Refrigerator ice maker didn't work properly and leaked in the floor. The mattress on the king bed needs to be replaced. Very uncomfortable.

Loved our stay

A 5 minute walk to the white sands of Captiva and 5-10 minute walks to the Mucky Duck, great pizza and great Mexican fare. Convenient small grocery store is also a 5 minute stroll. We walked from our beach location towards South Seas location. Saw many osprey as well as some bald eagles.

The house is immaculate and perfectly set up, well stocked with beach essentials. The housing complex is also so beautiful and convenient to everything! It was pristine with everything is good working order. I can’t wait to come back again soon! American Reality of Captiva is extremely professional, well organized, and easy to work with!

Beautiful Sunset Captiva

Reviewer Comments: Things that were great about the rental property were the beach chairs and umbrella, cooking essentials and tableware, and comfortable beds/pillows. Things that would make the stay better would be comfortable seating on the lanai, two working fans on the lanai, lanai doors that sealed shut with a lock, blinds or window coverings in the living room area, updated living room area furniture with more seating, proper sliding door coverings in upstairs bedroom, new sliding glass door in upstairs bedroom, proper window coverings for sliding glass door in downstairs bedroom, keyless entry for door, and upstairs bathroom waste basket.

Wonderful House, Poor A/C

I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: We love staying at this house, but we cannot go back. The A/C was so poor that the inside temps exceeded 90 degrees on three consecutive days. I emailed ARC and left a message on their phones, but they never responded. I did find Albert exceedingly courteous and reassuring, but the broken A/C inhibited is from relaxing for several days. We could not use the stove or be in house for most the afternoon and evenings.

A Return to Paradise

Dirty!

Overall, I do not recommend this vacation rental. Reviewer Comments: We have rented in Sunset Captiva for over 35 years. My grandparents own a home there as well. There are many of us that rent here throughout the year. Usually rent from Royal Shell this year first year with American Realty. Upon our arrival the house was very dirty, and smelly. There were clumps of hair on the floor, floors clearly were not swept or mopped before our arrival. The comforters had stains on them, as did the master bedroom floor. I have pictures of all of this and happy to submit them. This house was filthy. Our trash was taken out. Toilets were still dirty, and dishes that were put away (like they were clean) still had food on them. I have pictures of this as well. In addition, the toilets did not fill and the air everyday would climb to 81 when set at 72 in the house. At night it would be back down to 71-72 but clearly could not keep up. Lastly, the roach black combat hotels were everywhere in the house are not working as we saw multiple roaches throughout our stay. Our last morning, at 8:15 my daughter was sleeping and was awaken by a man claiming to be housekeeping. He apologized bc he thought the house was empty and left. This obviously startled by daughter as check out was at 10! Unacceptable. I would like my deposit back @ the very least. Needless to say not sure I will not be staying in 22 again and not sure I will rent from American Realty if this is their standard. Disappointed.

The house was in good condition and most areas were nicely updated. The kitchen and island were so nice as was the large porch we could dine on! The management company was so helpful from the time we booked to a flawless check in to getting us an extra key ASAP when we needed it. Sunset Captiva is the perfect place for young kids, with easy access to the oool, beach, showers, grills, and tennis/pickleball courts. Great place! We hope to be back soon!

The location is probably the number one positive, as it's walking distance to the neighborhood pool, the private walkway to the beach, and also the main commercial area of Captiva with restaurants and shops. Barely used our car all week!A/C worked very well to keep the home cool on hot summer days. Kitchen was well-stocked with everything you need. A bunch of beach gear (umbrellas/ tons of chairs) in the storage area underneath the home. All in all, great place for a quiet week at the beach with the fam!

It suits our needs. It is always clean and close to the beach (where we spend the majority of our time). The staff at American realty are always helpful and professional. We would rent this property again.
