was the best I have seen in a long time (since there is few artificial light around). The pool is a few meters from the house over a small bridge, which made it easy for us to communicate to our kids where not to go alone for safety reasons. All in all, house, pool, and garden are perfect for just spending your day relaxing. As described, the property is located "in the middle of nowhere", which makes much of its appeal. However, within about 20-40 minutes by car you can reach a lot of picturesque small Tuscan towns as well as the beaches around Monte Argentario. The nicest beach in the vicinity is probably Feniglia (just on the south end of Monte Argentario, close to Porto Ercole). It is a reasonably clean, sandy beach with lots of space of which only little is claimed by "stabilmenti balneari". The water is shallow, so an ideal spot for kids to try to learn to swim and build castles in the sand. We also recommend visiting the hot springs at Saturnia and, if you are into snorkeling, renting a "gommone" (zodiac boat) for easy access to Monte Argentario's rocky coast. For lovers of modern art, Niki de Saint Phalle's "Giardino dei Tarocchi" is nearby as well. All in all, we had a wonderful holiday and will gladly come back.

Die Unterkunft entspricht vollkommen den Angaben und Fotos im Netz. Absolut ruhige Lage und tolle Aussicht. Der Kontakt zum Vermieter lief reibungslos, die Reaktionen waren zeitnah. Einziger Wermutstropfen war leider das kühle und teilweise regnerische Maiwetter und die dann notwendige Heizung. Die lief nicht gleich reibungslos, konnte aber doch zur Zufriedenheit in Betrieb genommen werden.

La location è molto suggestiva, con le colline di sfondo alla piscina e grandi spazi aperti alla visuale. Il luogo è silenziosissimo, riservato ma non isolato da tutto per cui a 15 minuti di auto si trova supermercato e altri servizi. la casa è splendida con camere da letto doppie comode e luminose. i bagni sono funzionali. le zanzariere sono molto pratiche e utili per lasciare aperte le finestre di sera. c'è un ambiente unico sala, soggiorno e cucina di grande bellezza e praticità. ci sono vetrate ovunque e si vede un panorama splendido anche da dentro la casa. La casa è arredata come fosse abitata tutti i giorni con libri e altri "segni" di vita vissuta che ti fanno sentire a tuo agio immediatamente. il caminetto fuori permette grandi braci. la piscina è grande e l'acqua non è eccessivamente clorata per risultare gradevolissima. la posizione del casale è ottima sia per raggiungere il mare che per visitare borghi splendidi come Capalbio, Pitigliano e anche l'Argentario. le terme di Saturnia sono a due passi. Per noi la casa è stata una calamita che ci ha spinti a rimanere a goderci il riposo e la tranquillità lasciando perdere code e affollamento sulle spiagge d'agosto. Lasciarla è stato veramente difficile. speriamo di poterci tornare. Paolina è una ospite disponibile e simpatica. nel complesso una esperienza indimenticabile. La consiglio vivamente.

Sehr schönes Anwesen mit großem Pool auf dem Land

Das Ferienhaus in Guinzoni liegt sehr ruhig rund 7 Kilometer von der nächsten Ortschaft Marsiliana entfernt, inmitten von Feldern und Weinreben. (ein Auto ist demnach unbedingt erforderlich, da auch viele Sehenswürdigkeiten der Maremma nicht anders erreichbar sind). Das Haus läst keine Wünsche offen, viel Platz innen und aussen. Großer Pool. Alles sehr gepflegt. (die Moskitonetze an den Fenstern waren auch sehr hilfreich) . Der Kontakt zur Vermieterin Paolina sehr angenehm und einfach. Wer Ruhe etwas abseits der Touristenströme sucht wird in Guinzoni sehr zufrieden sein. Alex F.

Confort et calme au cœur des oliviers

Un excellent séjour. Belle maison suffisamment à l'écart pour un calme parfait, mais facilement accessible. Architecture élégante et intelligente (les chambres au nord pour la fraîcheur, l'espace salon-cuisine-salle à manger largement ouvert sur le beau paysage). Les fins d'après-midi y sont délicieuses, les nuits étoilées. Vaste terrain (qui sera plus agréable quand les arbres auront poussé, pour le moment ça manque un peu d'ombre), grande piscine bien exposée et juste assez fraîche pour la détente. Barbecue, petit potager où on peut cueillir ses tomates. Rien à dire sur les chambres et les salles de bain, tout est récent et confortable. Accueil charmant et décontracté de Paolina et Pietro, absence de formalités (état des lieux, caution) très appréciée. Quelques minuscules détails d'aménagement perfectibles (espace extérieur pour les repas trop exposé au soleil le matin, chaises de jardin peu appropriées au repas autour d'une table, vaisselle un peu chiche) qui n'altèrent en rien le grand plaisir que nous avons pris à ce séjour de 2 semaines trop courtes.

We spent a wonderful 2 weeks in this great place! The description fits very well the property, with a private pool and stunning country views. Everything I could imagine was available, the location is in a very relaxing and quiet area. It was also perfect to visit places in the Maremma region, like Pitigliano, Capalbio, etc... 5 stars from us!

Great holiday !

In one word: fantastic! That's how we would describe our 2 weeks stay at Soleanda. The rural setting of the house is great, and the house itself offers everything you need for a comfortable stay. You enjoy the cosy and inviting holiday home, the beautiful private garden, the large swimming pool and the great views all for yourself... without having to share it with others! Decoration is simple, but tasteful and not impersonal. The house was very clean on arrival. Fresh bed linnen and towels are provided. A housekeeper came to clean the bathrooms and change the towels and linnen after a week's stay. The pool is well maintained. There is wifi, so if you really can't resist you can stay connected to the rest of the world ;-) The region has striking places to visit: Pitigliano, Capalbio, Sorano, Talamone, and Monte Argentario with the nice marinas of Porto Stefano and Porto Ercole. For those who don't mind the distance there is of course also Rome, Siena, Volterra, San Gimignano... and the fabulous Civita de Bagnoregio just over the Lago di Bolsena. Good to know also is that there is a train station 5 min. away from the house, from where you can easily travel to Rome or Pisa. So you don't have to bother taking the car and looking for a parking spot in those very crowded cities... Just take the train, and it will drop you in the center of the action ;-) Paolina and Pietro are extremely helpful and concerned about the wellbeing of their guests. Communication is perfect, and you understand right away that they would try to solve any problem that might occur, to make your stay as joyful and relaxed as possible. The house as well as the Maremma region exceeded our expectations, so we would be happy to recommend it to everyone! Thanks again for a wonderful holiday!

Perfect!

Чудесная вилла с дружелюбными хозяевами!  Без машины не вариант. В отличие от остальной Италии не надо сортировать мусор. До моря 20 минут на авто, куча пляжей. Бассейн спасет вас от жары (были в августе), есть подсветка и лежаки. Для 5 взрослых достаточно отдельного места каждому. Супермаркеты со всем необходимым включая местное вино по 6 евро в радиусе 15-30 минут. Рекомендую всем, кто хочет уединения.

Perfetta come da descrizione

La nostra vacanza è stata perfetta, la Villa era come da descrizione e foto; ci siamo trovati molto bene. La proprietaria non era presente, ma sempre disponibile telefonicamente per qualsiasi necessità. Si trova in una zona perfetta per visitare l'entroterra con i suoi bellissimi paesi e borghi medioevali e poter andare anche al mare.

Nice house, with lovely pool

We were two families (4 adults & 4 kids) who stayed for a week in this well-kept villa. Upon arrival, although we arrived late at night, we were greeted by Paolina and handed the keys. She had also arranged for some basic food supplies, a nice touch. The house met our expectations, clean, well equipped and with a large pool. Four good-sized bedrooms, three bathrooms with showers, complete kitchen a two patios. An extra benefit was the kitchen garden were we could pick our own sun ripe tomatoes and fresh herbs. Another appreciated facility was the two-car carport/sunscreen since it was extremely hot this week (up to 38 degrees). The only minuses are for the neighbors barking dogs and the need to clean the pool for insects every morning. A car is needed to visit this house, and examples of nice excursions (within 45 minutes) to do are visits to Pitigliano, Monte Argentario, Feniglia Beach or the Scansano wine district.

I am a Physiotherapist from Rome, which is where I live. I often spend weekends in Guinzoni during the Winter. The Maremma area is where many of us Romans love to spend our free time all year round to take a break from the city life.

The Views: you can enjoy views from indoors as well as outdoors

The Strategic Position: away from it all but only a short drive to Marsiliana (bars and supermarkets) and less than 2 hours to Siena, Lucca, Pisa, Florence and Rome.

The Privacy: we are one of the few properties in the Maremma countryside to have a private pool. No sharing with other guests (because there are no other guests apart from you!).

What makes this property unique

This house (and another house in the area) was built by my father about 10 years ago. He imagined the house of his dreams and this is the result.

Anyway, surely the reviews of our past guests are better than my description.
